Our experience with The Reserve on Willow Lake has been nothing short of outstanding, and a big part of that is thanks to Erica, who has been an absolute gem to work with. We met Erica on our first day in Texas while visiting multiple properties, and her helpfulness and professionalism stood out immediately. I like the property so much that came back the next day to fill out an application and during our visit, I accidentally left my driver’s license behind at the leasing office. Even though Erica had already gone home for the day, she went above and beyond to arrange for someone to hand it over to me after hours, ensuring I didn’t miss my flight back to California. Her dedication didn’t stop there – she made the entire leasing process smooth and seamless by helping us complete everything via email. Moving across states can be stressful, but Erica’s support made it so much easier. In addition to the exceptional service, the property itself is beautiful. The landscape is well-maintained, and the buildings are accommodating. We recently moved from California to Texas, and we couldn’t have asked for a better place to call home. Thank you, Erica, and The Reserve on Willow Lake team, for making our transition such a pleasant experience!
My husband and I have lived in a townhome for 4 1/2 years. It is so quiet here and very private. The tree lined yards are beautiful. We have a double garage with plenty of storage space and parking for our vehicles. Angela and Crystal in the office are always kind and helpful. We appreciate them very much. Maintenance is great and on top of everything. We love to walk the lake and enjoy the ducks and their babies. My son has visited us here from out town, and I am happy to say he is renting a apartment near us. We plan on making this our home for many years.
This is the best apartment community that I have lived in and during such a time like the pandemic the feel of a community was always there. The maintenance team is awesome, timely and go above and beyond. The office team greets you with the warm and knowledgeable experience that makes the decision to call the reserve HOME a no brainer
LOVE our new home! We decided to sell our home and turn the worry about all that maintenance over to someone else.... So glad we chose The Reserve at Willow Lake! People: Everyone is super-friendly, neighbors are great, office staff and maintenance guys are super... It is a joy to live in such a cool community. Views: It's wonderful to see the morning sun & watch the moon come up at night. The trees right outside the window changing color are spectacular. I even love seeing the fallen leaves on the pavement, but they keep sweeping them up and away! ;-) Lake views are wondrous at any time of day. Noise: Not a problem, very quiet and peaceful environment. Dogs: We get to sit on one of the benches on the lake and get our "puppy fixes" as they walk back from their doggy park area. Cleanliness: Very well kept. No need for pest control (available on request) Service: All service requests (only 3), have been complied with in an extremely efficient manner. Comfort: Cozy & warm during this last cold spell, nice & cool in summer. Utility bills are minimal compared to previous home bills. Location: Close to everything and/or I-20. Would we do it all over again? Y.E.S.!!! :-)

No cleaning the exterior of the buildings, or exterior windows. Gutters full of leaves. Leaves/trash blowing around the property. Dog excrement throughout the property. Security gates frequently broken repair takes 4-6 weeks. There is a well known code that can be entered at the visitor callbox and it opens the north gate, this significantly compromises the properties security. Pool Unavailable for the 2017 season. Closed Memorial day, 4th of July and Labor day weekends. It was also closed at other times during the summer for maintenance. Building construction cheap, no insulation in ceilings, exterior/interior walls, between units. Windows are single-pane, not energy efficient, leak air/water from (rain/sprinkler system). Noise, from cars, children, dogs, neighbors, traffic on Hulen, I20/820, the Union Pacific rail yard. Doors leak air/water (sprinkler system/rain) it pools on the floor inside the doors, jams, difficult to open. Debris, dirt, insects, cold/hot air enter around the doors. Including 2” to 4” cockroaches/water bugs, cold/hot air. Fireplace use results in yellow jackets entering through the fireplace. Walls thin, you hear your neighbors, children, dogs, loud music, sub-woofers, cabinets slamming. Energy usage costs, $300.00 plus per/month. When exterior temperatures are 30° heating system is unable to keep the unit warm. Heat runs continuously (24/7) to maintain 67°. Maintenance No repairs within 24 hours, takes weeks/months. Some repairs were substandard. Fort Worth, Code Compliance agreed/notified The Reserve to correct the repairs or face violation. Property Management; non-communicative, unprofessional, aggressive, deceitful, deceptive, lack integrity, punitive, and retaliatory. Current property manager intentionally withheld needed pest/maintenance services.
Talked w/leasing agent a week ago & the apartment that he lead me to believe would be available to us was rented out right under our noses w/o any follow-up, whatsoever!! When reaching out to him, several times, today, he NEVER returned either mine or my my husband's phone messages, nor my email. Glad it didn't work out... wouldn't want to do business w/such a dishonest & misleading company. Too bad... they seem to have it all together but evidently don't, when it comes to customer service!! Looks can definitely be deceiving!!!
I chose this apartment because of the small lake as well as its close proximity to I-20, restaurants, shopping, etc.. When I first moved here, I was in a 2nd floor apartment. Due to a hip injury last winter, it became necessary for me to move into a 1st floor apartment. The apartment staff was extremely helpful which made my transition from one apartment to another easy. There is a great social area including a pool for the various monthly activities as well as a workout room. Besides having great neighbors, being able to watch the ducks and other water fowl around the lake makes this the perfect place to let go of stress and discover the peacefulness of life.
