terrible property! roaches, amenities suck, and communication is terrible. rent is not cheap enough for all the issues.
Move in was excellent and the staff was helpful and took their time with helping me with everything. Apartment was nice and big and spacious and I love the layout. The washer and dryer was an added plus and I loved the fact that they put firewood in the fireplace for us to use. You can’t go buy every bad review you definitely have to try it out for yourself. I love it
The apartment is spacious and most are recently renovated, but management is horrendous. We have had a leaky fridge for almost a year and it has not been fixed despite multiple inquiries. The stairs leading up to our apartment broke when we were moving in, injuring me and management did nothing to make it right and it took months for them to come fix the problem. There is constant trouble with mold and rot around the apartment and the overall property. Additionally, the other residents do not pick up after themselves or their pets, leaving all grass areas and the dog parks disgusting. If I could leave zero stars I would. Save yourself the trouble and look elsewhere.
Me and my husband are on the search for a new apartment. Reserve at Ridgewood is on my top 3. The dog park was one of my favorite amenities and the staff at the office seemed to get along great. The lady who did the tour was friendly, knowledgeable and sweet. This might be the one for us!

I truly cannot stress enough how much you should NOT sign here. The location is fantastic and the apartments are spacious, but it's not worth it. Where do I start? It took maintenance 7 MONTHS to fix the timer on our dryer, which I only figured out didn't work when I left the apartment, drove to Athens and came back HOURS later to the dryer still on. It was a huge fire hazard and literally could have burned our building down that day. I put in maintenance request after maintenance request, and they kept saying they'd order the part or had to have a specialist come put it in (????). Seven months. On MANY occasions the trash compactor was broken and the entire front gate entrance area was overrun with trash. It smelled and was a huge eyesore. It would sometimes take days for them to just get a second dumpster out, and it would take weeks to get the compactor fixed. There were a few noisy people, but not many. Expect smells from multiple types of smoke. People don't pick up after their pets and leave cigarette butts all in the grass. Now for the best part: we actually wanted to sign a new lease -- but for a different unit. 60 days before our lease was up, I went to the leasing office and was promised a certain unit. I heard nothing for months, only to discover two days before the day I was told was our move-in date that they rented it out to someone else and we would have to wait another month to get another like it. They dropped the month-to-month charges but did not price match the unit. My whole house was in boxes; I had transferred my utilities and lined up movers. This runaround continued for another month, almost a month and a half until we decided we just needed to leave. The majority of the leasing office is okay to deal with, but my very first interaction with the manager included me waiting outside of her office while I listened to her yell so loudly at someone on the phone about their proof of renter's insurance that the leasing office was echoing. I figured then that this wasn't going to be an overly pleasant experience. Sad to say I was right. Absolutely abysmal communication skills all around. I'm glad to be out.
You will regret living here. Everyone moves in and start to see all the problems unwind. Management and maintenance are impossible to get a hold of and take forever to resolve the simplest issues. I can’t want for my lease to end so I can move out and live in a better community.
I recently relocated to Atlanta from Houston. I was really spoiled with the apartment I leased in houston and was afraid I wouldn’t find a place that measured up. Before covid hit I had looked at several places and The Reserve was the only place I loved. When covid hit I stayed with family but when things settled down I started my search again. After looking at apts that may have offered lower rents they also were lower quality. Happily I ended back here and rented a great one bedroom apt. I was really sold on the fireplace, screened in patios and the layout. It feels more like a small home than the average apt. Yes there are some negative reviews to be expected but they are not my experience. Kimberly and Demi could not have been and still are, more attentive. I haven’t had any pest problems, the parking spaces are plentiful and large and the property is very well lit. My apt is quiet, the grounds are nicely kept, and the minor maintenance issues I’ve had were quickly resolved. I have no problem recommending the Reserve at Ridgewood.

I was already dissatisfied with my apt ,have been patiently awaiting my lease to expire , have e-mailed management about predator activity at night between cars , nothing was done about it , well now to add to the list of negative experiences 25 cars broken into in 1 night , this complex makes more than enough money to secure this place , but we see its not about “OUR “ property it’s all about “THEIRS “ !

I've lived in here from May 2017 to May 2018. And again from Oct 2019 to Apr 2020. The Management keeps changing very often and you get poor response from them even if you step in to their office. In May 2018 while I moved out they added some damage charges and when I asked them the proof they said they lost the Camera Memory card. For this year, we moved out on April 30th 2020. Today got a letter saying we need to pay 500$ for Carpet Damage. We lived there for approx 6 Months. And I was staying alone for 1.5 months and later my family joined. While moving out I made sure there were no damages to Carpet or other items. Today when I called them asked them for Photos/Videos they told some one already started living so they can't do anything. The person I spoke with today told she needs to reach out to the one who added this charge to me who is out of office today. And they will update me on Monday. This is ridiculous and not acceptable. Though the floor plan and amenities are good I will not recommend this to anyone. A Total disappointment.

We ended up driving into The Reserve after our last lease fell through due to a roach infestation at another property. Sandra and Erica were absolutely great at answering all of our questions and were even able to give us a tour of the unit that was available for rent. We were a little gun shy to commit to a place since we have had such a poor first experience with the other property as well as being new to the area (we are relocating from Chicago). They gave us a few days to think about everything and were not pushy when we needed more time to consider. When we came back again Erica showed us around the property again as well as the unit, and even looked up the pest complaints for the last few years (even before she was the property manager) on the building, and there were no pest complaints. Everyone in the office was super understanding and answered every question we had and more. At the end of the day we ended up signing the lease and finally get to move out of the hotel we are currently living in into a home! They even had a welcome home gift of small starter supplies like dish soap, toilet paper, and laundry detergent ready for us. I wish we had this great experience the first time around, but glad we got it the second time around!
This apartment complex was marginal three years ago when we moved in and it has gone progressively downhill since then. The leasing office staff are unhelpful and non-responsive and the staff rarely stays around for more than a few months. The maintenance crew is poorly trained and completely unmotivated to complete even the most urgent of repairs (leaks from the apartment upstairs took days to stop to leak and weeks to repair the damaged walls and ceiling, an electrical short impacting multiple light fixtures and outlets took almost a week from the date of the complaint and flooding through the front door on every hard rain took almost four months to repair even after black mold developed in our entryway). This is a "gated community" but the security gates are broken and locked open at least 10 to 15 days a month. The grounds and building exteriors are poorly maintained once you get past the entrance to the complex. Despite these shortcomings, rental rates have gone up by almost 20% over the last two years with another 20% increase slated for this year. I couldn't recommend The Reserves to anyone.
My apartment is overall ok but I am roomating with my child so I don't have more details. I'm hoping to win and get my own apartment herr.
