I have lived here for a year and half now and it just keeps getting worse. It started with a leak above my shower months later they finally came to redo just the dry wall… moldy wood and drywall everywhere.. they didn’t address the leak so a week later i had another hole in my ceiling. Next the roaches oh my I have to change out my traps weekly. Each morning I found 10+ more added to the traps. My kitchen sink has been having issues ever since I moved in but when I’d call maintenance they kept telling me there was no issue. Last week my sink flooded w gallons of black oily water non stop pouring out all over my kitchen and living room a week later they sent plumbers out and they ripped out my kitchen sink with no estimate of when i’ll get a new kitchen sink. Plumbers said the pipes are made of cast iron… which has a 50 year life spans and these apartments were built in 1969. We toured a renovated unit to transfer to we turned on that kitchen sink and water flooded the kitchen in that unit.. A RENOVATED ONE. There is no in unit washer dryer so luckily my parents live close by and I can do laundry there… the downside is they always tell me my clothes smell like mold. There’s mold in the bathroom, kitchen, bedroom closet, and all in the ac unit. This place needs to be torn down and rebuilt. Not to mention the rotating management every few months it’s all new people and they’re all just as rude and dishonest as the last. The river is a beautiful view if you can look past the dark green/brown pool.
Been here a few years the first 3 months were good and after that, it all went downhill. First, it was roach infestation. They say they have pest control well they don't. They someone come once in a blue (about three times) and add one or two dots THAT'S IT! After that, we had ants everywhere in each room. To make it worse we started to get mold and it spread everywhere. We lost a ton of personal items and furniture. They cam and painted over it but it came back and now it's worse. The tub is peeling and there are constant leaks. Appliances are old. They are renovating now but will raise the rent as if the rent isn't high enough with the quality of these apartments. People are hanging around and drinking. People hanging out in the steps of my so-called private balcony. They scream and laugh all night being heard clearly. maintenance hangs around and enters apartments without wearing a mask during a PANDEMIC. God forbid anyone gets sick because of their carelessness.
Management is willing to work with you. Maintenance comes on time, but I kept submitting requests because the problems weren’t always fixed. Quiet except for when it’s Fridays and Sundays. The pools in the back could be maintained a little more. The “gym” is tiny. I’m very happy with the wall to wall closets.

Maintenance/leasing office is unreasonable if you are experiencing apartment issues. The apartments are renovated but plumbing and electric is still very old and consistently has issues. Would recommend looking somewhere else.

It's a great location. The architecture and history of the building are great. It just needs some serious love and cleaning.
I have bird poop all over my balcony[ its a bird or bat nest above me and their are holes and cracks so it just rains poop and not manager or maintenance has addressed, I cant even sit out and enjoy the view, lets start there-- {see pics]. What I signed up for has never been realized, I have been inconvenienced my ENTIRE LEASE yet I am paying full market rate no discount for it. I have to walk across the road to another pool because the river view pool that is a rock through away which a major part of moving here has not been open the entire time of my lease, 5 - 6 months of just constant work on fixes in my apartment which is still aesthetically raggedy in kitchen. Now in finals months of my lease they are working on getting pool open and fixing the look of the property, Im in final 45 - 60 days. The grounds are not cleaned well , cigarette butts by the pile all around. A couple dog owners let their big dogs roam free and the poop in common areas where as we can step in it, its horrible, they have been reported over and over, its stress to be able to walk the yard and not step in some trifling / disrespectful dog owners dog poop. The management has changed since moving in and I can't say they are much better they kept on some of the staff. The have made some minor aesthetic improvements with regards to finally painting but still at the end of the day, I'm still over paying , no consideration for the uneven exchange. Residents are penalized and charged but property / management no consideration for the inconvenience monetarily residence endure. Just not a fair exchange for the duration of my lease and no real offer to remedy but to extend and pay more. The location is super convenient. Look at my stove old stove and how raggedy it is from base, it had been reported but review fixed or replaced. They do a lot of patch work, look at my molded door that previous guest had punched holes in, I painted it so guest would not notice it only helped marginally. The new management kept Estrella and made her the manager but the owners should re-evaluate all the old staff and mind the new.. Search reviews and see pics from actual residents.
Coming from out of state into tampa, fl is hard. Finding a place to call home was challenging until River Garden Apartments gave us the opportunity to build a start on our future.
A whole summer with no pool is hateful. Really management? The most expensive section of the complex which is the riverside with no pool? Due to "improvement" Then they send 1 person to "work" on each day for the past last month... What a joke.
When I first moved in, the leasing office was great!!!! Area was quiet. After about 3 months, closer to summer time, kids started breaking into cars and apartments. I never opened my windows or went outside without locking my door, even though the mailbox was across the street. Maintenance sucks. They get to you when they want and they half fix the issue. My toilet and tub leaks all the time and instead of fixing it, they bandaid the issue. Leasing is under new management but they’re relatively flexible. Prices for the apartments can be outrageous because they don’t look how they say on the inside.

I would give this place no stars if I could. Between the bugs, the flooding, and the constant change in management, living here has been a nightmare. I have no plans of renewing my lease!
Apartments are comfortable to live in, and it is right by the river, so the view and atmosphere is great! But maintenance is such an inconvenice. Our apartment has flooded multiple times and each time, they took about 4-5 hours to actually come to apartment and check things out. Other than that, it is pretty solid
