Property Ratings at The Reserve at Research Park
If you decide this might be a good place for you to move in, please think again. This place is absolutely trash along with the constant changing leasing team and management. Nothing will ever get done especially if it's an emergency. You literally have to go down to the office and harass or beg them because they refuse to answer the phone or someone just hangs up on you. We've been living here for about 4 years now and it's just been a neverending train wreck. One of the units we lived in before we transferred to a new unit had one of the water heaters going out on us. After we inspected a bit, we found that half of the water heater closet was half filled with black mold. And of course the water heater and AC are in the same place so you know it's blowing some of that mold out into the rest of the apartment. Once somebody could be bothered to come out, they noticed it had been so neglected that it ate away at the flooring so severely that it looked like it was close to falling through to the downstairs unit. God forbid you try and talk to them about the issues in the office. They'll either ignore you or give you an attitude when you prove them wrong on everything they're giving you an excuse for. Also don't expect to see a manger because they'll almost never talk you or address things themselves even though that's their job. Also if you look at their reviews closely, you can see that they reviewed and commented on their own review to cover up all the real and horrible ones people have left. If you see a five star review, it would be wise to ignore it and just pay attention to all the negative reviews as everything in them that's going on is 100% accurate. Since the 4 years we've been here, I think they went through at least 4 different management and leasing staff. Got so bad that they literally had to split up the apartments into 2 different communities and separate staff and management because they failed everytime to manage these apartments. They've also been through multiple different owners to which never mattered because they were just as useless as the last one. Also if you like having running water think again. Water will always be turned off with barely any notice on a weekly basis. They hire the most crappy contractors who just put a bandaid on everything since the management is so cheap and doesn't spend the money for actual repairs and not just a bandaid. Also be prepared to be infested with bugs and never have pest control come by.

AVOID IF POSSIBLE !!!!!! I could write a BOOK and probably make a movie on all the stuff me and my fiancé have been through. Please avoid this area, they are very UNPROFESSIONAL! DO NOT keep their word & very nasty apartments. Just about ALL their apartments have mold & leaks with a lot more issue. Please avoid!

If you decide to move here, against all sound advice to the contrary, please do so with awareness and understanding. Your maintenance emergencies will not be handled as bonafide emergencies. There will be times, that you will not even be able to speak to anyone. You will call, and get no response. You will leave messages, to no avail. You will be able to count on, however, emails, explaining, ad nauseam, how to adequately decipher the difference between an emergency and non-emergency as it pertains to maintenance issues. This, is necessary I’m sure. I’m sure that residents complaining about maintenance issues, after categorizing them incorrectly, is the main issue. If only there were a better system in place they would know if the issues they were ignoring were big issues or small ones. I am not aware of any concerns being prioritized whether emergent or otherwise. Though you may never see a resolution, especially if it’s a leak, at least you will be well-versed on how to properly submit your maintenance issue. If my ongoing leak is being “handled” I would hate to see how NON emergencies are prioritized. I don’t know what to do as I watch my ceiling slowly deteriorate as cracks form an the drywall gives way a little more each day. Oh I know! There was a recent email about how backlogged they are with maintenance requests and how it’s best to exercise patience and understanding in these situations.. I’ll reread that as I wait for a response. Absolutely absurd. Don’t move here unless you are both patient and wise enough to know about maintenance issue prioritization .. because you will definitely need both in order to survive.

Upon move in I did not have WiFi for a month for what was supposed to be a WiFi-ready apartment, and when I told management they told me to deal with it and they could not do anything about it. We have had someone try to break into our apartment, a shooting right outside our door, and my car was rummaged through and robbed. If you need maintenance, you are better off doing it yourself because they will not show up for months. A neighbor of mine also had to call the cops at one point because one of the maintenance crew was making her feel uncomfortable. The website prices are also incorrect, and they charged us about $300 per month than what it said online along with hidden utility fees that we found out about two months into our rent. The floors are roll-out and very cheap, and the granite countertops seem to be put together haphazardly. If you live in the bottom unit of a building, you will also hear every step your upstairs neighbors make. There are plenty of other apartment complexes that are nicer quality and not as expensive as this place.
This neighborhood is not worth the money and they undercut residents with back door and quiet fees… don’t have guest over either they might get towed if not parked in a certain space.. DONT MOVE HERE
I have lived here for 5 or more years, and I just love it. The staff is excellent, and the property is beautiful!
Very unsafe area and the management is exceptionally unconcerned. There’s a loud parties too. Not a quiet and safe place to live if that’s what you’re looking for. There have been 2 shootings since I have lived here, countless break-ins and a lot of repairs that never seem to get fixed. Do not recommend.

There have been two shootings in my building since August and my car has been broken into. The most recent time, a young lady’s car was shot up and damaged beyond repair, and the bullets went through her car and hit my own. I’ve spoken to the office about my concerns for safety and they in so many words told me that safety isn’t their problem. It baffles me how concerned they are with having trash cans placed inside units, yet are unconcerned with blatant property damage. 0 Stars.

We have been living here for seven (7) months. The staff is friendly, the public areas stay clean, I feel safe, and our maintenance man (Patrick) is always fast and thorough.

The apartment has mold in the HVAC. I have reported this to management since I moved in 4 months ago and it has not been addressed. I reported this in person and they did not add it to the maintenance system request so it looks like I never reported it. This place is making me sick

The rudest people I’ve ever had to deal with, and that’s coming from a seasoned retail/food service employee. I was called one day by the office manager while I was at work and was told “wake up! it’s the morning, I need you to speak up, you’re an adult” since I was talking quietly since I was AT WORK in a CUBICLE with people on either side of me. I’ve seen the creepy guy on a golf cart who supposedly works there taking photos of residents from a distance, very Big Brother and not okay at all. In general just a horrible experience dealing with anyone in charge. Nothing but rude, meaningless conversation with an attitude of intimidation and putting the resident down. No wonder tenants are moving out so fast.

My apt got broken into. I'm in a newly renovated apt but it goes to show you they'll just fix up the exterior with poor quality just to make it look nice. It looked like it took little to no effort to break into my door while I was away. I went to the leasing office when I found out and they couldn't even get ahold of the security officer that's supposed to be on site! This is not a safe place to live. They claimed my door is fix but it just looks like a cheap repair job. Not to mention when it rained my floors were getting flooded! The tubs spit out black stuff and leaves stains. 0 stars, if you want a safe place to live don't come here.

I have NEVER seen any apartments like these pictures and I’ve lived in a few different buildings. Do not be fooled... plus I see a roach everywhere I walk and our apartment is always clean! I’m afraid for the day I see a roach in my daughters crib!!! I’ve also woken up to maintenance men coming into my apartment and the office never notified me they are supposed to be there...

When I moved in the bathroom wasn't even clean and there was residue in the washer. I moved out and was charged $800 dollars for a small carpet stain. I would never revisit this place again. MANAGEMENT has no customer curtesy at all. Please fire the management, I have seen 12 different staff/ employees go in and out, and I sign a 6 month lease. MANAGEMENT is not worth the convenience. Everything is available for a reason. Luckily they are building new apartments across the street. I guess the complaints worked!

While they were resealing the car lots, our vehicles were towed due to a lack of communication to us. This caused us an unnecessary bill of almost 500$. Our vehicle is registered witht he complex so it would have been easy to call, or even knock on the apartment door and we would've quickly removed the vehicles. Instead due to employee negligence, the cars were towed. I even asked if they could do anything about the bill, because it was so expensive, and they wouldn't do anything about it, not even part of it as a credit on our bill. I will be taking my business elsewhere when my lease expires. I've had many friends tell me that they've only heard bad things about this complex but, I decided to go with it anyway, should've listened.

I lived in the Reserve Apartments for little under a year and it had been a series of situations that could have been easily avoided if the complex (and their maintenance team) had simply done their jobs. From the months of October through March, I put in six different requests for them to repair the heating/ac unit that froze up at the beginning of October. Where I came in and was greeted by a dehumidifier, a fan, and a window ac unit in my apartment. It seemed that my ac froze up and flooded the downstairs unit and yes, they came in and did their job. But they failed to complete the job. My power bill was through the roof and I was told that they would take something off of my rent to cover the difference. They had to have three months worth of energy bills to see the difference in the bill. It had to be three months worth of power bills prior to the event in question. I moved into the apartment in September. There was no three months worth of bills for me to give them. Which means there would be no reimbursement for their mistake and failure to finish the job. Throughout that time frame, I dealt with sarcastic repairmen who claimed that it was fixed but didn’t bother to check the unit. Instead, he left a note that simply read to raise the temperature in the apartment turn up the thermostat and vice verse for lowering the temperature. I didn’t get my heat fixed until January when I finally called the emergency maintenance line because the temperatures outside were in the negative numbers and my heat wouldn’t get any higher than 55° inside of the building. My air conditioning wasn’t fixed until mid-March but I put in that work order in February only to be told they will get to it when they can (there were over 30 units in the complex whose air was out at the same time.) The long and the short of the review. Beware. It takes more work for you to get anything handled by the maintenance than it might truly be worth. Expect an average turn around time of about two weeks for the maintenance to get back to you. And don’t believe them when they say they will get back to you when dealing with money. However. I will say that the office staff has always been polite and kind. They were very sympathetic to the plight of the renters but there was very little they could do, but they did what they could.

Everyone that works in the property management office is inconsiderate and unorganized with terrible communication skills. Completely unprofessional and when residents ask for reasonable things like pest control for giant cockroaches they expect people to wait weeks for anything to be done. All of the “sparkling pools” they boast and you see in the picture here are either filthy with little to no upkeep or under construction. I would never recommend anyone live here. They nickel and dime you and then do nothing when there are problems that need attention.

This apartment community is over 30 years old, and the apartments look their age. The appliances are old, stained and dated. The cabinets smell of water damage and decay. The outside is awful due to unkempt leaves, mud covering the parking lot and potholes everywhere. Residents are paying too much money for these outdated apartments. Residents are required to pay for garbage service that is horrible. There is garbage dropped on the sidewalk and ground every single night. The lease end date is not soon enough. ??

- They are shameless about piling up silly cleaning charges on move out. I owed even after they devoured my security deposit, and I cleaned it better than they did when I moved in. $15-20 per undusted light fixture/surface? What a scam. - They will try to charge you for pre-existing issues when you move out, so make sure you document these carefully on move-in day. - Non-emergency maintenance requests are ignored. The only way to get a request filled is to be obnoxious and re-file it every day. I let issues collect due to the trouble of getting them filled. - The main pest problems I encountered were cockroaches and carpet beetles. Be prepared to take pest control into your own hands. I installed extra sealant around two of the doors, air ducts, as well as various other holes under sinks and so forth. I also regularly changed bug traps and sprayed (a probably unhealthy amount of) chemicals. Despite these efforts, expect to encounter plenty of pests. - Take the garbage out at the start of the week before the dumpster fills up and there is no space left. If you're using the new garbage service they are making everyone pay for, be sure to take your bin inside the next day or you'll be fined.

This apartment is great for the recent grad that is seeking to start their mature, adult lives at reasonable rate. The apartments are spacious with large walk-in closets, bedrooms, and living room. Its close to many up and coming restaurants, clothing stores, and there is a Target with Starbucks within walking distance. I love being able to use the track, tennis courts, and pool/Jacuzzis. When you become a resident, you have access to a very large clubhouse for functions ranging from work to pleasure. Its as if they made transitioning into being on your own a smooth process.

I love my new apartment. It's spacious and great for the money. I had a few minor problems and one major problem (the air) but maintenance came out and fixed it and everything is great. I love the location. And distance to the highway and the rest of Huntsville.
