Lee’s Summit is a medium-sized suburban community just outside the southwest corner of Kansas City. The downtown area in the center of Lee’s Summit is an attractive retail district full of locally-owned specialty shops, restaurants, and nightlife venues housed in historic buildings. The city has developed a healthy tourism sector with many cultural and natural attractions all around, including the Longview Mansion, Missouri Town 1855, Powell Gardens, and the enormous Fleming Park.
The local schools perform exceptionally well, and the crime rate is well below the state and national averages. Lee’s Summit is a great place for commuters to find houses and apartments, with the drive into Kansas City only being around thirty minutes (Amtrak service between the cities is available as well, although the trip takes about an hour).

Property Ratings at The Residences At New Longview
I have lived at Residences for years and so does my son and his wife in a different unit. It makes things very convenient having my family close. Maintenance and office go above and beyond for anything I ask. They have helped me with my internet issues and they are not even my cable company. I won't be moving anytime soon.
Property Manager at The Residences At New Longview, Responded To This Review
We are grateful to have you as a resident, and we appreciate knowing that you and your family have been happy in our community thus far. We will be sure to let our maintenance team know to keep up the good work. Please let us know if there is anything we may do for you.
The penthouse apartment I rent is amazing! The best views of the sunrise/sunset. The courtyard is where I take my daily walks. Office and maintenance are so nice. Expensive place to live but worth the money considering Longview Farms is located directly behind the community.

We aim to go above and beyond for the benefit of our residents, so we are pleased to hear about your luxurious experience in our homes! We are grateful you are satisfied with our reliable team, well-maintained common space, and convenient location. We agree; those views from the penthouse are breathtaking! Please do not hesitate to reach out any time we can be of assistance.
I love the location. I can drive to OP in 15 min or downtown. Lexi and Arianna are so helpful. Smoking is allowed on the balcony which I don't like but the staff does a great job at making sure smoking does not happen inside.

I have called Residences home for over 7 years. I am finally leaving because I purchased a home but I am sad to leave this place. The maintenance is always fast to respond to all my needs. Amanda the community manager has been there the entire time I have lived here. It's nice when you go to the office everyone knows you. If your looking for a quiet place in LS with an awesome staff who is not rude like other places. Pick this place.

Congratulations on becoming a homeowner! It is an honor to receive your glowing praise for Amanda and the rest of our team. We truly care about our residents, and we are happy to see that reflected in your experience.
It's been many years since I've lived an apartment lifestyle. Much has changed, and Stephanie at The Residences at New Longview helped make it easy to decide where I need to be. The property is well maintained and beautifully designed. The staff is receptive to my needs and I am very impressed with the team of professionals who manage the property. It seems like the builder has thought of every amenity a person should need or enjoy.
Property Manager at The Residences At New Longview, Responded To This Review
Thank you for the five stars! We are delighted to hear that you have been so impressed with our responsive service and plentiful amenities, and we will be sure that Stephanie receives your compliments.
Looks attractive from the outside, but disappointingly relaxed in the "no smoking" portion of community guidelines. No class. Additionally, the buildings are constructed internally as doll houses.
Too many safety concerns now. Fire alarms that go off without an actual fire...multiple times. No one trusts the alarms anymore, because they’ve gone off so many times. Crime that gets lied about by Kandi. If you actually value your safety, look elsewhere.
Absolutely horrible place unless you like false fire alarms going off multiple times a week all times of the day, dog crap on every conceivable piece of grass on the property, and paying $300 a month electricity bills on an 1100 sq. ft. apartment. They are already WAY overpriced, but take into account all the other horrible things you have to deal with and it really adds insult to injury. The walls are literally paper thin, so prepare to hear every single step from the person above you. And since they allow 200lb dogs, enjoy them running around above you all night long, barking every time they come in the building all times of the day, and trying to get away from their owners and eat your kids whenever you walk to your car. People literally allow the dogs to crap and pee inside the entryway to the buildings. So have fun with that when trying to carry in groceries. We were also lucky enough to have a 1000 watt flood light shining in our bedroom window lighting it up like the surface of the sun. When we asked if anything could be done, we were told "Sorry, nothing we can do". We had to buy blackout blinds and then tack them to the wall to keep the light from blazing in, and it was still very bright in our room. We also got to live on the side of the building that has the sprinkler room on it. So on random days the pump, which sounds like a freight train, would run at 3 a.m. and wake the entire side of the building up. But again, "Sorry, nothing we can do about it". The buildings are so horribly constructed that you can literally feel a breeze coming in through the power outlets. Our electricity bills were consistently near $300 during the summer. We complained, and the proceeded to blame us for using to much electricity. We never got a SINGLE dime refunded for the extra $1000's we paid because of how crappy the buildings were built. We were basically told that there was no proof it was their fault. And to top off all the other "FUN" we had living there, the buildings are infected with house centipedes and clover mites. And don't let that beautiful pool lure you in. During the summer people bring their family, friends, their friends family, and the population of a small country with them. It's so crowded and rowdy we stopped taking our kids all together. In closing, we hated our life for the year we lived here. Heed my warning. STAY AWAY!!!!! Wish we had.
As someone who went from a house to an apt, the garage door noise right below my living room doesn't bother me. The kid running above my unit isn't much of a bother most of the time. It's apartment living, I expected some sort of noise annoyances from time to time. What is a noise nuisance is living above the sprinkler room. The system is pressurized and must maintain a minimum PSI. When it gets below a certain PSI a generator turns on for 7 to 10 minutes at anytime during the day or night to repressurise the system. For my unit that room is directly underneath my bed. I really don't mind the noise/vibration during my normal awake time (it rattles the glasses in the kitchen cabnets, I have video but can't post it here). It's the generator popping on just as I managed to fall asleep or 3am or basically any time between falling asleep and waking up. After complaining and not receiving a timely satisfying answer I called the LSFD to ask if what I was experiencing was normal or a matter of safety (it has happened so many times I have been keeping a log of dates and times). I told the person I talked to I didn't want to share my location because I don't believe in throwing someone under the bus out of anger. After asking my question they immediately and correctly identified my location. While it's not a safety concern something isn't right. At first management told me it is out of their control and there was no fix. However, after sharing my log once again on the day the generator ran for 2 hours and had to be turned off manually, maintenance has said that they are having trouble with the system. Also, apparently I am the only one who has ever complained so maybe it's just me. The general empathy level and response time from the property manager has been a lot less then I would have expected from a property advertised as luxury. I have been offered a solution that would end up with money out of my pocket so I can't say they didn't try to rectify the situation to some degree. I don't want to spend money I shouldn't have to for a level of peace I assumed I would have when I signed the lease. I would say check your unit position in the building against the fire suppression system room unless you are a heavy sleeper and noise in the middle of the night doesn't bother you. Otherwise the property is nice and I don't really have any other complaints.
My husband and I are really disappointed with the new management company. We renewed our lease but for a new apartment because we thought that they will treat us like what the old company did. Unfortunately, they made us confused. Every member tell us different amount to pay and finally they forced us to pay more than what expected and written in the contract. The old staff were really friendly and kept in their minds our suggestion or complaining not like the new staff who make us feel like they gave us a favor when they allowed us to stay here. Moreover, the contract doesn't explain every detail especially about maintenance or their responsibilities for the committee. The second lake looks miserable and they don't care about that or the smell of the halls. There is $3000 that we have to pay in addition to give a notice 60 days before moving out. No flexible with the payment even if it's their mistake. Now, I stop recommend this place for anyone of my friends.
The apartments at The Residences at New Longview are absolutely fantastic. The clubhouse and facilities available to residences are pretty fantastic as well. Amanda, with the leasing staff, was incredibly helpful in working with my office as this was a corporate lease. She made it pretty painless for myself and office manager to get everything signed and ready for me to move in. I am excited for the months ahead living in my home away from home.
I have been living here for 18 months since they first opened. 6 months ago I had a conversation with a member of the leasing office in which i was assured that i could sublease. I then signed a lease to renew. Now, the apartment has been bought by new management, and they are demanding a $3,000 fee in order to allow me to move (which saves me all of $2,000 over the course of the next 7 months -- the remainder of my lease), and they will not allow me to sublease as none of that language was in the leasing agreement. Management here is slimy, and their word is not their bond. The phrase "lower than pond scum" comes to mind. Do not sign a lease here without a lawyer present.
I love these apartments!! They are absolutely gorgeous and the finishes and amenities are amazing! Prices are comparable to apartments in the area with similar finishes. The girls up front really go above and beyond for their tenants and are always friendly!!!
These apartments are beautiful! They have high end finishes and great amenities in the complex. Full washer/dryer, choice between two different types of finishes, granite countertops, composite wood flooring and pretty spacious. The available cable and internet services are uverse, Google fiber and satellite. However, Google fiber is not yet available, but should be by the year's end. The girls in the front office are amazing and truly go above and beyond for their tenants. The location is somewhat secluded but the town is growing! The little shops and restaurants down the street are amazing when you don't feel like driving too far for a bite to eat or a beer. The prices for these are comparable to other apartments like it in the area, and are not bad when you see the finishes you are getting. I've been very pleased so far!
