Property Ratings at The Reserve at White Oak
I have been a resident since 2022. I have had an issue with insects coming into my Master Bedroom window over the last several months. I have made several request to eliminate this problem. They have not done so. I sent photos and video of them and where they are coming from. They replaced the wall, not the insulation(they were not coming from there) at the pest "supervisors" request. They replaced a small portion of the ceiling. Still nothing. I have sent a formal complaint to HAA and still nothing. I was even blamed for the insect issue, asked if I had pets(I do not), asked if my sink was dirty(it is not), told that I was the only resident having these issues(I am not). I have found these insects on my bed, in my dresser, flying in my bathroom and closet. Most recently, one flew and landed on my arm LAST NIGHT. Communication from this office is sub par at best. I am having to reach out to check on the status of this. You would think I would be a priority with a problem such as this. There are other issues this complex has as a whole, however, I am not going to speak on those. Think having flying insects in your bedroom is enough.

Very happy with the apartment, the treatment of the excellent office, both Eli and Blanca, very attentive to us. Very clean common areas and 100 maintenance. I recommend them.

Thank you so much for your five-star review and feedback. We appreciate it and are so happy you had such a positive experience at Reserve at White Oak. We will be sure to pass along your kind words to our entire team.
Cons: Security - Do not move here unless you want your tires stolen or your car broken into. The gate at the parking garage has been broken for a while, we've put in an emergency request and have called to have the gate fixed. Tires have been stolen in previous years as well (at least 3 times before with multiple cars). Packages - We have lost multiple packages since the new management has came in (Barvin). We've never had issues with our packages until they took over. Leasing Office Staff - Unfriendly, not helpful, rude, and not proactive regarding requests to ensure safety and security. Air Condition - The AC would go out (these apartments are quite old as well as most the AC units). The worst is during warmer months. Pros: Dog Parks - 2 pretty large dog parks on site Trail Access - Direct access to the White Oak Bayou Trail Neighbors - Friendly folks live here. Wishing I could say the same for the leasing office staff. Pool - Salt water pool

Thank you for your feedback, but we think you may be referring to The Groves at White Oaks or another community as we do not have a parking garage, or new management or a site trail, salt water pool or reported tire theft at the Reserve at White Oak.
The worst to live apart from insecurity, how expensive it is, I do not recommend it at the end of the contract they charge everything you get scammed. For a trash can you charge $ 50. It is too scam.

I was living for 2 years in these apartments and when I left I wanted to pay them painting, folder and cleaning as new in the two contracts that I did not go to paint and they were demanding that I will not leave a stain on the wall when one leaves of the apartments tell you that they can not go to review them and then they can charge what they want

i have been here for 3 years now and this last year they have been horrible. no parking available, there are cars everywhere manager doesn't care she just cares for the money. my truck got broke into and their cameras don't work. Their washer and dryers don't work most of the time is one to two that work properly. Blanca, she is the secretary and she is basically the only decent nice attentive individual at this apartment complex. from the time here the first time I met the manager, Carolina she was rude, and my second and third concern I had she just wont listen doesn't care and is truly rude she has scream at my child twice now to the date.
Nice apartments. If there is a polemic it's fixed quickly apartment rent is appropriate and good security
for the location of where this apartment is located, It's the best. However, my apartment has a roach problem in the kitchen. I have had this place sprayed AND bombed almost every week that I've been here. I'm more than sure that it is my neighbors. However, management has done nothing to compensate me for having to store all my groceries in my dishwasher. I'm not sure where to store my dishes now because I found out that there are roaches not only in the cupboards, but in the dishwasher as well. I am a VERY cleanly person so I know that the roach problem isn't caused by me. And parking is HORRIBLE for those who come in past 8:30pm. Other than that, the apartments are very quiet and everyone pretty much keeps to themselves and I really like the staff. They're nice and work with you.
I enjoyed my 2 year lease at this townhome, if only he location was not that far from Downtown I would of stayed. It is a big place and quiet, as in there are no vandalism or gangs around there. It is gated and pretty much everyone keeps to themselves. The pool never is opened. The staff are not friendly nor rude, they are just there...
None of theses pictures show the brick wall on one bedroom 520 ft2. The kitchen is tight and photos don't show this space very well.
