Property Ratings at The Reserve on South Towne
i have a lot of reasons why you shouldn’t stay here but my main one is they are very money hungry! they charge you for every and any little thing. there is no leasing office anymore so to get in touch with someone is almost impossible. they changed our locks on us when we left home around 6:30PM (for absolutely no reason.) I was stuck in the hallways with my 1 year old for about an hour until we could get back in. the list goes on, DO NOT MOVE HERE.
I would not move here the 12mnth lease is a 15month lease. You pay for ALL utilities and the heat you have no control over. I’ve messaged them 10+ times and everytime they say, “your heaters are working fine.” There is no THERMOSTAT to tell you how warm the house is. They come and touch your pipes and say “THEYRE WARM” so that’s the solution. My sink had leaked since I been here. Every “fix” never fixes it. My tub doesn’t stop up lbvs I have to find a tub stopper. The ONLY good thing is there is two pools. You pay a $450 annual fee but there is no benefits from it. You shovel your own snow you put your own salt down. THIS PLACE IS a JOKE!?!
New management company took over (Focus Property Management), and property has been going downhill. Now we have half the dumpsters in a central location with no path there except the road, and with half the dumpsters they are constantly overflowing. We are expected to shovel ourselves even though there is a $350 yearly charge to help maintain the property. They are currently double charging me for utilities and threatening me with delinquincy because they can't figure it out, and the 3rd party they have calculating utilities sends a bill to you as well that demands payment.
Put in an application and got approved and then didn’t hear anything back about signing a lease. Called them and was told that a 2 bed would be opening up on the first and they would call me back after they checked the damages and has a move in date for me. Never called me back. I ended up calling them and they told me that the person didn’t move out and the manager would be calling me back. Week goes by and no call back. I call them again and they say that they aren’t moving out and that I can wait to see if someone else says they will be moving out. Over 7 weeks of waiting just to be told I need to wait more.
A month in after moving here I started noticing that not everything was as great as it seemed. There’s mold everywhere in the bathroom like the walls, the top of the doors, the ceiling, and it’s disgusting. Even the toilet’s tank is full of black water which makes every flush bring in dirty water that stains the toilet. Theres lots of ants and cockroaches too, but theyre always hidden in holes and crevices that you wont see until AFTER you move in which sucks because now I’m stuck here with a contract. Some things arent such a big deal but theyre still problems such as: poorly painted walls, crunchy carpet, cigarette smell 24/7 in and out of your apartment, thin walls, loud wash and dry machines, etc. I can go on for days about why I dont like this place but I want to make this short. Just please, look for any other apartment besides these. Also, the leasing office has some of the rudest staff I’ve ever met and they dont do their jobs.
They knew that the apartment had green mold and still rented it.. The Whole first floor has green mold in they apartment. My mom has to throw away shoes, clothes. It’s smell really bad..they gave her $18 laundry card , that’s it’s..moving out when the lease end.
I was a tenant here with my roommate for two years, and aside from the occasional noisy neighbors, we didn't really have any issues. But then we decided to move to a better apartment this year, and after we got everything moved out and cleaned everything in the apartment as best as we could, we were fully expecting to at least get some money back from our deposit. That did not happen, a couple weeks later we got a bill. And it was not a small bill, they had charges for crazy little things like crumbs in drawer $20, like who charges $20 for some crumbs in a drawer?? They also had things listed like tub had scratches and knicks, which doesn't make any sense because we only ever showered in there. They're charging us over $700 for that alone, which just tells me that they probably wanted to replace it and didn't want to pay for it themselves. So apparently their policy is treat them well until they leave and then screw them over, definitely would never live here again.
DO NOT RENT! I repeat do not rent I lived there for two years, and they are so dirty and out for your money. I left the apartment in perfect condition better than when I moved in, I wanted to do a walkthrough before I handed in my keys and they refused to. I got a letter mailed that I owe 800 dollars! They picked any little thing like a scratch on the bathtub and charged me 800 dollars! I repeat don’t rent!!!
I absolutely love my new apartment, its very spacious everything was so clean... Carpet, Bathroom, Refrigerator, and stove... I moved in October 1st. My apartment building is very quiet and clean just the way I like it... My neighbors seem pretty nice. I am a very happy camper. I HIGHLY RECOMMEND SOUTHTOWNE VILLAGE to anyone looking for a clean safe place to live... and I wasn't paid to do this review this is coming from a real tenant..
I have a two bedroom lower (with fiance and our two kids) & my goodness, I ABSOLUTELY love it as do my kids. Within a week, we did run into a problem and I left a voicemail (it was Sunday 6am & the office was closed), but Monday morning I called shortly after the office was opened & they were already aware and had a planned course of action to take. Marci in particular is such a kind & friendly lady and I'm thankful for someone quite as attentive as she is to be apart of the "office ladies." There's also an older black gentleman that works with maintenance that I spoke to briefly & he was such a kind & patient person, didn't seem one bit bothered at all that I interrupted his work for a few minutes, I wish I caught his name! So if you're looking for an apartment with great employees, I would highly highly recommend Southtowne!
I lived at Southtowne Village Apartments for 2 years and when I first moved it was my first apartment and I didn't know what I was looking for. The people in the office were extremely nice and very friendly. I never had a problem with them. The upkeep to the apartments were very poor. In the 2 years I was living there the fire alarm had gone off 3 times. One time was at 5 in the morning because someone pulled it, the other two times were because of small fires in the apartment building. The garbage was always overflowing and no one ever used the correct one. The police were there all the time for one thing or another. The buildings allow smoking in them so the hallways smelled awful and sometimes would travel into your apartment. Although we had assigned parking, people would find there way into your parking spot and there are not enough visitor spots so you would have to go to the office and complain or park in someone else's spot until they moved if it was after hours.Winter is really their downfall. They do a good job shoveling the sidewalks but not the parking lots. Even when it rain and freezes over they give no effort to put out salt. On a plus side, we had no bugs what-so-ever.
My wife and I moved in a couple weeks ago and we could not be happier. The apartment was immaculate with new appliances and carpeting. I read all the reviews before moving in and I'm glad I didn't pay any attention to them. No one has parked in our spots like one review stated. the police are not every day like another said. There is NO in/out "drug" traffic like a third review stated. Our apartment is quiet, the neighbors are kind and even helped us move in. The office staff is very friendly and helpful. The grounds are getting better as things dry out. I received a notice on the door yesterday about cleaning up after pets. This is OUR responsibility not Southtowne's. I clean up after my dog just like I would in my own home.
When I first moved in, there was a ton of mold and a leaky faucet in my tub. They sent someone right away but I was told it wasn't leaking much so there is no problem. Also on how to clean the tub... Thank goodness someone ended up coming in and cleaning it for me that day. However I have now been here around 5 months and mold continues to build up QUICKLY in the tub. I brought this up at the office but was given a really hard time. She finally said she would look into it but all she did was right my APT # down on a sticky w/ no details. It has been 2 months since with no one ever coming to check on it. I am positive there is mold only because the faucet leaks all day. I am currently looking into getting the city involved as I tire of buying supplies to clean out black mold in the cracks of my tub weekly.
I've been here for a couple of days, I love this place, the environment is awesome, and so close to Walmart and some grocery stores. Plus the lady--Marci in rental office is so nice and helpful.
For starters, the staff and management are really super excellent. They are really accommodating I more ways then one. The apartment grounds are pristine and well maintained. All four seasons! The apartments themselves are really spacious. I live in a one bedroom facing the woods. Awesome sauce!!! The wildlife that I see on a daily basis is better then going to the zoo. No lie! I enjoy chilling with a glass of wine and friends just watching. The size of the apartments are terrific. I've been in all different types and they don't let down. My one bedroom on the edge of the forest is a hidden gem. Yes, South Towne Village in South Milwaukee is a GREAT place to call home!!!! :)
Hi, I wrote a review about a year ago. The place still "ROCKS" the ladies in the office are all still amazing. The complex is still a wonderful place to call home. I'm still NOT looking anytime soon. I for see South Towne Village being a long time residency for me. I've even had my mom and bestfriend move in. They love it too!!! Thanks South Towne, for everything you do!! :)
The place is located where basic necessaries are close with no need of car . Hospital , stores , pharmacy and also fast food etc. the security is very secure and the timing is good for any emergency . Transportation bus line is flexible , Mitchell airport is close it's take 45 minutes on foot driving it take 15 minutes . The apartment is good comfort is very nice rug, bathroom , and living room very good kitchen all the basic needs well isolation very good no need to raise the heat save light bill big save . Love it
SouthTowne is a Great Place to call home. I've lived here about 2 years and I love everything about it. I'm not looking anytime soon. Carol, Marcy, and Sue "ROCK". They all are so friendly and accommodating. They all are very professional. South Towne is a really nice place to live and I'd recommend this place to family and friend!!! :)
The apartments are immaculate and I am sad I am still stuck in my lease elsewhere because this is the spot. Close enough to get downtown, yet far enough away to relax from the city. the amenities are great!!! You cant beat the price in this area for a decent place to live as well..
I lived there around a year and a half. I say read all the reviews and make your own decision, I wouldn't personally recommend it but perhaps it's improved since I've left. If they got new office staff/management then the place would improve drastically. Pros: rent was reasonable, pets allowed, lots of closet/cabinet/storage space,good sized rooms, parking in front of your unit, washer and dryer in each building, mailboxes in each building, small but nice paths and grassy areas behind the buildings (at least by the building I stayed in),pool access, fairly quiet - didn't hear my neighbors much. Maintenance and cleaning staff were friendly and helpful. Cons: Trash was only picked up once a week and within 2-4 days the dumpsters would be overflowing and trash would be blowing around and into the yards. They wouldn't have anyone pick this trash up. The hallways were supposed to be cleaned by staff on a regular basis, when we moved in they did it weekly, then it became monthly, then almost never. I only ever saw 2 cleaning staff and 3 maintenance men for a complex that had over 50 eight unit buildings. Parking was a hassle, people would let their guests park behind them, making the parking lot a mess and despite management saying those people would be promptly towed, they didn't do anything about it. The snow removal was done by a lousy service that wouldn't even plow down to the lot, so while snow was removed there would be a layer left on the ground that would turn to ice. They are stingy when it comes to giving back any portion of your deposit and you pay more for pet rent there then other places especially when you also put down a non-refundable pet deposit - most places will at least make the deposit possibly refundable if the place is kept nice. Most of the problems came from management. They were all over the place. Some were nice, others not. Each person in the office you spoke to would give you a different answer to the same question. I don't know if they were all trained properly or if they didn't care. And management was no help with resolving neighbor complaints, getting maintenance out, etc. If you came in person they would make a note and do something about your problem, but lets say you worked and couldn't make it to the office but called and left a detailed message - forget it. They wouldn't respond. There were 2 lights out in our hallway for over a month, despite us and other tenants making numerous complaints. It seemed the poor maintenance staff were over worked, the office understaffed and under-informed and upper management didn't seem to want to fix any of that.
I am NOT a former tenant that has been evicted and I believe we are in good standing with the office. We have resided at South Towne Village Apartments for almost 4 years and have watched this complex go from good to bad. When we moved in; they had a person that did the weeding and a lawn service that kept the greenery cut. But not of this is currently done. The garbage areas are the worse with the over flowing of garbage on a weekly basis. The area surrounding the garbage bins are in direr need of painting, though they have made some attempt to do this, but in return they have scraped the flaking paint without laying any type of tarp. So of course the paint chips are all over the surrounding area. The last straw is closing of the two pools on the first days summer!! I see that someone else posted a review regarding this. This is what they wrote: The pool is nice to visit as long as it is not closed for one secret reason or another. Apparently controlling tenant access and damage after hours is difficult for management and good tenants pay the price. They hit the nail on the head. The reason we were given for the closing of the pools was vandalism, yet there are no signs of this. Even if this were true, the fact of the matter is, many of us have young children and depend on having the pools available for the summer months. So why not attempt to work with us good tenants to find a way of preventing this type of things from occurring? The closing comes on the heals of being required to purchase a new pool key for $25. Now we will have to do battle with the office over getting a refund for the $25. So my advise to those looking for an apartment...stay away from this place!
I signed a lease on an apartment in South Towne Village last week.This apartment is an excellent value. The staff is very helpful and accommodating. I found my new apartment to be very clean; freshly painted with updated appliances.I'm very pleased with my new home.
I have lived here 4yrs. and this place has gone down hill a little more every year. At first I never saw the police here now they are here at least 2 times a week if not more!!! The manger does a very poor job depending on who you are and how well she likes you meaning if you kiss her butt you get help if you don't forget it, you get nothing. in the contract you sign it states the pools are to be open from 10:00 am until 10:00 pm daily but that also changes often now they close at 8:00 pm so if you are thinking about moving in here RUN AWAY AS FAST AS YOU CAN unless you own a gun you will need it no joke stoves and frigs are out dated and most buildings are infested with BED BUGS!!!! Getting out of here ASAP thank god we haven't had to deal with the bugs and want out before they hit our building Think twice before moving in here use it as a last resort only
We've been here for 3 years and we try to keep to ourselves. If you live in a lower apartment be prepared to hear those who live above you. There is no sound buffer between the units and depending on the hours your neighbors keep you may or may not get a good nights sleep. The groundskeeping is average at. Garbage gets picked up weekly but bins in most areas are already topped out 3-4 days after pickup leaving the areas looking dumpy. The pool is nice to visit as long as it is not closed for one secret reason or another. Apparently controlling tenant access and damage after hours is difficult for management and good tenants pay the price. Parking can be an issue as guests of tenants find your empty paid spot far nicer than the guest spots. Also, tenants double parking in 1 space makes traversing the parking lots hazardous. Winter is also not a great time for the parking lots hazardous they don't get a clean shoveling and are usually left to ice over so much so that this past season there was a tenant in ice skates, skating from one end of the buildings all the way to the other side. Lastly, although maintenance can be slow & sometimes sloppy, it's probably not entirely their fault because the Management here is wishy washy. Maybe they are short staffed, over worked, under paid, or just concerned with the bottom line of the company I don't know but it always seems that the rules change and unchange depending on the time of day and/or the person you talk to when trying to get a legitmate issue solved. It's not condusive to a good tenant/landlord relationship in any way. If you are looking to rent here my advice is this, ask EVERY question you can think of, do your research, and KNOW the Wisconsin statutes regarding tenant/landlord practices. When we signed our first lease here the woman at the desk told us straight out the Midwest Realty has a lot of money and lawyers and they never lose a case. So, if they are so ready to take on tenants then tenants should be just as ready if and when a questionable issue arises. In the end, you can find a place for yourself here as long as you keep to yourselfs, steer clear of the office unless you absolutely have to be there (pay rent, replenish laundry card), and use common sense always.
