Property Ratings at Oxford Place - The Reserve
Oxford Place is hands down the worst place I've ever lived. From day one, it was a disaster—I walked into my new apartment to find shattered glass all over the floor. That should have been my first warning. The buildings aren’t just old; they are dangerously neglected. Part of the roofing fell off and was never repaired, despite my multiple reports. The ventilation is awful, leading to severe allergy issues for both me and my partner. One summer, I had a mite infestation for about six weeks because management never sealed cracks in the window frame and walls before I moved in. The exterminators couldn’t properly treat it because the mites were in the vents, so the “solution” was double-sided tape on the walls and vents. Then came the roaches that lasted for months—the first exterminator didn’t even know what kind they were and couldn't identify them. Eventually, a new exterminator identified them as German roaches coming from other units, requiring months of weekly treatments. Basic living conditions were unacceptable. Hot water lasted barely 15 minutes, making showers a nightmare for multiple people. The garbage disposal stopped working every couple of months until they finally replaced it. Communication was non-existent—I once woke up to maintenance workers standing on my third-floor balcony with no prior notice. Another time, they entered my bedroom while I was sleeping one morning during a yearly maintenance check, then never actually completed the inspection. The management and staff were another issue entirely. Employees gossiped about tenants, some racially profiled people at the pool, and others were just flat-out rude and condescending. When I escalated my infestation issues to Peak Management, I quickly realized they are basically a shadow organization with no real way to contact them. I also had a neighbor with a hallway security camera that kept track of when I was home, and another who smoked and blasted music loudly for months before management did anything. Also, be extremely careful with these Google reviews. Some of them are literally the employees trying to bump up the score.
We love everything about living here. Kim at the main office made our move in experience super smooth. Being able to pick out exactly what unit we wanted because of the new build was amazing. I love the small details in the apartment including the automatic walk-in fan in the bathroom, as well as the blindfolds which are super modern. The small details make this a great place to live. We also feel that we're getting a good deal for the location and how modern the apartment is. Something we would love to see is an upgraded gym and more parking spaces.
I looked at a lot of apartments when I moved to GR. I talked to a lot of people. The Reserve absolutely fit the bill! The office staff is wonderful. Maintenance is spot on! My apartment is beautiful! I have a 2 bedroom,2 full bathroom unit. I have an 8 foot quartz topped island in my kitchen. Great for entertaining. It is very quiet considering how many people live here. Highly recommended.
These apartments are absolutely gorgeous! For the price, they are a great value in a great community! However, living with nearly constant marijuana odor and excessively loud music from neighbors makes these apartments a significantly less luxurious place to live. Unfortunately all the office has done to address these continuous complaints is inform the resident in question of the complaints, which she denied (who wouldn’t). Our neighbors have a constant stream of visitors coming and going, sometimes lurking in our stairwell which makes us feel very unsafe. We love these apartments, but our neighbors unfortunately make living here totally uncomfortable. Apartment shoppers beware- if you consider The Reserve, you will live in a beautiful apartment with less than beautiful odors, sounds and neighbors.

We have taken this complaint very seriously and management is working all angles, within the law, to resolve this issue. Please be patient with us as we are trying to rectify the situation as quickly as we can. On a positive note, we are happy that you love your apartment home and hope the rest of your experience is positive.
Absolutely love my apartment. The Reserve apartments are beautiful and so cozy. The office staff are always so welcoming and are willing to help with any question or concern. They always have snacks and coffee ready in the Clubhouse and have monthly events for residents. Also, I feel completely safe in the community
