Property Ratings at The Residence Buckhead Atlanta
I feel that when I moved in, there was a more positive community. The neighbors were all amazing and nice. Since around the pandemic, we?ve had negative experiences with neighbors being noisy, people smoking weed around the building, people taking stuff from the gym, etc. We?ve even had a situation where a neighbor was verbally aggressive towards my wife to the point where she actually came to the apartment in tears and somewhat angry and scared about the situation. Though the management team tries to be courteous and address what they can, I feel that something about the community has changed. When I evaluate the price point charged for an apartment today vs the experience I?ve been having, I can?t wholeheartedly recommend the building to my friends without bringing up these negative factors.
Noise levels throughout the day make it hard to work from home if you're on calls/meetings
I love where I live. As one of the first residents ever to move in, I truly dont ever want to move out. The leasing office staff and the maintenance staff are ALWAYS spot on and deliver the exact same day I have an issue. Always friends ALWAYS responsive. Im VERY happy with where I live... Lauren the manager is always on top of everything.. 5 star review!!!

Incredible location, value, and apartments. Carol made the entire application and move in process so seamless and checked in with me after move in. She made sure everything in the apartment would be up to date and fixed between my move in inspection and move in date. Given the current circumstances in the city, I think this is the best place to live in terms of security, noise level, location, etc. L

I would recommend this community because the location is ideal, there are great security measures in place, and it does offer the minimum amenities that most apartments offer. I would not recommend this apartment community due to small closet space, very small gym space, small bathrooms and a few other space issues inside of the apartment which make it difficult to accommodate every day living.

I would recommend this community because of the cleanliness of the building and safety. There have been several car break-ins in the Buckhead area and I see security walking the premises quite often. This makes me feel as though my cars are safe and the risk of having to deal with car theft is minimal.

The concierge and leasing staff were the reason I chose to live here in addition to the secure environment of the complex. the location is great as it's close to 400. If you like the lifestyle of the people who live in that area of Buckhead, then its for you is what I would tell people.
Maintenance responded immediately the next morning to fulfill my request
Everything is great with the exception of a few things. Valet brings crime, not sure why the parking garage has valet now. Also I think residents should be given a certain amount of guest parking passes per month so friends/family don't have to pay to visit when they come. Most of my friends/family avoid visiting because they don't want to pay to park. Maybe 2-3 passes per month would be helpful. I also heard that the concierge can't watch the video surveillance in the elevators which is strange and unsafe in my opinion (if that's true). Otherwise, love the building! Residents are friendly and normal.

I've been a resident over 5 years but just recently I moved to a larger unit within my building. Maintenance did a great job getting me on the schedule to address the repairs. There are still a few items remaining that I need to be addressed. My largest concern is a strong pet odor of urine in my unit from the previous tenant that will not go away.
Attractive living environment, great location, nice amenities, helpful, friendly and professional staff--particularly Gigi. Frequent issues with elevators have been problematic. Seems like a high rate of turnover. I see different people in the elevator/gym frequently. Appears as if people come in to live with others for awhile then leave. Almost feels like I am living in a hotel.
The community seems great, the only drawbacks for me were that the apartments seemed a little older interior wise than where I am now.
The community is maintained by some of the best team members in the city, concierge, maintenance, and office alike.
The staff is wonderful, the apartment is in a great location, and overall the apartment is kept in great condition!
Elevators are frequently slow or broken and you are not allowed to use stairs.
Gigi was a pleasure to work with. She provided me with all the information I needed for consideration, was very courteous and friendly. I would have easily moved forward with my reservation with her, however it was a personal decision to hold off on my search.
I loved everything about this community, from the staff in the office, concierge, ammenities, etc. I was extremely sad to leave, but was ready to purchase a home. Had residences been available for purchase I never would have left!
Good location and overall the community is nice. Over the past year, there has been several issues with the gates malfunctioning when trying to exit. The elevators are constantly down and you really have no since of true validation when there is a true fire happening. You can barely hear as the recording seems to be outside of the apartments. Perhaps using the speakers/PA system in the apartments for announcements that are critical as such.
My current apartment was recently broken into - Carolyn went above and beyond to address any concerns I had and made me feel very confident that The Residence is a place I'd feel comfortable calling home.
The elevators break down way too often and there are glitches with the parking gates too often as well. The last month or so has been better on both fronts so hopefully they've been figured it.
The Residence of Buckhead is a wonderful, safe community to come home to; and I highly recommend it given its location, safety and cleanliness.
Any apartment except facing north in the north tower. The construction ruined my justification of the rent price and there were no other 2 bedrooms available
Unfortunately, upon move in my apartment was not in great condition. I had to submit 10 service requests within the first week of living in my apartment. With that said, the staff did a wonderful job of making sure everything was fixed. Unfortunately, the move in situation caused additional stress that was not needed.
The staff in the office, particularly Carolyn made living in the residence a very good experience. Thank you for a very good 2 year!
Ambience of the living in a well managed and safe place. Received nothing but good responses when I shared where I?m living.
I have really enjoyed meeting the other tenants, the respect and caliber of the tenants in the community, its location to restaurants, bars, shopping, etc., and the staff (front desk, maintenance and leasing) has been excellent. Very small things, but I love the new added touch of music when entering the elevators, as well as the smell of the halls and entryways of building, and the personality of Michael at the front desk and his interactions with guests has been great! However the parking situation for visitors is terrible, even with a visitor's pass, especially for a guest who comes over almost every day, the a/c in the unit is very inefficient keeping my kitchen area very cold, but my bedroom and other areas hot, especially without ceiling fans already installed, and the shared hallways are very humid and hot during the summer months which was not expected with a luxury high rise (especially coming from another building that wasn't like that).
Gabe was awesome. I really enjoyed the atmosphere and professionalism. This place is really one of my top picks.
