Property Ratings at The Residences at Edgewater Place
**APARTMENT REVIEW** This area is safe clean, the management team here has fast responsive customer service. Extremely clean and family-oriented environment. My apartment is extremely clean, it literally needs no work done. No bugs and friendly neighbors. (The nurses across the street from me says (Good Morning) daily. Perfect place to live, Amazon is always awaiting at my door - never stolen.
The model looked exactly like the video in person. The apartment was a lot larger than I thought. I can echo the sentiments that the curb appeal could be nicer, but overall the property is nice and quiet. I actually was able to speak with a resident who advised they loved it there. So that is a great vote of confidence. Angel the office manager is awesome. She is down to earth and is really invested in having quality residents. This property would be great for someone who works, but does not have the money to live in a slightly nicer area. I do not think you could go wrong. From my experience from living with Bray Co before, Angel is on top of everything with her communities. If you need maintenance she sends them, if you need anything else…she is on top of it.
For starters, when we moved in.. we had NO AC for about 2 weeks and our house got 90 and no one cared.. THEN our car got towed while we were asleep at 3am because apparently it had no parking pass.. this place is awful and I do not recommend at all.
Let me start by saying Natalie was great throughout this whole process. So, move in day comes. We sign the lease & pay our $(don’t sign & pay without doing a walk through). We go to the unit(there was a man sitting in a chair next to our door drinking a glass of bourbon, smoking a B&M- lol) to do a walk through with Natalie- she had stated that she did an inspection and it definitely wasn’t move in ready but she did the best she could. I can overlook bad paint jobs, a dirty counter, etc. There was a leaking window, a hole in the closet door, what appeared to be mold next to the dishwasher, the oven drawer was broken, etc. What I can’t overlook is ROACH NESTS AND DEAD ROACHES IN THE CABINETS. There had to have been a huge infestation previously. When I went back to the office to speak with Natalie(30-45min after signing), we told her that we wanted to back out. We couldn’t have our 1 year old living with roaches. She seemed extremely embarrassed & admitted that Orkin came to that unit and treated it for roaches. She contacted her boss who said it was fine to void the lease and payment(great, that’s all I was asking for). Natalie was super apologetic but steer clear. The apartment was absolutely disgusting!! Glad we dodged that bullet.
5 Stars go specifically to Natalie in the office! She was absolutely incredible throughout our entire relocation process. She answered all of our questions with promptness and made us feel very confident in our choice to reside here. The 2 bedroom inclosed apartments come with a very good amount of space for two adults to share. These complexes are a little over 10 years old. Thankfully they have been taken well care of over those 10 years and continue to be. Natalie and her staff are working really hard to enforce parking rules and visitor parking areas. Which is very helpful! They are super prompt when it comes to any repair requests and on the one occasion we needed someone, we were blown away by the amazing attention to detail and willingness to explain things from the repair staff. The walls aren't super super thick but they are not paper thin by any means. On a rare occasion you may hear a neighbor, but it's pretty few and far between. Overall, not regretting this decision at all and we're glad Natalie helped us. She's pretty fantastic!
Where do I begin...place is beautiful & fairly clean except the woods (loaded with trash) not sure if that's the cities job or what but its absolutely awful, if they fined people for trash like they do with the parking and pet waste then we'd be getting somewhere. Customer service is an absolute horror unless you're giving them money then they'll return your phone call. The place itself is decently placed right next to 270. I've gotten my car broken into 2 times in 2 years and my headlight smashed in the first year - blame that on the fighting neighbors they did nothing about. Will say fairly safe for kids and packages during the day (all the crap happens at night) I'm pretty sure people are living in the woods but who knows. - The creek is actually nice and we take our pets swimming - it runs all the way through Gahanna by the dog park which is a plus. you'll have good neighbors and bad neighbors wherever you go. I am giving this 2 stars because once you sign their contracts you are not a priority anymore - and the "desk jockey" changes everyday and they don't lift a finger for you - if you want something done (cleaning carpets, spray, paint etc.) you might as well pay out of pocket.

Sorry to hear that you have had a bad experience. I myself have worked for Bray for a awhile and came to this property to help in whatever way I can. The concerns you have listed have not come to my attention, please to feel free to come to the office to resolve any situation you may have. We have an officer that walks the grounds as well, if we are aware of any break ins we can inform them to keep a look out. Everyone at Edgewater is a priority and everyone is free to come in and talk with me anytime during office hours or by email. Hope to hear from you soon.....Have a Great Day!
I have lived here for 11 months. I have no intention of renewing the lease. The staff in the rental office is terrible. They never answer the phone and take weeks to return a phone call. They also do not give sufficient notice to any changes in policy. My car was towed with the parking permit visible. Maintenance is short staffed so their response time is incredibly slow and most of them are not trained on how to fix anything relevant. The neighborhood is very nice and quiet but I would not recommend moving here because of the management company.

I am so very sorry you had a bad experience. We have since added to our maintenance staff and we are here to listen to your concerns and deal with any issues you may have. We strive to make your living experience the best that we can!
This Community is not really that bad. Property management is not what you would expect from a professional property management company. The customer service from Brayco is terrible. No one returns your calls and they are very slow about fixing maintenance issues. I will never rent here again. Ardent was a far better property management company. Parking is terrible also as mentioned before.
Not even move yet to this place and they're never pick up any phone call or return call at this office. I call a thousand times a day, no one to answer the phone. That is critical
I have been here for only a month and I promise, the parking is totally insufficient. I would think that each unit would have at least one assigned parking space. That would make it just a little easier to deal with. I have yet to park anywhere near my unit on any given day. I am going to have to get a garage soon but I am afraid of where it might be located....far away. I am far from lazy and don't mind walking (if the lighting was better) but I have a small child whom I do not want to have to walk across a low lit parking lot at night. On a lighter note, the staff is wonderful, the value is excellent and I love it!
This apartment has nice large bedrooms which is nice, but parking is not to great, there aren't enough places to park near your unit, but the area is nice and quiet, the maintenance. is good and the Staff is nice and polite. J.L, Columbus, Ohio
