lived here many years and reported a bug problem. they required that i pay "their bug company" to investigate and I had to pay 250 for them to blame me for it. I paid an independent company to come and they stated that there are rats and roaches throughout and the building needs tented.. I take this to management and im told i violated the lease because i went for a second opinion. they are charging an. the place is falling apart. maintenance states that part of his job is to write 5 star reviews so that management can reply to make things look good. there are drug dealers living in the complex. nothing about this place is safe. AVOID AT ALL COST!!

I have lived here at the Reserves for almost three years. The grounds are always clean, and maintenance is really helpful. There are fun events every month that always have great food. The office is really friendly. I love my home here.

There's no way to summarize living here in under 200 characters. I've lived here for several years and lately I've seen such a positive change in the staff in the office and the maintenance team. Anything I've requested a work order for has been fixed within a day or two. I love meeting new residents at the monthly events they hold at the office. I hope to stay here forever!

Got out of here last week finally. The biggest problem is the flooding. Do not rent the units on Rocket Ln by the dog park and Beth Ln close to Henry Ave or you will have a total loss of furniture in heavy rains like hurricanes, they do not offer any kind of help and do not pay for the damages, a nightmare. you will not want to be here in rainy and hurricane season. Some problematic neighbors, but the police presence is good.
All of these 5 Star reviews are definitely made by office members. No normal resident living in this out of date complex would ever hype of a complex with informing future residents about all the “amenities” use your brain people and do not move here. All the office wants is more and more money so they’ll kick you out so they can “remodel” apartments and charge hundreds more for old and muggy apartments. Please take your money somewhere new and not covered up with the option to upgrade. You’ll wish you didn’t move here.
Do not like to say, but the houses are very old, maintenance is also not proper. Add on charges like cable, trash and pet etc is too much. Customer service is horrible, there is no one to listen to you even do not respond to phone calls. Forget about your deposit refund. Its been 4 months now and I am still following on that. They put false claims and deducts it from your refund.
The worst experience I have ever had in my life. I moved out of Apartment in the middle of lease and I have paid lease breakage charges before leaving. But there is deposit and I have been trying to contact them and sent emails more than 10 times including property Manager. There is no single response till now. WORST RESPONSE... Also when I was in apartment, they charged me some service charges, added fine to that.. never explained what is that... I paid those also... Don't plan to move to this Apartment

My name is Eric Johnson and I'm a proud resident where I live within the community of The Reserves of Melbourne. I'm going to succinctly explain to you why The Reserves of Melbourne is the Premier place to come and live at here in Brevard County. Just to let you know, I'm currently in my second lease, and I've resided here for just over a year and a half. There are two major reasons for which you, as future tenant(s), should consider coming to reside here. The two reasons are as follows: Location and Superior Customer Service with Value Added. First, this property is located in one of the most premier locations in Melbourne. It's located in West Melbourne. Furthermore, it's not only the city that this excellent community is located in, but the phenomenal proximity to things as follows: grocery shopping, pharmacies, the Melbourne Square Mall, Barnes and Noble, various restaurants, only about 8 miles due East to the beach, walking distance to public transportation, and minutes away from I-95, the Post Office, etc. The second most important reason that you should consider The Reserves of Melbourne your future home is the uncanny customer service that not only the Managerial Staff adds value to your living experience here, but also the Leasing Agents as well as all of the Maintenance Workers. I'd love to at a later date give specific special examples of what the Managerial Staff, the Leasing Agents, as well as all of the Maintenance Staff have done and continue to do for me since I became a resident here back in the beginning of 2016, however, I'd run out of space, and I'm not kidding either. I sincerely hope that my succinct review of this fabulous community has you stop by and pay the staff here a visit for a tour as well as for checking out The Reserves of Melbourne for your new place to live! Staff is friendly, place is neat. Needs more lights in the complex at night, pool needs to be cleaned more often. The treadmills in the gym are broken which leaves not much of an fitness center. They do not make attempts to replace or repair them, many of the residents complain and still nothing; it has been broken all summer. Save your rent for a place that invests in the amenities for their residents.
Loud, trashy, disrespectful neighbors; ants; minuscule bedrooms and bathroom in the 2/1; old appliances; musty smell. The "car wash station" is a parking space with a beaten up hose next to it. The only positives are the valet trash and included washer/dryer.
Literally the worst experience I have ever had in my life. My house had gotten broken into and they made me go through an entire process, I spent 100 dollars on two application fees, they were going to make me sign an entirely new lease and also make me pay more for a one bedroom than my two bedroom just to tell me at the very end after packing up my house that I was not approved. The customer service quality is horrible, maintenance shows up days after something isn't working. My first week in my water heater was broken and it took them 4 days to respond. This place is also ridiculous in pricing. They raised my rent IN THE MIDDLE OF MY LEASE. I cannot express how much I hate this place and would NEVER EVER recommend living here. It is not a safe neighborhood and neighbors are loud. The only ONE good thing about the apartments is the location. THATS IT. So if you have just moved here GOODLUCK. And if you plan on moving here, LOOK ELSE WHERE WHILE YOU CAN.

The Reserves of Melbourne has been great and we love the style of apartments. Very affordable and neighbors and staff are very friendly. Two nice size pools, a gym, dog park and a car wash station. Also the apartments come with a washer and dryer which was a plus for us. They are pet friendly, which was another plus. They have recently upgraded the apartment complex and the cable included the rent is good, just wish they would have better rates, seems like they are raising the apartment rates very frequently.
I moved into the Reserves of Melbourne back in Dec2014 due to a military move. I got stationed at Patrick AFB but due to an upcoming deployment, I didn't really have time to go house hunting. I saw this place on this site and it looked ok from the pictures. I called the office and luckily they had a one bedroom apartment ready for immediate rental. I decided to go check it out and make sure it was big enough to fit my couches and all my household goods...It definitely looked small, but I figured it would be ok. I was super happy that it came with a full size washer and dryer AND they had laundry facilities around "just in case". I am single and don't really need much space however, this apartment is definitely too small and not exactly worth $750 rent. Plus it's a bit far from Patrick but I admit that was my fault, for not taking more time before I signed the lease. It's in a very centralized area (I guess that's why I'm paying a bit more for rent) a very short walk to the mall, not to mention it's right behind Publix and Dollar Tree, and kinds of stores and restaurants. It's also nice that it's almost smack in the middle between I95 and US1.
Looking for a nice, quiet neighborhood where you can live a peaceful life? Want an apartment where you don't have to settle for someone living above you making noise, or someone below you complaining about your walking habits? Well the Reserves of Melbourne not only offer traditional two story apartment buildings, but also have Villas - single story buildings with several apartments but none of the noise concerns! A quiet neighborhood with people of all ages and walks of life, they are centrally located right behind the Publix shopping plaza, and less than half a mile away from the Melbourne Square Mall and surrounding restaurants. There are also several schools in the area for the kids. It is a very safe neighborhood where kids can play in the playground the apartments offer, or one of the two pools onsite. They also have wqashers and dryers in most units, OR a laundry room available to residents. A health facility and lobby with computers, wifi, snacks, drinks, and a TV are also free to all residents. On top of all of that, I've never lived in another apartment complex that hosted community events once a month! Bingo, breakfasts, pizza dinners, pool parties, and more! We love our apartment here! The staff is very friendly. Maintenance men are great. For us, the best thing is they are pet friendly! No weight limits on the dogs. So if you're looking for a quiet neighborhood where your kids can play, but youcan still have fun with your neighbors at the community events, look no further than the Reserves of Melbourne!
