DON'T IGNORE ANY NEGATIVE REVIEWS YOU READ ABOUT THIS PLACE!!! Aesthetically the place is pleasing at first glance and I tried to looked past the problems at first but they are way too much to ignore. This is by far the worst place I have ever lived in and it started on day one whether it was the broken refrigerator, leak in the ceiling, no hot water, broken closet and horrible internet service provided that's slow & frequently down with no other options. RESIDENTS here are not only inconsiderate to their neighbors with minor things such as stealing your packages and parking in your designated parking spots but are down right NASTY. If it's not dealing with ROACHES & ANTS coming from your neighbor's apartments, you'll get extremely annoyed by the DIRTY Residents leaving smelly GARBAGE everywhere (including common areas). It's down right unsanitary. The neighbors here might be this property biggest problem but nothing ever gets done to correct any issue. The staff here is virtually useless.
They do not return the $500 deposit. Very old AC equipment and apartment with nice exterior. They are unhelpful..

Had a horrible experience while living at these apartments. We had a parking situation that the management did not want to take care of, for OVER 3 MONTHS. We had to contact the people above the on site management and they still did nothing to take care of our parking situation. On top of that we did find roaches in the apartments, as well as throughout the laundry rooms. The laundry room had only 1 working washing machine for almost a month for an entire building to use. Shopping carts were always left in the staircases next to the elevators. So glad we moved out, however I just got a bill from the Reserve for $8 dollars. $8? Are you kidding me? Worst apartments that I have ever had to deal with!
Don’t let the amenities fool you. This place is dirty and the office staff is a nightmare. Paul needs to be replaced. I had bedbugs in my apartment and it took them two weeks to get an exterminator. There are homeless people that sleep on the lounge chairs by the pool and under stairwells. When you call the office they say there is nothing they can do. I have a video from my Ring doorbell of a guy masturbating in the hallway and they still didn’t do anything. Idid my walkthrough inspection before I moved out but they still seemed to find things to add on after the fact as in a Co2 detector that was missing..something that clearly would have or should have been mentioned during walk-through and a misterios trash removal. This place was a nightmare while I lived there and when I moved out as well. Don’t do it! Talk to the tenants that have lived there for a while. Trust me
If you want to live in this apartment don’t have kids and be ready to hear neighbors banging from above and below at nights because they don’t like your kid playing inside your house..
The roaches and spiders are all over the building, we live in A building and they spray every week in my unit but still have german roaches every where of my unit and I have many friend in community and they have too . And management act like its our problem . It's getting worse last week a big cockroach came in from bathroom vent !!! I saw 3 times they are in my puppy water. I have phobia to roach and bugs , I never used clothes !!!! I have to keep my dresses in my drawer !!! I didnt cook like for a year !!! I spray every night in bathroom and now Im feeling like have a breathing problem. And ac doesnt work great ! We dont have parking in front of building! Thats why we have to changer our car every Monday nights and sunday night so far away, thats why my husband bought a scooter!!! We cant bbq because there is big cockroaches on floor and bathroom in bbq area !! THIS PLACE IS A NIGHTMARE I cant wait to move out !!! I dont know what to do till that day .
Management is a disgrace and doesn't care. Internet goes down monthly. Forced to use DTV, which also doesn't work. Fixing things takes forever. Front lobby door was unsecured for months after someone broke window. Never get security deposit back.
First , cockroaches every where!!!! The place is very dirty and the smell is horrible. When you go and see the model , they said that apartment you will have will be exactly the same, NO TRUE!!! Once you sign the lease, you are trapped. During the tour , I told them there Something that seems to be marijuana on the stairs and she said that the cleaning lady did come that day. Then I went another day to measure the apparent and I saw trash and cigarettes on the stairs. She said that they are looking for someone to come and clean. Please don't move here, find another place ! As a mom , I need to warning you

I never ever submit a complaint to anywhere, but because of their bad service I'm submitting my complaint to BBB, please make sure you document everything. Thank God I have documents. The summary is that after me paying all my rental payments on time and paying about $3,500 penalty for breaking the contract 3 months early, they just gave me $90 of my security deposit back! and they charged me extra days, but I wasn't living in the apartment and I emailed them everything and they checked the house and they knew I'm not there. Just be aware and don't trust them at all. have everything documented.
Plenty spacious, nice bathroom with well maintained and good upkeep. Fast and easy maintenance in docile neighborhood and environment.
For the last 13 years I've had many horrific experiences with the different management companies managing our complex. It has been such a relief to finally feel comfortable, secure and well taken care of. Jones and Jones are professional, are doing everything in their power to make our complex the best one in California and are very responsive to any of my concerns, questions, suggestions, etc. Where have they been all my life????
Pros: Fairly affordable considering amenities, decent swimming pool and courts, located conveniently near shopping centers. Cons: Old wiring causes internet connectivity issues, occasional roaches and crickets coming around, walls are thinner than they appear.
Management is not at all pro-active in handling things in time for any kind of requests from residents related to leasing documentation and handling referral amounts. Not at all the resident friendly environment.

Feels like living at a resort. We have a beautiful pool area, dog park, grills, a tennis courts and basketball court!
I love living here!. Great staff and neighbors! The gym is really nice and the pool looks like a resort area. The BBQ area also looks like it should be in resort! The best is that you are walking distance from Topanga mall, the village at topping mall, and warner center park!
Am in Reserve from the time it was called Mercer with different changing managements. But, the current one, does a lot of great things. It would be still great to if they can control costs irrespective of the surroundings.
The only grace part in this apartment is the spacious rooms & wooden floor. But are really expensive. Having less facilities, the maintenance of the same is very bad from the management. The apartment hit AC problems when it is too hot. You will end up in paying more than $50 per month for the water along with other utility fees like trash collection and ended up in paying around $60-$70 for the utility fee. They will never communicate about this at the time of leasing. Apartment is very old with walls having marks of damages from the previous usage. All the fixtures are shaky but you will end up in paying for those damages in the end which is actually caused due to the shaky or not well maintained walls
I have been living here for 1 year now. Though there are few problems like roaches but that is because of the previous management probably, and is taken care by regular pest controls. I now find this management to be good and helping. When I call in a maintenance request, it is fixed quickly. Maintenance men are very nice and helping and so are the office guys. The location of the apartment is also very nice and comfortable.

The Reserve At the Warner Center is a great place to live it has a big swimming and 2 tennis courts and a great fitness center. I have lived here for 7 years with my girlfriend and we love it. It also has a little dog park for your pets dog and a great BBQ area. This is a place everybody would love to live.
I moved here from California and I have a great apartment near the elevator. I am also located near the dog park for my dog and near the garage where my car is located. The staff here is excellent and very professional. They are always pleasant and ready to help. Especially Leonisha and Travis. The pool here is first rate and there are cabanas and Jacuzzis. The gym is also nicely appointed and outside the door are barbecues for use. I have everything I need. Thanks.
I love my apartment because it has a great view from each and every room. I have been living there for 4 years and I will leave this place when I buy my own house. The only thing that is overshadowing my stay here is the recent roaches infestation in the building. However, although I hate these bugs and feel that the apartment management need to take a more proactive approach on the issues, I still love living here :)
Good apartment but has some management issues. The apartment complex is nice and a great environment.
The Reserve apartments have nice, and updated units, as well as resort style pool area and gym, plus the barbecue area is a great amenity. The Laundry rooms have all just been renovated and are easily accessible in each building of the Reserve. Any problems encountered within the apartment, were addressed and solved within less than a couple days.
I have lived the Reserve at Warner Center Apts for 7 years with my boyfriend. We love living here at the reserve because it's in a good area and it has a good size swimming pool , tennis and basket court and a great fitness center. We would highly tell everyone this is a great place to live.

THE BUILDING IS INFESTED WITH COCKROACHES. MY SON, DOG AND I ARE FEELING THE PHYSICAL EFFECTS FROM THE EVERY OTHER WEEK POISON THEY USE IN OUR APT. THEN CAME THE BEDBUGS. IT TOOK THEM 3 WEEKS TO FINALLY TREAT THE APT. THE COST TO ME HAS BEEN ENORMOUS. THE RENT WAS RAISED AFTER 1 YEAR AND THEY ARE ASKING ANOTHER $300 DEPOSIT. I DONT HAVE THE $ TO MOVE OR I WOULD HAVE MOVED AFTER THE 1ST 3 MONTHS OF COCKROACHES. OH YES THERE IS A DRUG DEALERER ON MY FLOOR WHO AS THE swat TEAM TOLD ME (AS THEY EMPTIED THE APT FOR THE 3RD TIME) ALSO WAS RUNNING PROSTITUTION. tHE OFFICE SAID THEY HAVE BEEN IN COURT 8 MONTHS TRYING TO EVICT. aLL IN ALL NOT A GREAT EXPERIENCE FOR SUCH A BEAUTIFUKL PROPERTY. SO SAD
So far living in reserve apartments has been wonderful. I love waking up and being able to smell the fresh clean air ,and sitting on my balcony enjoying my pool view . This place also has a large beautiful area with a gas grill for all barbecue u can make. Also it has a very beautiful large clubhouse and gymnasium. Regular maintenance by supportive & well trained staff adds to the whole experience!

My apartment building is always improving from the amenities that they offer to new floor plans. I love the new eco friendly patio area and dog park! I thought that was really creative. I'm looking forward to moving to an upgrade from where I am. Rent at times are a struggle for myself. Welp! I hope i'm choosen to have FREE RENT ;)
I've lived in this apt building for 6 years and this is the 1st time management seems more lost and confused then the tenants. The elevators never work properly. The parking situation is crazy, the trash chute is always over flowing, and the front gate is always broken. The air conditioner goes down when it gets real hot. I pay to much money to be dealing with all this stuff. Oh and there is bugs.
I like the apt we live in. its quiet the pool is amazing and our neighbors are wonderful. we don't have a problem with anyone. maintance is on top of everything. I love were we live my hunny and I call this home

The apartment is a small two bedroom, facing the courtyard. It has a terrace and large closets.
We have been here for alomost 6 years now and the neighborhood has gone downhill a little bit since we moved in. My wife and I are struggling with our businesses otherwise we would have already moved out of here. 3 years ago a new owner took over and the conditions got better but the neighbors got worse. Our packages cannot be delivered to the main office as they do not responisibilty for accepting them and if they leave the packages in front of our doors the neighbors just steal them. I mean they have stolen goods for children, remote controls that are specific to the device. I just want to be able to save enough money to move to a new place for my wife and I so that we can start a family after being married 2 years ago.

Safe and well frequented place. Easy acces to shopping mals, grocery stores and freeway, but still in quite location surrounded with nice landscape. Little overcrowded, but good amenities, clean environment, and friendly management. Overall it's a good place to live.
This apartment is alright. Its a bit old and decrepit. I have no idea how they were able to just slap a few coats of paint on it and charge people a ton more money. Additionally, we keep getting bugs in our house. I definitely will be moving in the not too distant future. They do seem pretty responsive if we have problems. so that's a plus. I think the biggest issue with us has been the bugs. I'm not sure if all apartments have this problem but I've certainly been seeing them more here than any other place I've ever lived.
My building is right across the street from the beautiful Westfield Topanga located in the Valley. With my husband being a retired Veteran the location is great for short walks to the mall to grab a bite also the noise level is magnificently low. This is a great building for a family as well as entertaining friends. The amenities in the building are perfect for us. We literally have to go nowhere for a quick getaway.

Reserve at Warner Center provides a peaceful stay with friendly and helpful staff. The newly renovated apartments provide good option at the current market price.
I moved here 6 months ago and I can say the place is very nice as well as the people who work here. My apartment is well designed and with enough space for my current needs. It looks like it was remodeled and upgraded not too long ago as some of the stuff looks new. I like every spot of this apartment. having to place a lamp for light on rooms is kind of annoying but I can deal with that.
I love the space the dog park is awesome the neighbors seem cool. this place would be ideal if they had some competition rational humans working in the office

I love living in my apartment! I have a great view of the pool area. It is very clean and they are constantly upgrading the apartment building.
This place is like putting lipstick on a pig -- it is still a pig. The owners are trying their best to upgrade the apartment complex with a new pool, a basketball court and a bar-b-que area, but they rent to slobs and transients. The tenants have no pride in the community; I guess it is a hopeless task to be first class when people dump their garbage in the halls when the refuse shoot is full. "Too lazy to walk to the dumpster" is the mantra that encapsulates this apartment complex. The best that can be said is that Woodland Hills has rent control.
so far I am satisfied with experience. The managers are very friendly, and the service that they provide is not bad.
Our luxurious two bedroom apartment is home to myself and two roommates. We enjoy the facilities daily, weather it's a morning workout and swim, a quick tennis game or some horse with a few friends we always find something to do. When we want to explore the neighborhood we never venture too far off because the mall, endless eateries and ventura blvd are all no more than five minutes away. We have definitely found our home and recommend it to all. The staff is friendly and outgoing and would be nothing less than happy to invite you to have my same experience!

A very spacious apartments which is pretty costly. The apartment rent had a steady increase of $500 for the past 4 years. If you are not looking for the outside facilities then you can choose this. The rent you pay has no benefit here because of the lack of facility here. Also you end up in paying more for the water while some of the residents have the options to choose LADWP by their own. The service provided here is also not that good. One good thing is you can pay your rent online. Have only a small play area for kids. Only 1 pool which will be crowded always. The Gym here is not that good. The apartments looks to be an old one but they renovated the exterior of some of the apartments 5 years ago & they charge more for the renovated one's. The interior is still the old wine in the bottle with the exception they changed the floor & kitchen cupboards to wooden with a beutiful look
