Originally named Howell's Crossing after a cotton merchant named Evan Howell, Duluth was renamed in 1871 after a flowery speech given in Congress by Rep. J. Proctor Knott condemning the expansion of the railroad to Duluth, Minnesota as wasteful. The over-the-top, tongue-in-cheek description of the northern city inspired residents of the Georgia town to rename their community Duluth. Today, Downtown Duluth is a busy, attractive suburb of Atlanta, offering a variety of shops, restaurants, and entertainment.

I moved into this community back in 2022, the initial process was smooth and staff was very helpful, The community has a nice amenities and easy to het access for it.
Great at times. Need to update appliances for those who have been here for a while . Landscaping could be updated. Other than that it’s good with living here.
Neighbors are great and friendly. Staff always willingly to listen and help. Maintenance is great. The community is awesome the stores and malls are close. Great place to live.
Approaching 4 years here and I still enjoy living here. The staff as a whole are great and responsive and professional. They are attentive to listening to concerns and take care of the property which is a big plus!
Lived here for 3 years now. Enjoy the area and community. Everyone keeps to themselves. Neighbors are pretty loud but I suppose that's what happens with thin walls.

Nice complex…..normally pretty quiet. The electric and water bills are high for a 1BR apt. The office and maintenance staff are nice. I enjoy living here.
Even though there were bumps along the way, Devin ensured to take care of my direct needs and offered the best customer service possible. I was completely new to this process and probably asked more questions than usual, but she made sure to provide peace of mind throughout everything. Definitely recommend her and this wonderful community! I'm so excited to call this place my new home!!
I have been living here for 3 years and have zero complaints. It is a nice and quiet community to live in. The amenities here a great as well.
As a resident for close to five years, I would highly recommend these apartments to someone. Whenever there’s an issue with apartment, they usually send maintenance to check out within a day or so. The only down side is the raising of rent to meet “market value” pricing.
So far I love this quiet community, luxury pool, playground for children, car wash, and the sweet location of this apartment. It is very safe and surrounds many local businesses and shops. These apartments are high quality and more spacious than I originally expected for the price. The only downfall is that you can hear squeaky noises on the second floor from when people walk on the ceiling from time to time, but other than that I love it here & couldn't ask for a better experience!
It's worth it! We live in building 5 and it's perfect. We are super close to the tennis court and it's quiet outside. The Infinite Energy Center noise doesn't really bother us and it's only on weekends anyways. The construction yard isn't bad either. It's always clean on the grounds here and the buildings are built well. Overall, we have a great experience. It's more expensive here for a reason. This is not one of those apartment buildings that are neglected with managers who aren't paid enough to care. It's worth it here.
Aside from some amenities being unavailable long term (which we are not being charged for), this place is perfect. Every time I see people on the golf carts touring with one of our managers, I want to tell them, "Just move here. It's worth it." The managers are great and very responsive. They care about the complex's reputation.
So far I’ve been impressed with how helpful everyone has been, the complex is clean, well organized, and the unit is spacious. The appliances work great, good lighting, and it is very quiet at night.

I would suggest they live on the top floor. Also, rental rates if they increase then I would suggest they just try a brand new apartment for these outrages rent prices where they don't have to show income of 3.5 times the rent.
I rate this a 4 because I am having problems with trash pickup and the onus has been placed on me to contact the company as if I have an independent contract with them. Second, options are needed for internet and tv service. Spectrum is the absolute worse in the industry; everything about them from their remote controls to their extremely slow internet service is obsolete and yet you allow this monopoly to remain at the detriment of your tenants.
Maintenance keeps up with the apartment. Maintenance staff are friendly and courteous. Property is kept clean. I really enjoy the landscape gardening/flowers of choice for every season. Also I enjoy the size of the apartment.

This community is absolutely beautiful. It' quiet for the most part until the new neighbor started playing their music extremely loud. Other than that the community is peaceful and so well kept.

Wow... I wish I could give ZERO stars!! So I applied to this place back in 2016 but I never signed a lease. Years later I find out they hit me for 2700$ and sent to collections!?!? For what!?!?! I tried calling the front office and the property management for hours and days and no one will help or is interested in helping get this resolved. Also the front office staff is very rude when I toured the rooms. Not cool!!!

The community is very ideal. It is safe and the neighbors are respectful. I like staying at the community and bear in mind I have lived in a house for almost 20 years. Beautification is important. I would also like to learn why the gates are open more than they are closed.

I would recommend installing a reach out program. Due to personal and work reasons I was out of the country for a few weeks and then out of the state longer and thought my rent had been taken care. I instead returned home to papers taped to my door notifying me that I had been served and it cost a lot of money, time and stress. A simple email warning would have sufficed for a brief oversight on my part.
Only thing that bothers me was utility bills specially electric bill is so high I don’t know the reason why but the compare to other apartments that I been lived before this apartment electric bill is way higher
Besides Godzilla living above us, the apartment was great. We were happy we bought a house when we did so we wouldn’t have to hear our upstairs neighbor walking insanely heavy.
Lovely community, pretty good amenities. Wiah you kept the salt water pool, that's the only reason you didn't get a 10.
A nice quiet and safe place to live. It’s close to my job and I love the amenities. My only dislike is having to pay a trash removal service and I can walk to the dumpster myself
