Was an amazing place to live under the original management when I moved there 5 years ago. Now it’s impossible to find parking and the new management is really difficult to deal with. I would search around at other options. If you decide to live here, be prepared for unreasonable move-out charges. I couldn’t have left the apartment in a more perfect condition, but they still nitpicked every little detail and charged me. Make sure to leave it like a brand new place when you move out. I paid it bc they threatened to send me to collections just when I was politely challenging the charges. I don’t need my credit ruined, but it made me really sad that I was treated that way. Search around before you move here. There’s better options now. Good luck to you!!

My husband and I have lived here over 6 years, when the complex just opened. Everytime there is a maintenance need to be fixed, you never have to wait more than a few hours for it to be done. Our washing machine was leaking on a Sunday night around 9 pm, I left a message with the office voicemail. By Monday morning Roger one of the guys in maintenance was at our door ready to fix it. He checked it, got the necessary part and in less than 30 minutes the machine was working like new. This is how all the calls are handled. Thanks Roger for the fast and great service to us everytime we need you.

I’m new on this complex but all I have to say it’s a beautiful place to live very quit. My daughter is a resident here and invited me to a community event. I was very impressed at the effort that went into connecting the residents to businesses in the community. I went here for a family birthday party and the establishment was wonderful! Everything was well kept, clean and friendly environment! Maria, one of the office staff, was extremely helpful and friendly when I asked about the pool. Jeremy, Noel, and Roger from the maintenance team always provide exceptional service - and they demonstrated that again while replacing my microwave today! I called the office last minute on a Friday afternoon just before the office closed and spoke with Maria (who is always so kind and helpful with all questions!) Jeremy came before the end of the day Friday and spent time troubleshooting the issue. He was very friendly and I could tell he cared about resolving the issue! He shared a replacement would need to be ordered, and to my surprise it shipped the next day and they were here to install the new one as soon as it arrived. The guys were friendly, professional, and finished the job in under 10 minutes. They wore shoe coverings (which I appreciated!) and were respectful and careful while bringing in equipment and tools into the home. Very grateful for the building’s kind staff and quick resolution to issues.

Hidden cleaning fees when you leave, not disclosed in the lease or on the exit contract, even when the exit contract has a cleaning fee attached, they add more at their discretion. The entire experience since a new management company took over is a nightmare. They take DNA samples of your dogs so they can pick up poop and charge you at their discretion.... Over priced rent and then they get you one last time on your way out, even when the previous management company offered to move you to a temporary space while they update the unit for you....terrible.

My fiancé and I Moved in October 2020 to this “luxury” apartment and after 2 years we’re moving out. The prices they charge are flat out insane. They use cheap inexpensive materials to make the space look expensive. But once you start living in the space you realize it’s not practical. One example kitchen cabinets have peel and stick on them so when trying to boil water the cabinets start peeling and bubbling. The bathroom countertops are “cultured marble” not practical in a bathroom so easily scuffed and stained with makeup etc. The walk in shower doors were never installed properly and always had water leaking. The amount of dust inside apartment is insane I’ve never experienced this maybe because we lived on the first floor and our view was of the highway 390 is what maintenance told us lol Yes I called management about all these concerns and was told maintenance will come. They came and stained the “cultured marble” didn’t do anything wasn’t any easier to clean and still easily stained. They came 3 times to try to fix the shower door never worked. I had a lot of back and forth with Peter. I even called management office and complained about what a terrible manager he was. Nothing was done just a lot of apologizing and saying “miscommunication” To be charging the prices this apartment complex charges you would think you would be treated better. Don’t move here it’s not worth your money.
First, there is a new management team in place at this property for the last couple of months. Lots of new problems and the new manager doesn't seem qualified to oversee them or the daily operations of this type of property. It doesn't help that she has very poor people skills and tries to talk over anyone who is trying to discuss something with her - it's rude, condescending and unprofessional. The complex needs extra attention to cleaning up elevators, hallways, garages and the club house common areas. The manager says they are understaffed, but rents have not been reduced to compensate for the service cuts. Outside contractors can be hired to do the work. There is no visibile security after office hours - the clubhouse is supposed to have a watchperson to oversee the pool and clubhouse amenities. Things get out of control and tenants have to hunt down the watchperson, who remains in the locked office. During office hours, the on-site management team is never visible in common areas unless they are holding an elevator for a tenant - lately it's mostly for tenants moving OUT! Then, the management teams leaves the elevator locked out for days, making it unavailable to existing tenants. Oh, and by the way, if you try to call the office and speak with on-site management, they NEVER answer the phone during business hours. It always goes to voicemail and they return the call, maybe a day or two later. I tried calling from my cell, just outside the onsite management door and could see they were unoccupied, other than sitting at their computer, and they wouldn't answer. Cripes!!!
Management seems nice, but they're not. They don't care about you at all and will not make any exceptions for you. The prices are way too high for the area(with most of the amenities still closed), never any parking at my building, the entire floor smells like weed by 9am, I can hear every move/noise my neighbors(and their dogs) make, and no one EVER picks up after their pets.

I am updating my initial review that I wrote in June. The management here is absolutely horrendous. There have been countless issues here that have simply been unresolved. We were very happy when we first moved here in April and ever since July it has completely gone downhill. It all started on the Fourth of July, when we went down to use the pool and there were parties going on in the pool area and we were unable to use the facilities because many tenants decided to invite their whole families. This wouldn’t have been an issue if Peter hadn’t blatantly told me that everyone has a limit of ONE guest in the pool area. He had also stated to me that the parking lot would be controlled, that no one would be able to park there if they weren’t on a lease and that it would be monitored by a staff member. That was completely untrue and I wasn’t able to find parking (where I PAY to live!). Ok fast forward. I look outside my balcony and there are commercial laddering vehicles in the parking lot, trash all over the parking lot and people airing out mattresses on their balconies! There are multiple people living in apartments (where they aren’t on the lease!!!), the trash chute room is constantly filled with boxes and furniture, (is it really that hard to bring it down to the dumpster????). Lastly, we have had our grocery cart stolen from our parking spot in the garage and management did nothing to help us locate it (supposedly they checked the cameras and the cameras cut off where our parking spot is! Very funny) and now currently we are dealing with charging our car. We had specifically told management when we moved in that we needed an outlet to charge one of our vehicles in the winter months. We plugged in our vehicle, ran the cord, taped it nicely and it was torn out and thrown behind our vehicle. Now it’s a “fire hazard” and “someone might trip on it”. How we had it no one would have tripped on it. Management simply said “oh well figure it out yourself” and did nothing to accommodate us! No! As management you should figure out a solution when it was promised to us that we would be able to charge our car! We are completely fed up with this place and will not be renewing our 14 month lease in June. I do NOT recommend living here and they should remove “Luxury living” from their sign. We were clearly disappointed to read your review since, as you know, we have met to discuss some of the situations you have presented. Our management decisions must always be made with the safety and well-being of all our residents in mind and that has not changed since the time you first moved in. While we understand that some of your ideas for solutions would make it more convenient for you personally, there are codes and restrictions that we all must abide by. It is always our intent to meet the high expectations of our resident family but we must also be considerate and protective when necessary as well. We hope you can understand that we value and appreciate you as a member of our growing resident family and we will certainly continue to explore potential solutions for your unique circumstances. They claim to have city amenities for suburb living. The fact is you are paying city prices and still living in the suburbs. I have been here for a year. The apartments are still very empty. After talking to other renters we have found we are all paying different prices for same units. They have also sent out letters to renew for another year; Instead of giving the people who have rented with them a deal they are only giving us a month off. New renters are paying less than the people who have been here for over a year. Management is terrible.

While we can appreciate your point of view on city vs. suburbs, we would stand by our claims that the amenities offered by our Hamilton Lakes community will easily compare with any of those offered in the City. In fact, we would argue that our location in the O’Hare corridor is actually a better place to make your home, especially if your career demands travel. The traffic congestion in the city makes even short trips for groceries, entertainment, etc. a laborious, time-consuming process. Not so with our location. And as far as your comparisons with rising rents. We certainly do understand your frustration, but this is an ever-changing market and rents go up and down virtually every day, so it should come as no surprise that your neighbors could have different lease rates. There are many reasons this might be the case, differences in floorplans and lease terms, just to cite a couple of possibilities. AND, they may have snagged a short-term lease special when they made the wise decision to make Hamilton Lakes their home. Hey, you may have even received one of those specials yourself since we’re so new. We hope this answers some of your questions, and we certainly appreciate the time you’ve spent already as one of our awesome family of residents. The Hamilton Lakes Management Team
Apartments are Way too expensive for the area. Wouldn’t recommend.
Stay away! Really noe worth the money you pay. And really poor and bad management! They seem nice because they have more than 200 apprtment that are empty! After you sign if you have some problem they don’t care. Not recommend at all!!!
