My faucet in the kitchen does not work. It is very loose. I put in a work order. That work order is complete, but yet the faucet is not fixed. I also put in a work order for my icemaker because it’s not making ice. The maintenance people said it’s been completed. The icemaker is still not making ice. Having buyers remorse moving here. I can say that for sure.

Typical apartment complex. Groundskeeping around the buildings is terrible. Even before the recent hurricanes. Charges for recycling where everything ends up in a landfill anyway because of total non-management by manager. Mandatory insurance & cable companies. Unnecessary charges for garbage collection, etc.

The hallways are filthy! As I walk the grounds there is garbage in the landscaping. The complex needs to be spruced up! Since I first started renting the development has gone downhill

As a stay at home mom with many kids, these amenities were a must have. The amount space in the apartments is perfect for the whole family. Having modern appliances and access to different grocery stores near by were also a plus

Quiet, respectful community. Close to grocery store, beach, hospital (work) and interstate. Management communicates well via text and email. Occasional food trucks are nice.

Having lived at the reserve since it's inception I have noticed that amenities have steadily gone down hill. The pool furniture needs to be replaced. The cooking grills need to also be replaced. Further, the fire pits and hot tub don't work and the landscaping is atrocious. Whenever I ask about these issues I keep getting the same answer that they are working on it. However, when called upon the maintenance dept has been totally professional and very timely. Corporate has to part with the funds to repair these amenities

Have been living here for 2 months now and love it. Everyone I’ve interacted with have been friendly. Some nights finding parking in front of my building can be difficult but other than that it’s been great. The view of the reserve is beautiful.

Excellent place to live. Beautiful and well kept inside and out. Pleasure living there. Pool and amenities are beautiful. Maintenance can can sometimes take longer than expected. I love the food trucks that come from time to time. I would definitely recommend this place to my friends.

Sometimes in life we make mistakes that lock us in for a year. This is one of those mistakes. Avoid this place like the plague or you will be sorry. Don't take my word for it, come live here. You'll see. Make sure to get an apartment on the top floor though or you will hear your neighbors moving around at all times of the day and night. There is no insulation in the floor and since they aren't carpeted you will hear everything going on upstairs. I work from home and the person upstairs must be home all day too and they are just as loud as can be making it impossible to work without headphones in. Office management is ineffective with the noise issue, I've tried. There's nothing you can do but wait until the lease is up and move out. I'm embarrassed I signed a lease here and would not recommend this place to my worst enemy unless they absolutely needed a place to live to be near Venice and don't mind paying an arm and a leg for it. I will literally be celebrating when this lease is up and I'm out of here. There are better apartments around, my advice is to avoid this place or you will be sorry.

Do not live here. This place is gross. Fire ants everywhere, office staff is rude, rent is atrocious, and they seem to have a mold issue in the units from speaking with other tenants. Incredibly gross rental experience for us. Thankfully we moved out recently.

Do not live here. I had a terrible issue with mold. My children and I became very sick and the office did not care and were so rude. I have spoken with several other residents who also have mold, ALL in the same are.

Maintenance staff is 10 star. The new landscaping Yellowstone company, vast improvement over Synergy. But, the crews could do better ar replanting dead shrubs, trees. Also use a weed killer in bark areas that is pet friendly for all the grasses, weeds. The inconvenient Trash butler service is very unreliable and no shows probably 10 or more days a month, while we are expected to continue paying for poor service or take our own trash to crusher at front of property. Smoking on property continues to be an issue as well. Needs to be handled with greater restrictions. Amenities are fantastic with consistency and leasing agents seem to do the best they can to address issues that continue affect the property. But, with the 20% increase in rental rates, have to deal with the same issues for 2 years is a bit frustrating. The Reserves location great and held up well during hurricane Ian which was massive. Again my greatest compliment is the maintenance crew, specifically Marvis 10Star!

We do understand that trash Butler has been a struggle with staffing being so difficult in this region. However, we pay for the service and expect it to happen regularly therefore I apologize for the inconvenience.
I've lived here over a year. Security is practically non-existent. The front gates are regularly wide open due to electronic issues with the gates. The women I speak to in here feel it's unsafe to live here. Many resent having to pay a high price and a lack of security. The Venice PD is in here regularly and we just heard from management several vehicles here have been broken into-again. The front gates being broken is a regular occurance in this complex. The gates for the most recent failure was just fixed today after being open for weeks. I expect in a short time it will be broken again. There are no discernable security cameras inside the complex where the cars are parked. Security cameras would be a big help.

Dear Anonymous, Your apartment lease states that the ownership/management of this community does not provide any type of security service or patrol and we have not made any statements otherwise. No one can guarantee you security for you or your possessions. The incident that occurred was the result of residents leaving their vehicles unlocked and in several cases valuables in plain sight. Yes, the gates were not operational due to a lightning strike that had happened 1 week prior and our repair company had to order parts. When incidents like this happen it is understandable that you would review security protocols. That is why management always puts out notifications about incidents that happen reminding our residents to follow precautions such as locking vehicles and homes, not leaving valuables in plain sight, being aware of surroundings when walking alone or at night, and maintaining insurance coverage for belongings. We believe that by taking an active role, residents may be able to deter unnecessary problems.
Always friendly and will look at anything even if it wasn't on the maintaince requested!
I am an original tenant in this apartment and am completely satisfied with the service I have received. I know that the sound barrier between floors is somewhat lacking, but if people are informed about how to walk about their apartments, that would be a great help.
Things are seemingly maintained well around the property, especially for having only a handful of staff to manage a large property. The maintenance has little bearing on my decision to leave though. It has more to do with safety and lack of availability of the amenities.
Very Loud upstairs neighbors & people cleaning up after their dog. Just personal opinion the actual complex and staff are great!!!
I feel like I live at a Sandals Resort! The staff is top notch, customer service oriented, professional, and super friendly!
Zero days since last police call to Building 6 Police cars and fire trucks are seen here weekly If you like law enforcement at your building weekly ( sometimes daily) this is the place to be Property management does nothing to ensure your personal safety

The complex is more like a resort than an apartment community. It's very clean and modern. The amenities are fabulous and the staff is very friendly and helpful.
The environment is very nice .
I would recommend the property because of the continued upkeep of the property.
Clean, friendly, hands on with renters!
Marvis and the other maintenance team member who entered my apartment were both great. They are busy with many AC issues right now but came to fix the problem quickly each time. There are many reasons I would recommend the Reserve and the maintenance team is one of them.
I love the community. The only worry I have as well as others here is the noticiable increase in rent in the available units. It is a concern for those of us who will like to stay long term but your company needs to understand that most will not be able to afford the increase.

I would recommend this property to anyone! Between the maintenance dept and nichole, kelli and emily the employees at the rese=ve at venice are top shelf and a credit to the Lincoln properties!
