Property Ratings at The Reserve at Stone Port
I have been here in the reserve since the beginning. I am either the longest running tenant or the second longest running tenant. I have lived in 4 of the current buildings and on multiple levels. First and foremost The Reserve is the premier apartment complex in the Harrisonburg area. The neighborhood is a quiet very safe place to live. There are multiple law enforcement officers from several jurisdictions that live and park their marked units in the complex. The Staff, Kehris & Erica are way beyond staff. They not only know your name but they know you. As my needs have changed they have made the accommodation for different living accommodations. These transitions have been made seamless and effortless. The maintenance staff is professional and positive. They are part of the community. They know your name. They know you r needs and the response is quick and accurate. The grounds are always like a top notch golf course. The ability to live stress free is worth the rent and then some. If you are going to look else where you will be wasting your time. We have 2 pools, a putting green, a car wash, a basketball court, and all the special events that are conducted for the entertainment of the residents. This is a kid friendly and dog friendly residence. You can hear the laughter of kids playing in the summer. The splashing in the pools. There are so many great dogs to make friends with. In short. The reserve is the total package. The staff, the residents, and the people make this a great place to live and work.

Reviews like yours make our day! Thank you for awarding Reserve at Stone Point with five-stars. The fact that you have resided in our community since we opened speaks volumes. Our goal is to offer the very best in apartment living, from our dedicated staff members to our beautiful amenities. We'll remain committed to your satisfaction for as long as you're a resident with us. Thanks again!
NOISE LEVEL: high, the walls are very thin. PRO TIP: only live on the top floors or you will hear everything above you - management will not interfere to help with loud upstairs neighbors, even with video evidence. PARKING: awful, we have no parking regulations and everyone knows that and takes advantage of it. PRO TIP: doesn’t exist really, the management will not work with you on this or take resident suggestions. WORK AROUND: never leave your apartment except during office work hours to ensure parking at your building. COMPLEX CLEANLINESS: lots of dog poop, trash, and red paint chips that come off the curb create a nice fair ground look. PRO TIP: don’t have pets or keep pets inside at all times so you don’t step in poop, so they don’t choke on trash, or get lead poisoning. PORCHES: beautiful and spacious, and nice to be on until your upstairs neighbors dog hair and excrement rain down onto your porch/ruin your furniture and put your allergies on blast. PRO TIP: again, only live on the top floors or you will have everything from above raining down on your porch, your things, and you. MANAGEMENT STAFF: full of fluff and excuses, generally won’t fix anything except with band aid approaches, will not take your suggestions or even consider them, no amount of evidence for anything will lead them to make changes. PRO TIP: go above their heads and reach out to corporate, they will actually listen to your problems and work to create positive change. COMPLEX RULE ENFORCEMENT: LOL. NON-UNDERGRAD STUDENT HOUSING: LOL. PRO TIP: maybe just don’t live here, it’s no better than any other complex around here even though they claim to be. @management: don’t reply to this like you want to help. I have made my problems known and nothing has been done about any of them.
In a time such as this, COVID19, finding a team that is still friendly and personable seems to be unheard of. You just get a sense of the staff always greeting you with a smile even if it is over the phone! They are quick to attend to any problems that arise. Making the experience one of their top priorities. They truly have been great to work with!

We truly appreciate your five-star rating and compliments about Reserve at Stone Port. On behalf of all who strive to make our community special, thank you for your review.
These "apartment homes" were advertised at set prices. The one bedroom was supposed to be $885 then 9 months later when they actually have some ready they are suddenly $1275! The apartments are not managed well at ALL!! Grounds are unkept and unfinished. Why would someone pay so much money for garbage? That is what this overpriced, poorly managed and unfinished complex is. Just drive thru and you will see how unfinished this place is and how unhappy people are. Management is HORRIBLE!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! to say the least. Maybe if they clean house and get professional management, finish the grounds as promised and adjust their prices as they were in the beginning then maybe they can get a 50% positive rating. I don't see it going any higher than that.
The Reserve at Stone Port is a new "luxury" apartment complex in Harrisonburg, Virginia. A lot of my neighbors and I are extremely dissatisfied with management thus far. They have been charging a very high rent and the amenities are still not finished halfway through our leases. Almost all the buildings are finished now, and there is still uneven, muddy asphalt in the entrance that is often crowded by construction vehicles. Construction noise has been constant since they first allowed people to move in during the winter. They actively advertise the dog park, basketball court, putting green, and fancy recycling center. Again, they opened in the winter, and the recycling center still isn't installed. They haven't even gotten a temporary service in the meantime. The basketball court has not been touched in 8 months, nor has the putting green. They didn't finish the dog park until months after they let people move in. Management requires separate applications (that means separate application fees) for married couples. They require separate credit checks. Each person who moves into the community must submit to a credit check and must turn in either two months of their pay stubs or their transcripts to show they are a full time graduate student (no undergraduate students allowed). Management is completely uninformed at all times. They either "don't know" answers to questions or they flat out lie. Overall, if rent wasn't exorbitantly high, then none of these would be that big of a deal. They charge a high rent and lie about construction progress. They emailed residents to say "Do not hang or place bathing suits, towels, brooms, mops, rugs, etc. on your patio/balcony or in front of your apartment.", "If you choose to decorate your balcony for a particular holiday, please remove decorations within one week after the holiday.", and "You may not use towels, sheets, blankets or any other coverings over the windows to darken rooms. You must leave the provided window shades (mini-blinds) on all windows and doors.”; yet they don't clean up trash on the ground in the complex....because that makes sense.
I am in a brand new apartment, it has all the amenities that is current. Although the best part is of course the people. We have met some great new folks, and have been very impressed that the complex is trying to oversee all of the new buildings as well as their on going punch list. But are doing a wide range of activities for one and all to enjoy. Like a meet and greet, a ice cream social, a outdoor movie night, and a wine tasting night. with lots more to come. So if anyone is interested in a new non-college experience apartment these should be at the top of your list. Thanks Russ C.
