I lived here for four years, unfortunately. The building is fine, but each year more and more things seemed to be breaking and it often took a LONG time for anything to get fixed. Usually, only 1-3 of the EIGHT elevators are functioning, and every weekend they end up looking like dorm elevators. The place constantly reeks of smoke and most of the hallway lights are usually burnt out. The fire alarms go off constantly, almost exclusively around 3am. The management is truly awful.
If you like waking up at 3 am for a fire drill or having to call out of work to get this simplest things handled by a rude/dismissive management team. Then this is the place for you. 0 out of 10 would not recommend

The property management is really bad, I had spoken to the property manager herself and she had the worst attitude, she did not care what I had to say at all, and when I said that she was being unprofessional all she said was ''IM SORRY YOU FEEL THAT WAY" but nothing was resolved. I am not the one to write reviews, but the way that woman was talking was just not okay.
Management is very unresponsive and dismissive, elevators are unsafe, outside grounds are infested with dog poop, occasional fights, non-stop party scene. Could go on and on, AVOID IF YOU WANT PEACE.
I made the mistake of living here before reading reviews, which I normally do. Big mistake! I don’t know how they managed to get four stars. All the bad reviews are true. Building upkeep is poor. Management, whoever they are, do nothing to make the building better. I also blame the neighbors as they are problematic to half the problems. From the dog urine and trash on the elevators to the upkeep of the cleanliness throughout the building. Management does not send out any correspondence in regards to any disruptions that often happen in the building. For example, the building fire alarm, which will startle your soul out of you, went off about seven times for two days, all throughout the night and day. They didn’t apologize for this or explain why. Maintenance is poor. Either they put a bandaid on your repair, take forever to fix your repair, or do not fix it at all. Depending on your apartment, the windows do not open or the ones that do, the maintenance have to come open them and they won’t do it. The trash area gets smelly through the halls and they don’t collect it on the weekend so it piles up. The package room is a nightmare!!! There is no order. Packages are thrown around and you often have to search through numerous other packages to hopefully find yours. There’s poor temperature regulation in the apartment. Prepare to be cold or burning up hot, depending on your apartment layout. Parking is overpriced. The utilities are an addition to your rent that they provide, so keep that in mind. For awhile a lot of the elevators were missing buttons. For now, some of the buttons don’t work. Security is a joke. They’re loud talking on their phone or just staring at it. The building through the garage feels very unsafe. The gym looks nice but half the machines don’t work and nobody is coming to clean anything in it. The decor/furniture throughout the building is outdated and old. I hate living here. The minute my lease is up, I’m running out of here. This has been the worst experience. I’m embarrassed to live here. I’m definitely being overcharged. There is nothing luxury about this building. Nothing!!

Regarding after hour building disruptions, when there is an emergency, our on call team is dispatched. The following business day, our Management team sends out communications to residents informing them of the disruption. We have addressed all elevator button and fitness machine issues, but if you notice anything further, please inform our Management team, so we can resolve the issues. I thought I would share my experiences having lived here a full year. I do encourage you to visit because many of the pros and cons of this place will be obvious on a tour. Trash and dirty common areas are a big issue still, despite them considering it to be “luxury” apartments. When you tour, you’ll notice it smells like trash as soon as you walk off the elevators onto most floors. It seems they don’t take trash out frequently enough. Alcohol, food wrappers and often dog urine appear on the elevators and common area floors especially after the weekends. You’ll often smell pot or cigarettes on staircases and in the parking garage. Management is nice some days, and other days they’re rude and dismissive. The newer staff seem poorly trained and aren’t able to do anything unless Nicole is there. They seem understaffed while trying to manage 18 floors of residents who don’t pay on time (I’ve seen notices on a quarter of the tenants’ mailboxes). When staff send emails to me, the emails are full of mistakes and it’s obvious they had no time to respond. Maintenance is handled slowly or not at all. For instance, the front doors to the main entrance were broken for around 9 months. The HVAC vent in the living room is the primary vent for AC and heat. If you don’t have one in your bedrooms, you will suffer—the small vent will not do anything and the bedroom will have poor temperature control. I believe uneven temperatures are considered a rental violation but I didn’t end up pursuing this while I lived there. On a related note, they don’t meter the HVAC like they do electric and water, so be aware that you’re paying a rate on HVAC related to your square footage and how much the entire building has used (they did not tell me this during move-in). This means that even if don’t use AC or heat, you’re paying about the same as everyone else in the building
If you live here, expect nice amenities that are not well maintained, a management company that does not respond to you, and property theft when you leave things with the security guards (who say they can securely hold things) which the building will then say they have no liability for. And good luck getting in touch with management in the first place.
When you first tour the building, you'll fall in love with the amenities and the apartment itself. It's great! The gym is probably the best one I've ever used in all the buildings I've rented (from NYC to DC). The management is by far the worst I've had to deal with in all my years of renting luxury apartments. Just as the other reviewers have mentioned, they ignore messages and problems. And that's an issue that goes all the way to the top. The maintenance is bad (at best). They do not make life easy for residents. For example, when you move in and out of the bldg, you will have to use the front entrance. There is no loading dock or designated parking spot for your moving vehicle. They didn't even lock an elevator for us when we moved in or out. Imagine what a stressful nightmare that would be. Also, we had some terrible tenants in the building being evicted every week, some really sketchy characters. It's a shame because the building could really be a gem but when the property management company itself doesn't care, your experience will definitely reflect it. Stay away.
Reading over the other reviews I feel better because I am not the only one who had multiple issues. I could hear parties from floors below and above me as well as those in suites with walls not even connected to mine. I went to management several times and nothing was done. Between your neighbors and fire alarms, one should expect POOR SLEEP multiple nights a week. WINDOWS DO NOT OPEN. In my apartment, I didn't get any fresh air as the windows do not open. The gym frequently has equipment that is not working and Wifi does not work sometimes. This lack of upkeep reflects the POOR MANAGEMENT. They will ignore your emails, take weeks to respond, and will not responsibility for anything. If you value your sleep and well-being, would recommend choosing another building.
Do not live here. Apartment was filthy on move in. Maintenance is unreliable (often no hot water, door locks malfunction). Finding your package often involves a trek to every floor's package room. There are plenty better apartments in the area at similar cost that provide a much better experience. I wish I could leave, but I am stuck due to my lease.
PMC, headquartered in Philly, should be ashamed of this mismanaged property. The property manager, and the staff are not on site. The constant ‘de-construction’, bad excuse for a parking garage, poorly kept facility, unresponsive management, many disrespectful tenants, and dorm-like atmosphere - all huge red flags! The building used to be an office building, so the apartments are cheaply constructed and it shows. Thin walls. Recently, there was a water leak that spread into units from the top floors all the way down. Maintenance never came to the unit to see the damage. The security guard claimed the crew was working their way down. Yea, not at 10pm on a Saturday. Next, don’t get me started on the noise, and some of the lousy tenants, and poor management that cause, and tolerate it. The units are poorly designed, and were built with a lot shotty construction materials. The hallways smell like garbage, and the dumpster on the side of the building some days looks like it has exploded with trash. Very unsightly for a downtown apartment building. The “pool” is a not really a pool, more of a trough. I can keep going, but if you’re thinking of moving here, I dare you. Can’t say I didn’t warn you...
The lofts are beautiful, maintenance has been great with me when needed, and the amenities are AMAZING. This building has a lot of great things about it for sure. However I would not have moved here if I realized how frequent the fire alarms go off. I've only been here for 3 months and the fire alarm has went off over 10 times already. The residence is a "pet friendly" apartment building but the frequency (and loudness) of the alarms is beyond unacceptable for pets. If you have pets or are very sensitive to fire alarms yourself, I would not recommend this apartment.

I wish I could give this place negative 1 stars. The only good thing about this place is what it looks like but please don’t let the looks fool you. I signed my lease in February and moved in that July. My apartment still wasn’t move in ready. Fast forward to August. I was without power in half of my apartment for FOUR days and they refused to get someone out to get it working. No AC and of course the windows don’t open, my groceries went bad and couldn’t see anything in my bedroom or bathroom since there’s no windows in there. If you want to be woken up at 3 AM a few times a month to blaring fire alarms for no reason then this might be for you. Leasing staff will carelessly give out your personal information to anyone who asks and wont even give you a courtesy call or call to ask for your permission. Don’t bother moving here if you have a dog. They advertise as pet friendly but heaven forbid your dog, you know, BARKS, they will bombard you with numerous emails about noise complaints and threaten to call animal control. Management needs a class on customer service because they are severely lacking in that department. They’re aren’t friendly at all. They all seem like they don’t want to work there and honestly, if PMC treats them the same way they do the residents, then I can see why they always seem miserable. The walls are paper thin. You can hear everything your neighbors are doing. Walking, sneezing, laughing, using the bathroom...you name it, you can hear it. This is just an overpriced piece of garbage. Save your money and go somewhere else.
I’ll try to be brief. During my most unfortunate year of living in this dump, staff entered my room without permission on two separate occasions, once at 11 at night. They also changed my locks without permission, locking me out of my own apartment, and then refused to admit responsibility, claiming that I had agreed to a lock change. So therefore, I’m a lie, and I had agreed to be locked out of my own apartment? I’m still trying to figure that out. My move out day could not come soon enough. I vacated the property and moved in elsewhere, but was still paying rent. I left a few things in there, intending to pick them up on the move out date. I came back... and everything was gone. So the staff has entered my room without permission while I was still paying rent and destroyed my private property. When I complained, I kid you not, they said here’s a hundred bucks. Take it or sue us. Oh let’s not forget the bums hanging around outside. Or the fact that you can look up crime reports about the area and find out that you’re living in a very unsafe area. There are hundreds of places in Baltimore. Do not even consider this trash heap.
This building has very poor and unresponsive management, maintenance, and security. I have experienced windows leaking every time it rains despite management claiming the problem has been fixed. I have learned to leave my window shelves completely bare. I have had my light fixtures fall out with no response from maintenance despite submitting a work order a month ago. On numerous occasions I have had the battery on my door lock suddenly die without warning leaving me unable to unlock my door using my key fob and having to wait for two hours while security, management, and maintenance point figures at each other about who should fix it. It’s ridiculous. This building is being run by children. I hope this review makes you reconsider renting here but I’m afraid that most people renting here are not reading reviews so that the type of occupants you’ll be surrounded by. Welcome. 1 star for the gym and rooftop.
Great building to move into if you enjoy getting your car towed in the lot you pay $200/mo for, terrible management that refuses to communicate and windows that leak/stain the window sills. Oh, also! Move into this building if you enjoy being pulled out of bed at 1 - 3 am (way too often) due to the fire alarm going off. If I could give 0 stars, I would. Don't be tricked by the beautiful apartments and amenities.. they are not worth the rest of the flaws.
I moved in a month ago and absolutely love my apartment and the building. I was hesitant after reading some bad reviews, but I’m glad I took a chance and made the move. I haven’t had any issues since moving in. The building is cool, the gym is great and I love the resident lounge. Leasing staff seem nice and willing to help when needed. Front desk security staff are really nice and always very helpful. The only negative thing I would have to say about this place is that there doesn’t seem to be much a of a breed restriction as stated on the website, there are breeds that should be restricted living in the building, some not so friendly. Other than that I have no complaints, I can see myself living here for a while. I’ll update if anything changes, but so far I’m happy!
Terrible management! The heat hasn't been working in our apartment since we moved in a month ago, and the management company has yet to do anything, despite sending them multiple complaints. They are so unorganized and lackadaisical. Furthermore, the entire building is a complete icebox -- a maintenance person admitted to me that they barely run heat in the hallways, and the heating systems in the lounges do not work. This place is uninhabitable; I would be shocked if anyone chose to renew their lease. Do yourself a favor and look elsewhere.
**Warning to whomever is looking to move to The Residence 300 Saint Paul place Baltimore MD 21202 | PMC Property Group** My husband and I moved in to the PMC property on January 2018, the building was still under construction and we were given a deadline when the work will be completed. Those dates and promises were never met, nevertheless those problems are nothing compared to the issues we’ve been facing consistently. The windows have huge gaps and let in rain/cold and heat, this is a constant theme In all of the apartments. We had a mice problem in our apartment and the communal areas. We even had a mice climb on my husbands while watching TV in the cinema room. **The garbage is not taken out over the weekend, so each floor smells absolutely awful from the moment the elevator doors open, we are extremely unlikely as we are next door with the Garbage area. The smell has been coming into our apartment and the weekends have been unbearable. We now sleep in the living room on the weekends because the garbage the smell is so awful in our bedroom. We are prisoners in our own apartment. We’ve reached out to management countless times and they keep ignoring our requests. How we’ve been treated is absolutely disgusting, don’t make the mistake we made. STAY AWAY!
Upon touring The Residences at 300 St. Paul, you will likely be impressed by what the building has to offer, but as the saying goes, "don't judge a book by its cover." The building is marketed as "luxury", but this is far from true. The gym and hallways are hardly air conditioned and are often warm and stuffy. In a luxury apartment, I would at least expect the gym to have air conditioning so that it is not 80 degrees everyday. There is often leaks when it rains throughout the gym, parking garage and other amenities, which detracts from a "luxurious" living experience. The leaks in the garage have also resulted in damage to the paint of my car and the cars of other residents. The windows in the apartments also leak - this has been an ongoing problem since moving-in in April. After complaining when the elevators stopped working multiple days in one week, I was also told that the elevators will periodically stop working due to a leak to the operating room for the elevators and that this problem was being addressed by maintenance. The elevators still randomly stop working, which is very inconvenient when you live many floors up. The dryers are marketed as energy efficient, but they only dry a small amount of clothes, still taking more than 2 hours for each load. I've wondered if this would result in a high energy bill, but I have yet to be billed for utilities since moving in 4 months ago - another issue the property management team has not really addressed. In most cases, you're lucky to get a reply from the property management team regarding any concerns, and when you do you are often given a resentful reply. The property management team, nor the leasing staff pay any regard to the residents - only the security staff is receptive and professional. The pool is unfinished and it doesn't look like it will be finished before summer ends based on the most recent updated provided to the residents. I was told when moving-in in April that the pool would be finished by Memorial day, mid-June at the very latest. I frequently return home to my apartment to the strong scent of cigarette smoke. This has been an ongoing problem in the building, yet the property management team has resorted to sending the same form email to address the problem. The point is, do your research. If I had, I would have found the many horrible reviews of other PMC properties where other residents complain about the same issues we experience here at 300 Saint Paul Place.
