This place was okay. They have many scorpion’s I found 3 and was stung by one in my bed. During summer they have lots of large roaches around the pool. The water is always being turned off for “emergency reasons”. Short notices on water shut off. They are in the process of redoing pool and if you work from home and you live near the pool it’s extremely loud. You don’t get a covered parking spot good luck in the evening finding a parking spot. Also they don’t have guest parking they can only park in front by the office which is normally filled with residents since we don’t get assigned spots. When you decide to move out they also give you tons of extra fees so you won’t get your security deposit back. Give you $260 cleaning fee to clean microwave, washer dryer LOL

Lived here for 1 year and can't wait to leave soon. Management and Corporate did not solve serious issues for us and ghosted us. Our AC unit was malfunctioning and using way too much power. Our bill was 2x-4x more than similar units. They told us to pound sand and said it was our fault. They wouldn't service the AC unit for us or show us records that is was serivced

Let me just start off by saying I have moved around a lot. Every year pretty much since I started college, now three years out of college. I have lived in 5 different apartments in the state of Arizona. The reserve was the most expensive and the worst one of them all... When first applying, we loved the location and had friends that also lived here. Within the first month, we had a multiple leaks from our kitchen sink to our shower leaking... Fast forward to a couple month living here and no one picked up the actual property. Trash and dog sh*t everywhere!!!! There maintenance people literally sit on their phones and smoke their vapes, but wont even pick up trash. They have trash cans throughout the complex that will over flow (to the point of trash literally everywhere outside around the trashcan) before it will even be touched. They dont even pick up the trash that has flown out of the trashcan. At about 7 months living here, the lady in the front office (they call her the crackhead) was taking photos of inside our apartment.... This is where I drew the line... Did not make me feel safe... She tried to charge us for having things on our own porch. We are now on 10 months out of our longest 12 month lease ever and are dealing with a pest problem. There is major ant hills right out side of our apartment, when I say major I mean the biggest I have ever seen with thousands of ants. We also have scorpions in our house, have found four live ones within the month, cant help think that the ants they feast on aren't helping. They do not have pest control spray around the apartment, instead you need to request every time someone to spray your apartment... Have had our placed sprayed twice in the month and the scorpions don't seem to budge. I read the bad reviews before moving in and wish I would have taken them seriously.... There is a reason they have so many open units!!!!
This apartment complex is the worst I have lived in. The actual apartment is nice. But parking is a hassle. I was told multiple times I can park on the street when it is a gated community. The front office continually lies about things. There is no guest parking at all and they will tow your car. They also nickel and dime you for everything and refuse to help with anything. I would not recommend this complex at all. They are nice until you sign your lease and then they do not care at all.

We had NOT a positive experience here. From trash in the indoor hallways that you pay $25 for extra, is such a disgusting disaster, insects, and really bad experience with neighbors loud and obnoxious behavior and horrible stomping with both different sets in one year, we regret coming here and worst in ten years of renting nationwide by far all around, the upper management is not interested in any complaints. They actually get angry and will protect their incompetent office. As long as you don't have issues they will talk to you with a tiny bit of respect, but good luck if you do you will learn like we did.

She will lie in your face so fast you wouldn’t think twice about believing anything she says. She is not someone you want to bring an issue to, as it will get pushed under the rug. Please save yourself the time and look at the other options down the street as I failed to do when I signed here. I’m not at all happy with the way things work here. -Current Resident
This property is beautiful, well cared for, and affordable. Gina, the property manager, is absolutely wonderful and the others in the office are great too. I haven't moved in yet, but my experience so far has been very pleasant. I will update this at a later date.
I have been living at the reserve on Cave Creek for about 3 months. I love the apartment, I love the location. That's about it, I have been nothing but very very respectful ever since I have moved in and this is actually my first apartment. Our second month moving in September our A/C unit ended up going out. I contacted the front office, Gina told me she would get someone out there to fix it. Mantainence guy came out and said we needed a new unit I said okay fine, he brought in a portable A/C unit. They brought in a new AC unit and it's been crashing on and off this entire month. We are expected to pay full months rent. I went in after he third time and I was a little flustered, made my point and they basically told me the same story. The apartment above me also has their A/C broken. They either aren't fixing what needs to be fixed or they are just cheap and don't want to get it fixed the right way. It's frustrating because we pay full rent and in my lease I'm supposed to have working AC. It's Arizona in the middle of the summer and they act like It's such a surprise that I'm upset.

I've been a resident here for past 6 months now. They have major Parking lot challenges. They have very very limited assigned parking spaces and most of the residents have to park in unassigned parking spots. If you show up a little later than 10 PM then you are guaranteed to not find any parking spots. I have made numerous complaints to the management about the situation and the only response I have gotten so far is they have no clue how to handle the situation. Terrible experience for residents. With no option many residents park outside the apartment complex on narrow roads which is not a safe option. So basically there is no consideration for residents who work late at nights or if someone has an emergency and leaves home at night. Also checked with the management if they can provide a paid reserved parking spot and even for this all they have to offer is a huge waiting list!! there are only 200 apartments and around 400 parking spots so I don't understand why they have this problem. I see some cars parked at the same spot for days together. Probably non residents are using up the parking spots but again the Management has no answer for this. So unless you are comfortable with parking your car outside the apartment complex on shady roadside...PLEASE think twice before renting here.
I love my apartment but we are so close to the pool. Party or outsider or insider using pool. open for 24 hrs. Some times I will ask politely to lower the noise down, The Pietra and N A L S has wonderful staff and now they have better maintenance too. The ladies in the office nothing but nice and accommodating. I do not want to move but the unit I want to move into is too far from my garage. I work lately most of the time and its inconvenient. All units especially downstairs are renovated has real hardwood which I really luxury apartment. The only missing in this apartments is molding full size washer dryer with out agitators. The Wood, flooring, granite top with under mount sink, spacious bath rooms. The stuff and maintenance are very attentive.,never never rude. I will miss this place very much, but who knows!! we can always come back later.
At first glance, you see a spacious beautiful apartment. Granite counter tops. Stainless steel appliances, refrigerator with water and ice maker in the door. An over-sized tub, walk in closets.. But, then .. it begins -- soon the beauty becomes the beast. You can hear your upstairs neighbor walk from the front door to his bedroom, then to the living-room, then to the bathroom.. a pause.. and .. the stream of fluid expels from his body can be heard from his bathroom to your downstairs bedroom. Flush, goes the toilet -- a waterfall whooshing sound rushes down the wall.. The neighbor to the left has his music to a normal listening level.. but the bass booms through the walls as if it is at full blast. It is sad, that you have to wear ear plugs for the entire time you live there. Skip this place is my advice.
