First off, let me just start by saying this place is horrendous! I've dealt with practically everything while living here, including roaches, mold, mildew, car break-ins, and more! Even after dealing with a slew of issues, management had the audacity to give me a $190 monthly increase in my renewal option. The gates haven’t worked since I moved back here a year ago, and they have the nerve increase monthly rates! The management expresses zero empathy for their residents, and provides no real solutions to your problems. I would stay away from this place if you’re considering it!!!

Water damage going on which they charge you even if it was not your fault. Roach infestation almost every apartment building around the outer-skirts (which is pretty big) and there’s been no progress with this problem. I moved in on October and on the first month faced a leak from the ceiling. I reported it and they finally came on February to only add a board over where the leak is happening. This only fixes it momentarily because I can see a large stain forming on the ceiling and who knows when it’ll pop. I didn’t know about the roach infestation until my third week when I noticed a couple and now they pop up in my room and my bathroom. Keep in my mind I keep my place clean because my mom is a chef herself so she needs to for healthcare reasons. Yet they keep showing up and causing a lot of stress to us. DONT LIVE HERE!

Trying to lease here was the worst, most stressful experience of my life. After going through a traumatic life experience I needed an affordable apartment and found this place. When I toured, the leasing agent fully LIED and told me that the unit I had my eye on was fully upgraded like the model. When I picked up my keys was when I found out that my unit was actually not upgraded at all. When I went inside my unit initially, there were huge, 10 foot long water stains across the entire place, spanning from the fridge to the patio door (first floor). And there was water actively in the living room as well. When I went back to the office to ask for proof that this water issue had been fixed they told me they would put me into another unit. They let me tour a couple other units and the first one they showed me had 2 inches of standing water in the bathroom and there were signs that someone had been in there due to the cigarette butts in the bathroom. This unit backed up to the other unit with the water damage. Eventually they toured me through the final unit I settled on but after a few days I started to notice an insane amount of roaches coming out from everywhere. I eventually realized they were coming out of the freaking drywall. Literally my worst nightmare. I have never been so stressed in my life and I had to have therapy to recover from this experience. I talked to the neighbors and they had been complaining about the roaches for months and that the whole building was infested. I also talked to another couple at the office and they were having the same roach issue in another building. The one star is awarded to them simply because they gave me a full refund and let me out of my lease so I could go to a different complex. I can't imagine what this would be like for a family who does not have the finances and knowledge to get out of a lease like this and be able to pay for a hotel for several days and movers AGAIN. Horrible company and horrible leasing office.
I’ve lived here for two years now. First year wasn’t so bad, however this following year was horrible. It’s true they never answer phones, or emails, you have to go up there every single time. The neighbors across from me had roaches, and now I do. I also had numerous drug dealers/ people who smoke constant marijuana on back porch as neighbors. As well as dog owners, letting there dogs poop on back porch and not cleaning it for months!! Imagine the smell around my apartment! Front office loves to send out threatening letters, about everything so they can charge you! They don’t care about you or your well being. DONT MOVE HERE.

I’m at the end of my one year lease and cannot express strongly enough what a terrible experience it has been. I pay on time every month and haven’t had any late charges so I’m not disgruntled because of my own failures. Here are all of the ways this apartment complex and their management have failed me as a valuable tenant who hasn’t caused them one bit of trouble: 1. Changed me more than double my rent and haven’t refunded me. They owe me more than $1300 and won’t call me back or email me back. I’m thinking I need a lawyer. 2. I notified them I would not be renewing the lease, in writing per the contract, and never heard back from them. I did this 8 times over the last 2 months of the lease and still haven’t had any response via email or phone. 3. When trying to apply for a lease we couldn’t get in touch with the leasing manager without going into the office and had to go there 4 times to finally secure a lease. So if you live out of the area, I have no idea how you’d ever get a lease from them. 4. They charge many hundreds of dollars over the lease amount for various fees, including vallet trash which I never used, a parcel delivery which I never used and had no access to for the first 8 months living there, and recycling but they don’t have a recycling bin. Those fees came to about $150 extra each month. 5. No access to the workout rooms for the first 5 months. 6. The fob to the facilities works only after pushing it for several minutes and I’ve never been given a new one. The excuse: “We have a new system and can’t program them” 7. The gates have never worked and since you’d need a fob to open them and they’ve never in the whole year living there ever programmed their fobs, they can’t close the gates. 8. Parking is terrible, though I think that’s true of all apartments. 9. We had to register our car with them, again, and the website to do so, never worked. Finally had to go into the office. 10. They do not respond to messages from you using their own messaging system or a direct email. 11. They haven’t ever returned a phone call. I guess the only way to get anything done is to go into the office and sit there waiting for someone to help you. Not very convenient if you are working.
When moving into the Plano, TX area, we visited around 15 different places to try to lock down a new home. Residence at North Dallas was easily the nicest, cleanest, most economical, and friendly of every complex we visited. They really went above and beyond every other experience we had. We were also impressed with the layouts and amenities available. Application process was a little tough due to some difficulties with the online system and email SNAFUs, but they aided us there as well. Overall, these folks earned our trust thoroughly and we can't thank them enough for turning what was otherwise a very hectic and difficult moving process into a successful lease. Much thanks to all parties involved.

Lived next to drug dealers, that almost set apt. on fire .They cant manage the trash surplus w/ dog poop. The apartment has been poorly painted ,with grease stain penetrating the new layer of paint.
It has been over a week since I applied. I have submitted EVERYTHING that they asked of me and I have still not been told a decision. I was told by a manager at a separate apartment that these apartments seem to be doing what they can not to approve me. I am a veteran and work at the post office and I am just amazed that people can be so unprofessional and not work by the motto of their own company.

please save your money and never move here. it is literally worse than a motel . the cockroach infestation was so bad in my apartment there were roaches falling from the ceiling, pest control did come out 2 times but made no difference whatsoever on top of me fumigating 3 times myself. i wish you could include pictures, i found 40 dead roaches on my first night being there. was not able to stay there for a whole week because of the conditions and they still wanted me to pay rent even though there were cockroaches everywhere. and yes i’m a tolerant person of bugs, but GERMAN COCKROACHES? that’s just disgusting. there were trash in the alley ways and it all contributes. PLEASE SAVE YOUR TIME AND MONEY AND NEVER COME TO THESE APARTMENTS. their resolution with me was to terminate my lease and not get rid of the cockroaches. so BEWARE!!!

When first moving in this complex, my husband I loved it due to the Cares Team with Chef Fitz. Chef Fitz is amazing and wonderful and his team really took the time to create community amongst the residence. In addition to the Cares Team, the rent price was affordable for the given floor plans. However, after CAF Management took over this complex, service has declined swiftly. Our first concern is security. CAF Management does not make it a point to ensure the safety of their tenants. Almost all gates to the complex are open, with several non-residents coming in and out. Management has made no effort to fix the gates and instead of fixing the gates, they leave them open. In addition to the gates being open on a consistent basis, the management team does not take into account for visitors by registering their name or their vehicle when they are visiting. Basically, anyone can come into the complex as they please and many of the non-residents are responsible for many reports in crime within this area. In addition to gates being open, expired registration stickers on vehicles can be found throughout the entirety of the complex. Currently, there is a large white van with a registration sticker reading October 2018 as its expiration date. I have no idea who's vehicle this is and it appeared in my area of the complex by my building about a month ago. The windows are tinted black, so outsiders cannot see inside. This is extremely suspicious considering I live in a building where there are families with children. There are no reports of CAF Management making an effort to tow vehicles that should not be in the complex. Additionally, many vehicles with expired temporary tags are found within the complex, again suggesting non-residents are in and out of this complex. I would also like to mention with respect to the crime in this area, my car was broken into in this complex, just right outside my apartment building in the middle of the night. After a police report was brought to management, there have been no improvements with gate closures or security. My husband and I's second concern is when we have placed maintenance request, we have been told on numerous occasions that maintenance handles requests in a list format, meaning, if you place a request and there are several other requests ahead of you, they will get to you when they can. Our experience with this system is horrible. We placed a request in for a new microwave that had gone out on us.

Since day 1, I had problems. I moved in to a 1 bedroom unit on the second floor that looked NOTHING like the pictures. All carpet except the kitchen/bathroom, old appliances, and roached all over the place. After 6 months fighting it, I transferred to what they said was a "newly refurbished" unit which absolutely was not worth the price. While it was good in space, the painting on the walls was unfinished, it had a leak in the window, all kinds of stains on the roof and a million horrible details. The staff is friendly but they are hiding from the fact that they are money grubbers. Your deposit is a s good as gone, they charge a mandatory carpet cleaning. fee that is $80 and a bunch of other fees (even after I had thoroughly cleaned the place before leaving. I could not get over the fact that I still owe $200 in fees which I am still fighting. While the people seem nice, the place and manner they conduct business is a nightmare. Please for the love of god do not move here, it is not at all what the pictures show.

So let me start by saying Maria is a godsend! My living situation changed rather quickly and Maria got me in very quickly! Everything was smooth, clear, and concise. We spoke through email up until my move in date and she really made me feel at ease about moving. She answered every single question I had and sent me pictures of the apartment. I got exactly what was sent to me. The apartments are older, but its not bothersome. My apartment is in great condition and I feel at home. I hope all my moves are as smooth as this one. Its pretty quiet and I haven't had any issues at all. They also gave a cute welcome home package as well. Thank you Residence of North Dallas!!

Miranda in the leasing office was super friendly and helped to make this the best moving experience for me and my pregnant wife. She made sure that all of our little requests were taken care of.
The only reason for my two stars is because of Herman, Marvin and Chef Fitz. Herman is the maintenance guy and he is just the nicest person you will ever meet. Marvin is a leasing agent and he is very friendly and warming. Chef Fitz does events and he is extremely nice. Everyone else , I have no words. It is INSANE looking at all the positive reviews when my stay here has been hell. Sonya in the office has the worse attitude ever. She disregarded my feelings when I expressed how upset I was to have to spend the 4 days without working air conditioning amongst several other issues. I was called a liar by a manager in the leasing office. The gate never works. Needless to say, I’m just glad I’m leaving at this point.
So far my stay has been pretty decent! The only issue I’ve had was when my air conditioner stopped working and it was fixed within an hr or two. Everyone I’ve come in contact with that works here has been kind! Mr. Herman with maintenance was very friendly and welcoming! My experience here has been great so far!
Chef Fitz has an sensational personality. He has been hosting events at this property for some years now and I truly appreciate his consistent calm, refreshing and amazing personality. CAF Mgmnt is awesome to have this guy here hosting events. He is truly a blessing to our community. Thank You Chef Fitz & thank you CAF Mgmnt. I have lived at many places but never at one that takes care of there residents like this one. Chef I cant wait until the next event so I can get that delicious food.
Out of all the apartments in DFW I have lived this has been the best. It doesn’t have all the bells and whistles of a luxury apartment but the staff is wonderful and the prices can’t be beat. I would definitely recommended this place to anyone needing a good place for a reasonable price!

I had some lights in the kitchen, bathroom and bedroom that had to be replaced. Herman replaced all of the lights and the one that did not mention. He was the first to ever come in and fix everything at once. Herman is an outstanding worker. I love one stop service and people that is proactive. We need more workers like him in this world and not to mention every respectful. Geat job! The Residents at North Dallas has been a great place to live.
This place, this residence, has been my home for almost 10 years. I've seen some low points over the years, but I've seen a steady increase in high points since CAF took over. Maranda is the assistant manager and I really working with her. She is patient and kind, she follows up when she says she'll do something, she's honest and makes me feel heard vs just listened to. There have been a lot of changes, but I think the addition of Maranda is one of the best! Keep up the good work guys and dolls!
The entire staff always greet you with a smile and very helpful to my needs, and quick to attend to any problems that arise . The grounds are kept clean every day by friendly courteous workers. I love the convenience of the clicker for the gate and the valet trash. I live alone here and could not feel safer anywhere else....a beautiful neighborhood even has a park across the street.
I wish I could give zero stars. I moved into this apartment after a nasty divorce with 2 kids because it was cheap, I could get in immediately and it was relatively close to work. The plan was to save for a year and move into a house which I did but it was the most miserable experience and now I'm still paying for this awful choice on my part. Problem #1 had my balcony broken into and it took 2 weeks to fix the broken glass on the balcony door in the middle of winter mind you. Problem #2 my AC went out in mid May. I called 2-3 times a week until mid JULY to get it fixed. Each time they would come out and fill the ac with freon and not replace the unit. Finally I got ahold of management after over 2 months and got a new unit within 24 hours (thankful for this at least I guess). Problem #3 the hot water heater was so low there was no such thing as a hot shower for the first 3 or 4 months. Then they adjusted it and even at half way it was too scolding hot for my children. They kept adjusting but it was never normal. And tub never drained correctly from day 1. Problem #4 I've now moved out and after being consistently charged about $30-40 /month for water, trash etc. My final bill was over $100 for no apparent reason. I am a clean freak and I also cleaned the apartment top to bottom when all my stuff was moved out and I was still charged an additional $140 for cleaning. $40 is standard which okay I understand but an extra $100 for the carpet that was in better condition upon move out than move in!!!!!! Theres been so many other issues but these are the highlights. Even for the cheap price these apartments are NOT worth it. Especially if u have kids. I never felt safe here. I would say u get what u pay for but it's not worth it. Seriously.
I wish I could give negative stars! This place is bug infested! The staff does not give a crap! I have small children and I have not been able to use my cabinet for over 4 weeks because of repeat sprays.. the buy company representative said that the appliances all need to go.. there are roaches behind the glass display on the stove and microwave and they are breeding behind the dish washer and refrigerator.. he advised that 2 treatments separated by 7 days should resolve the issue but the office staff is incompetent! They refuse to give us a new unit, refuse to replace the appliances, don’t call you back when they promise, won’t give out information for their sr. Managers! Do not move here
I lived here from June 2017 - July 2018, and since I care to read reviews when searching for a place, I thought I'd leave one. I honestly cannot remember having an issue living here. I had an issue with an upstairs neighbor one time and that was it. Community was nice; I REALLY enjoyed the Events Team. They hosted at least 1 event a month and it was pretty cool getting to meet some neighbors that way - I wish more apartment communities were like that. The maintenance staff was pretty on top of things. All in all, it wasn't a bad year. It was also pretty quiet except for the kids always at the playground, which I lived right next to, so I guess your apartment location in the complex will make this a quiet or somewhat loud experience for you. I only moved because my job moved. My rent was at a very good rate at the time so I probably missed out not renewing my contract, so that's unfortunate for me. Otherwise, I think this is a nice place to live. The upgrades are also looking really nice.

Good luck getting any maintenance work done if it takes more than 5 minutes. The entire staff including the property manager is as dismissive as can be. They’ll ignore your calls to the office, no one will call you back when you phone the emergency maintenance line, and if you write a serious email to the property manager she’ll give you a vague two sentence response as if she didn’t read it in the first place. My A/C has been broken for 3 days and their excuse for not fixing it is other A/Cs are broken. So if you fancy 80 degree temperatures inside your apartment with no regard to your health in the summer BEFORE temperatures are in the triple digits, being ignored, maintenance hanging up in your face, this is the place for you!
I transferred out of my apartment in to a newly rentovated apartment and I love my new apartment! The staff was so great in making the move smooth. If your new to the area or just looking for a new apartment this is the place to be! The neighbor hood is quit. It’s pet and kid friendly. The staff is wonderful. It’s clean on the outside. And they have breakfast once a month! You will love it here!

Here now, this about the 8th bee documented and photographed in my Home. I have all the records of service request that I’ve put in and photos that I have attached with the service request since the first incident when I was stung in July. I have reported this situation to the Fox4 news and at this point, I am requesting nothing less than to be transferred to a new unit. After being completely ignored when I filed my last Bee finding last week, to top that off The maintenance guy who came “completed” the service request, picked up the bee and said he was taking it to Resident Services. I never heard from anyone. That’s terribly poor service on you all’s behalf, just terrible. You all have neglected that fact that I am allergic and I have doctor’s paperwork to show that. I’ve ranted and raved about this apartment complex until this. I’m so dispappointed, upset, and let down at the way this situation is being handled.
Do not be fooled by the low rent like I was. It's cheap here because this place is terrible. I signed a 13-month lease back in May and it may have been the worst decision of my adult life. The apartment we walked through was nothing like the one we rented. Inside the apartment, the lighting is minimal. The A/C has water exhausts that drop into the dry sink and the master bathroom. I can’t keep anything near the dry sink because it risks getting wet randomly, and if you need to relax in the (very small) bathtub after a rough day at work, you better not have the A/C on or else cold, filthy water will drop on your head randomly. What a stupid, penny-pinching way to design something. There are no lights in the interior and exterior closet’s. How stupid! Even during the day, I need a flashlight. And when I cook in the kitchen the lighting fixture casts a shadow whether I’m on the stove, the sink, or the island. It’s things like these that impact quality of life on a day-to-day basis. When we first moved in, there was a pungent smell of dog urine in the dining room. I doubt they cleaned it before we moved in. It took two additional visits from the cleaners to get the smell out. There were (and still are) roaches. I even found one on my milk jug in the refrigerator one morning. It doesn’t just end inside the apartment; the complex is also filthy. There are fast food wrappers littered everywhere, people do not clean up after themselves or their animals. No pride, no self-respect. All, ALL of the gas grills have been ruined, you have to use charcoal. That’s not a major deal, except for the fact that the grills weren’t designed for the heat. The grill plates were actually peeling from the heat. Early on, I mentioned that to management… How that’s actually a health-hazard for residents to be cooking on. They didn’t seem to care.
This place is the definition of bad management!! I can't tell you why I have lived here since 2009, but now I'm so ready to leave I may break the lease. I've had nothing but problems, they keep updating the front office but not the actual units, lived in the same unit since 2012 and they were trying to charge me for new mini blinds. Most recently they have "lost" my pet deposit that was paid n 2009 and are trying to get me to pay it again. The people in the leasing office are awesome, but once you sign on that dotted line you have to deal with the horrible people in the Residents office. These people are heartless and only care about money and getting out of there the minute closing time hits. STAY FAR AWAY from this place.

We have lived here for almost 4 years and love the location. The apartments are well kept with generous square footage (rooms and closets are huge!). Maintenance and office staff are always pleasant. Definitely recommend living here!
they are amazing and a wonder for community. they have always been friendly and always have the best resident parties. it has a large property, and amazing outdoor actives such as a huge gym.
When I viewed the apartment I was taken to an empty apartment they needed upgrades but advised upon signing the lease that I would be renting a an apartment that was upgraded. The upgrades were described as hardwood floors. granite counter tops etc. Needless to say upon move it I had none of the above. The granite counter tops were painted to look like granite and the hardwood floors are a sheet of linoleum. To add insult to injury of course the rent for the upgrade is more. If I was aware that I really wasn't being upgraded I would have rented the apartment that I was shown. There has also been several occasions where I have come home and my garage door is up and my car has been in the garage several times and the door would not open. Each time I was told that it is because I keep hitting the sensors instead of getting to the root cause of the issue. Lastly, there are several cans with bags for residence to pick up after there dogs when they walk them and they refuse to use them and when I called to advise management I was asked to monitor the situation. I notice was finally sent out after months of complaining and there are still several residence who refuse to comply. I am over it and looking forward to moving soon.
If you're looking for a large, friendly community, this is the place to be. Food, mall, theaters...you name it. You are literally smack dab in the middle of everything you could ever need, for an extremely fair price. Plus, the office takes great care of their grounds, and their residents.
I've lived in my current complex for over 3 years, the new management is much better at handling the size of the complex than the prior ones. It's fairly priced for the convenience you get. 2 tollways very close as well as food and entertainment. Overall it's a good place to live that's affordable.
I have had a few issues here, I am a single mom and I feel like the apartments don't take me seriously, however this is what I can afford when it comes to a two bedroom apartment.
There are multiple apartment complex's combined here so the property is large and not really secure. The apartments are decent and maintenance is quick to address issues. The area is somewhat dangerous and I have had someone root around in my car late at night. They do have CC cameras and a nice gym.
My first year here there was no notifications to let us know where there was any activities, i was later told that notice of events is stuck on the wall in the Laundry room. i guess if residence has their washers and dryers in their aparments then they would not be a part of anything. By my second year i had to go pick up program papers at the apartment office. A better way would have been to send such notices to email addresses or stick it on doors but then i guess that would be a lot of hard work. The laundry room should please be cooler in Summer time and warmer in winter months. Other residence should please pick up after their pets, there is either dog poops on the grass or stray animals running around. Friendly staff though sans one, but i guess it was because she was pregnant 2 years ago. what can i say? :) Thank you
I have lived in this complex since November of 2014 and have always paid my rent on time, I pick up after my animal and have worked very hard to be a tenant that was flexible. If I have ever had an issue I try to schedule times with you in advance so that I make sure you will not have to deal with my animal. I have had three issues with my apt since living here and each issue I have been disrespected and ignored. The first one was with my window… I found a hole in my front window and was told over the phone that the issue would be over a 3 week process. The first time someone was supposed to inspect my window then order the size I needed. Then it would take two weeks for my window to come in. However, no one showed up the first week and so I called to schedule for the following Monday. AGAIN, no one showed up so I then called AGAIN. Finally, someone was able to show up and somehow replace my window ALL in the SAME VISIT. Which is amazing bc I was initially told that could not be done. The second was with water leaking in my apt. There were two areas, first was from vent in the hallway between my bedroom and my bathroom and the second was a drain that was above my sink in the bathroom. I called on a Thursday to schedule for Monday to have someone come out and fix it. I made arrangements so that my dog was not in the apt. I come home Monday after work to find that everything was still LEAKING and no one had been to my apt. I called on Tues, upset, to see how we can resolve it. So the lady I talked to told me she would send someone out while I was on lunch before 12:50 (because that is the time I had to leave to go back to work) AT 12:50 a person shows up (so now I am late for work) he looked and said it was an easy fix and it wouldn’t take very long. I return home after work to find that there is brown gunk on my MIRROR, MAKEUP BRUSHES, TOOTHBRUSH, HAIR BRUSHES and counters. I felt so disrespected and when I talked to the lady in the office she said she would “take note and tell them to clean up after themselves.” The most recent situation involved the breaker box. First of all was given less than 12 hours to find placement of my pet. I had a notice on my door wed after I got off of work that maintenance would be in my apt the next day between 9-12. When I came home from lunch after noon I came home to my apt wall looking like a mess and had paint (or whatever it was) on my cooler and my washer and dryer. There was no note left in my apt at all.
