A seaside city along the Pacific, Huntington Beach is known for its miles of white-sand beaches and fabulous California climate. We lived there over a year. I think we got lucky with the side of the building where we lived. I heard other parts had flooding, bugs, homeless people living in utility closet,etc. We didn’t have that. However, my husband’s car got broken into. I never felt safe going to my car early or late due to the lack of security. Trash room and hallways were always disgusting. We were late paying rent ONCE by ONE DAY when we got married because of shifting accounts and they still billed us a $100 late fee and would not budge when we explained what happened. When we moved out, fees were attached to every little thing, taking our deposit and then charging more! The whole experience showed they’re just about making money off every little thing. There were no parties or social events. They kept using COVID as an excuse even tho that was long gone. There was no sense of community at all. Hallways have no carpet so noise echoes into apartment. Packages are ALWAYS stolen with empty boxes around the complex. Also, the construction of the balconies is silly. They’re attached to the living room so it blocks the sunlight. Our bedroom was always super bright while living room/kitchen were dark. And we were south facing! Also, keep in mind the apt they show you may not match the apt you get. Different floors have different finishes. We saw the model apt with the espresso finish and loved it. Our actual apt was brown. Any maintenance issues we had were fixed quickly and the mtx guys were great. But management needs an overhaul with people who actually care.

Our industry is governed by strict rules and regulations that denote we treat all residents equally and fairly and therefore we must abide by the terms of the signed lease agreement. As stated in the lease agreement signed by all parties, rent is due on or before the 1st day of each month and failure to pay by the 1st will result in late fees. After almost two years in our apartment, we received notice that management intended to raise the rent on our one-bedroom apartment by $750 per month (more than 30%). At first, we thought it was a mistake. After emailing three different addresses, leaving voicemails at the provided number, and not receiving any response, we located a “text” number and forwarded our questions. We received a reply indicating the increase was not a mistake. Next, management required we provide 60 days’ advance notice that we did not intend to renew our lease. They noted, however, that notice would only be deemed “accepted” once we received their written confirmation. We provided our notice more than 60 days in advance. Days passed, however, and we did not receive any response from the management company. As the deadline was approaching, we looked online and discovered our apartment had already been re-listed for rent even though management had not informed us our notice was accepted. We did not receive any response from management until we forwarded them a screenshot of our apartment listed for rent. Then, upon our move out, we were charged for carpet replacement, although there were no stains, tears or damage to our carpet. Although we disputed this charge, maintenance had apparently pulled up the carpet and located “stains” to various spots on the bottom of our carpet. It is unclear how these stains were caused, as we did not bring any foods or liquids into the area and did not allow any pets in the room. Management only provided one email address to which questions regarding billing could be directed. While disputing charges, we received multiple automated responses indicating our emails would be replied to in “two business days.” However, on NUMEROUS occasions, we did not receive any reply, had to send additional emails, and did not receive a response for over a week. All the while, we continued receiving emails threatening to send us to collections if we did not respond. Also, we opted to pay $200 to have the apartment cleaned by a service chosen by the management company. While disputing charges, management forwarded images of the post-move-out condition of our unit. It was obvious that the apartment had not been cleaned. We therefore requested confirmation the apartment had been cleaned, since we paid for the service. After two weeks of no response, the management company simply replied “the charges are valid and due the property. Your dispute is closed.”

The current pricing and availability of our apartments can change daily. An apartment that costs a certain rate one day, may not cost that same rate the next. Per the lease, residents are required to submit a 60-day advanced written notice prior to vacating. Should you wish to take advantage of one of our renewal offers, we are more than happy to discuss reversing this notice. Residents are encouraged at move-in to complete an inspection and inventory of their apartment – listing any pre-existing conditions. We inspect the apartment and compare the condition at move out to the condition noted on the move-in inventory form. Any damages beyond normal wear and tear are subject to charges. I’ve lived here for almost 3 years, by far the worst property management company I’ve dealt with. I would have moved sooner if it weren’t for COVID-19. They are very unhelpful, do not give tenants any breaks if they lost their jobs. You have to deal with constant fire alarms, vehicle break ins, homeless people sleeping in maintenance closets, closed amenities, only two maintenance staff so work orders take awhile to complete, walkways smell like dog poop, packages are stolen, front office is always closed now, trash rooms pile up because the trash shoots are too small, and appliances are always breaking down. They will charge you for paint, carpet and cleaning no matter how well your unit looks when you move out. My neighbor was just hit with a $800 bill. Security here is a joke and anyone can get in. You have to pay $20 for 1 assigned parking space and $150 for an extra space regardless if you have a two bedroom or not. Guest parking is very limited and they will tow your guests if they don’t have a pass, which the app doesn’t let you print or gives you an error. I’ve had people park in my space several times, try calling the office and no one answers. Hot tub is closed randomly and sometimes isn’t even warm. Worst story- My neighbor called the police a few weeks ago because he walked into the pool men’s bathroom at 9pm and two homeless drug addicts were about to shoot up. Find somewhere else to live, this place is an unsafe and an unhealthy living environment. I can’t wait to move. Best of luck in your search, but avoid UDR at all cost!!! All they care about is signing you and taking your money, they are nice and responsive in the beginning.
It is so unfortunate that a place that’s so expensive can be so unkept and unprofessional. This place is dirty and reeks of dog pist and weed. All of the beautiful amenities such as jacuzzi, televisions in common areas, computers, etc. do not work. My neighbors are so loud that it qualifies for me to actually call the police. The staff doesn’t do anything or seem to care about any complaints. It’s like talking to air when tying to get something accomplished. The parking structure is dangerous because people speed constantly. Many of my neighbors are writing notes pleading that people stop. Every day there is a risk of a head on colision. There has been far too many incidents of thefts. Cameras are all around the property but they will never be used to help a resident. They seem to only check the camera Inorser to get off the hook for damage their garage gate will cause to your vehicle. The only thing this place has going for itself is the proximity to the Bella Terra stores. Unfortunately this proximity contributes to the noise level and traffic that makes it difficult to get in and out. All in all, there’s never going to be a perfect community. Nonetheless, there’s no excuse for the unprofessional staff in the leasing office that doesn’t care nor their lack of creating any solutions for the immense problems that occur here. It would be nice if management on a higher level would step in to do something in order to make this place what it should be.
Been here for many years. The place is very dirty. I have seen pet owners allow thier animals to urinate around grills and the furniture, in garages (you can easily see the urine streams from the poles next to landing) and in common walk ways. Trash and shopping carts left in hallways! The floors are riddles with drippings and spills that sit for days sometimes weeks. There is NO parking. You can not park anywhere without being harrases by mall security, and yes they will tow your car! They will charge you $160 for two vehicles. And yes this is for a two bedroom apt. There is not enough parking and every year its worse and worse! We are finally out of there! Be warned its NOT as great as it first appears. You pay for Luxury but that is not what you get!
All smoke & mirrors with their business practice!! Lived here a little over 3 months ... They will try to gouge you for every red cent when you break your lease ... make sure you have them physically conduct an inspection when you leave .... if you don't and moved hundreds of miles away ... they will find additional charges for you to pay .... then threaten you with a collection agency and provide you grainy black & white photos in PDF of damages .... they lie, cheat, & steal! If you have a dog ... they'll make you pay for replacing carpet and alleging your pet urinated on carpet after breaking a lease after 3 months at Bella Terra. My pet is well trained, well behaved and is registered as a Service Dog ... she's 8 years old and not messy. You will end up paying for the painting ... because the soot from street traffic makes its way in to your apartment ... it disgusting when it gets on your furniture. Leave your balcony doors closed if you don't want to breathe soot 24/7.
I rented here when it was brand new. I rented a 1 bedroom 1 bathroom apartment for $2000 per month. Interior: The appliances were highend. The ceilings were high. The walls were thick. I could not hear my neighbors or their pets at all, and we lived next to a family with a baby and a dog. However, the carpet looked cheap. Exterior: It is located in Bella Terra. Everything you ever need is within walking distance. Even if you don't need anything, walking around outside feels like you're on vacation at a resort (on weekdays only). It was way too busy on weekends with car everywhere looking for parking spaces to walk around sucking in all the smog. Amenities: The pool area was very beautiful with different colored lights, water fountains and beautiful cabanas with grilling stations. However, the pool was only 3 feet deep all around. It was very disappointing. The pool table area in the front office was also very beautiful. They have 2 pool tables. However, it was almost always in use by someone after work hours. There were no time limits on how long they can use them, so there was no point in sitting and waiting. The 2 stories gym was awesome. Everything you needed for a good workout. Parking: This was the main reason why we moved. The parking was horrible! My girlfriend and I both have cars. Ofcourse she parked in the free assigned space on the floor where our apartment was. For my parking space, I had to pay $75 per month and park all the way on the roof on the 7th or 8th floor! The elevator takes forever to come and it wouldn't go all the way to the 7th or 8th floor, so I had to walk up and down several stories every day several times a day to get to my car. That's not even the worst part. Driving my car through the narrow parking structure 7 or 8 stories up and down every day several times per day hoping I don't encounter another driver with road rage was just too much for me - especially when I had to pay $75 per month for this torture. Sometimes I could not find parking at all! Those were the days I had to make stupid excuses to park my car at my parents' house overnight - lucky they only live a few miles away. My girlfriend and I opted to move because of parking, traffic on weekends and the price in rent we had to pay to endure those negatives. We used our experiences here as a guide when we bought our own place. If it weren't for the parking and the traffic, we would probably still be there today.
We LOVE LOVE LOVE living in Bella Terra. The amenities are beyond compare and the staff is the absolute best. Response time with maintenance is super fast and the leasing office is always responsive. Being able to walk to nearby stores and restaurants is quite the luxury. And our complex hosts fun events like food & wine tastings!
