Oakland Vale is a suburban community spanning to the west of Highway 1 and partially encompassing the Breakheart Reservation, a 600-plus-acre park featuring forests, lakes, and part of the Saugus River. If I could give them zero stars I would. I am moving out this month after living here for one year. My experience has been horrible from the beginning to the end. The staff in the office are the most inconsiderate and unresponsive I have ever had to deal with in an apartment complex. They have an online portal where you are supposed to send messages. However, the messages are never answered and apparently, never looked at. They do not follow up with phone calls when they state they would. The person called Rene, does not follow up as needed to solve problems that are timely urgent and will not take accountability for her own mistakes. During the year living here, we couldn't even use some of the amenities included in the rent payment because they will not fix the problems. The hot tub in the pool was not working for most of the summer, the roads in the complex have many holes and they will not fix it until is completely destroyed and difficult to drive by. Not to mention, our mail box lock had to be replaced when we first moved in because the key didn't work, and then once replaced it could never lock closed at all. One of the office staff said she would put in a maintenance order for us when she noticed it in person, but it has not been replaced. In general, the apartments are extremely over priced for the quality of the service and amenities. Living in Residence's at Stevens Ponds has been a very uncomfortable and difficult experience.
You don’t wanna live here. Things are constantly inconsistent about things they communicated to you from what you were pitched before moving in …I’ve lived here for less than a year and months after moving in I regretted ever moving here. Why? poor housing management, misleading or poor communication and information about limits or restrictions on age and time of when game room, ball court, and pool is open, amount of fob cards (access cards to gym) allowed per unit (1), … very misleading or poor communication about it all due to what seems poor office organization on their end … also about parking - Unfortunately expect to also experience your car being towed even if you paid for an assigned or reserved parking spot and have the parking plaque they gave to you … also there was no hot water at time of move in, it took about a week to get resolved and 7 months later now, no heat and hot water for days. Day 3 now today heat back on and hot water in guest bathroom but still no hot water in the master bedroom, not yet…have to call them again tomorrow)…, they had to put in a new water heater. I almost didn’t mention that it was like pulling teeth just get an assigned parking spot upon moving in ( they say you will but you won’t , not right away. You will be lucky you get it sooner than 2 months later after you experienced your car getting towed) even if you’re a living tenant asking for an assigned parking spot your fine with paying for (your car will get towed even if you provided the office with your plate number, make, and model of your car, paid for the assigned parking spot and even if you have the parking plaque. If it’s not on your mirror on a day they feel it should be on your mirror or on your dash board on a day when it should be on your dashboard it doesn’t matter if it’s registered as your assigned spot - they will tow it). And this is not everything .. but hopefully that should be enough for you to understand the level of dissatisfaction and exhaustion .
Kids are not allowed to ride bikes or even play in grass area. They sent out a mass email saying all of this.
I've lived here since November and I've never seen cleaning done inside the building. My neighbor throws cigarettes out the window and I have already complained to the common room and they never took any action, when I call the leasing office asking about some doubts they are rude . Several things broken in the apartment I sent an email with photos and they never responded and for the value of the rent they should at least be careful with some things.
The apartments themselves are not bad. However the amenities are not as good as the pictures make them seem. they are closed much of the time. Sometimes its COVID related. Too many rules making you not even want to use or enjoy them. I also had packages stolen on multiple occasion from my front door. The thief even left the empty boxes behind. If you call the office they act like they don't care. There's no security and there are no cameras. The hallways are dirty. They don't clean common spaces. They also don't plow out parking spaces! I've never lived anywhere where they didn't plow out parking. What worse is there are no assigned parking spaces so if you end up shoveling a space out someone will take it while you're away. I think this place is way over priced. The only really great thing about it is that it's in a great location and right off the highway.
I moved into a townhouse last year, the townhouse viewing and move-in process went well. When I moved in, I could tell they rushed to get it ready, the paint job was terrible, they offered to clean a stain on the carpet, several days went by and they never showed. The management office does not respond to the needs of the residents, they only respond to those looking to move in and sign a lease but once you're here, good luck getting ahold of management. They don't follow through with promises. When you call the office, you get transferred to the call center and they request you get a call back from the management office but of course that doesn't happen. Good Luck!
Maintenance & management is god awful. I’ve moved out 6 months ago & still have on-going problems, as well as waiting for my security deposit back
there is no security when receiving boxes in the mail, we are stolen, and the administration cannot do anything. residents would like to have cameras. it's too bureaucratic to enter the apartment but they don't solve anything when we need to.
As many other reviews here and in other sites say, this place it's horrible. I applied for an apartment online and never received a call wether I was approved or not.I called them two weeks later I was told they could not find my application. Then they where able to lacate it and said that I was missing 1 document that I needed to complete in the office(they where never going to call me about it). After a very difficult application process of me calling them I was approved for an apartment. the day of the move in comes and I am given a key to my new apartment. the moment I walk in I wanted to cry. There where cracks in every single wall. water damage in several locations, the carpet was atrocious, there was no turn over work completed from the previous tenant. I immediately spoke to management and moved my moving date by three days to make sure that all the work that work can be completed. When I walked into the apartment 3 days later the only work that was completed was the living room/ dining room floors everything else on the list was not. When I spoke to management and maintenance about all the other issues they promised to me that it was going to be completed. At this time I had no options but to move in without the apartment beign up to par. it has now been months of going back and forth with management and nothing is being done. The more time I spend here the more issues I see yet nothing gets fixed even after several requests. All JRK wants is to take your money and not invest on their property. The application process is a mess. They dont have a manager. Maintenance is nonexistent. Many of the apartments have water damage but they don't care about the health of their residents. DONT MOVE HERE.
You look online and think wow this place looks like a great place to live. Although it looks nice, looks can be deceiving. When entering the management building, the people who worked there, didn't even bother greeting me for several minutes even though they were doing nothing. After going on the tour, I was sitting with the person who gave much tour, while I overheard the manager dealing with a residence complaint, on how for months several issues in their apartment have not been fixed. I thought one complaint wasn't bad. When applying to the person at the office who I was dealing with, said I was good to go. Yay right? No then I get a call that they need some information before getting approved. I gave them the information and told my current landlord I was moving out. The place called again saying that we are good go for a certain date. I start packing, but then the send me an email denying me. I called the following monday saying the manager called my current landlord once, he couldn't talk and they didn't want to rent to me anymore. They never called me, before denying me, they didn't try again, they did nothing. The management here are not management but people who sit collecting a paycheck because they don't want to do the work. I'm glad I got to experience this before moving in and getting stuck here. Although this place has the potential to be great, until the management changes no one should move here.
The day I went to sign my lease a man stormed by me and I heard him say “worst 4 years of my life”, I thought he was being crazy but let me just tell you that I wish I believed him and left. Please take my advice and DONT live here. The actual apartment itself is great. It’s nice to have a garage and two floors. It’s a refreshing “house” feel as opposed to the other apartment buildings I’ve lived in. It is NOT worth it though when it comes to management. They’re all smiles until you sign the lease. After that you become invisible. Please do yourself and your family a favor and stay away from this place.

This is a great community and I really enjoy living here. Overall, the experience has been very positive and enjoyable. The property is beautiful and well maintained. The staff is hard working and they are doing a great job.. The ladies down the office are great and are always greet you with a smile. Kristin and Katelyn are on top of everything The maintenance team is knowledgeable and responsive when something needs attention. Brett really knows his stuff! Highly recommend this complex to anyone who wants a comfortable and enjoyable place to live!
I would give this place a 0 if I could. I have had so many issues...had a broken freezer for two years!!! My food went bad all the time. I complained and complained and nothing happened until I treated to withhold my rent and take them to court. My ac breaks every summer and they take up to 10 days to fix it!!! The hallways smell like marihuana all the time!!! And the most recent thing is the gym bathrooms are clogged or have no toilet paper.....so to solve that issue management decided to lock the bathrooms during non-business hours. So now I go to the gym but have to leave when I need to use the bathroom. To top it all the facility door does not work properly and my key works randomly. For six times now I have gone to the gym at 6 am and can not get in. They are messing with my sleep time, my daily schedule, my exercise routine. Rent is over price and the complex is poorly managed. Awful!!!
his community is horrendous and extremely poorly managed. The original buildings were shoddily constructed and are not even up to code. Just one example, local firefighters need to keep watch during this cold snap as the pipes/water heaters in some units were not properly installed, froze and require their watch for subsequent potential life threatening situations. It's a good thing too as there was a fire on a different part of the property today and the local firefighter on duty caught it and was able to call it in. This isn't the first time the freezing pipes/subsequent life threatening issues have happened either. They patch it up to get by and wait for it to happen again. Meanwhile unsuspecting residents move in. There are issues with mold. No regular preventative maintenance is ever done on any of the buildings/townhouses. Filters are never changed, ac/heating units/ducts never checked, cleaned. The grounds are filthy and disgusting. There was a rat problem that was never addressed until angry residents finally got the local board of health to step in. There is absolutely no security and evidence of nefarious activities can be viewed in parking lots/common areas during daylight hours. The vegetation is half dead and the landscapers that are hired are ineffective/not consistent. Curbs/sidewalks, outdoor lighting are broken/cracked and never fixed/replaced. Snow removal is just as inadequate, making parking and getting around the property difficult at best. Property managers/staff only last weeks/months. While they are here, most of them do ( or are not allowed by upper management) little to nothing to alleviate residential concerns. Sometimes they are even incredulous that residents are asking for basic needs to be met. There is little customer service training. Amenities are not properly maintained and the gym, game room, clubhouse bathrooms, pool area (in the summer) are dirty, disgusting and sometimes unusable. This is just a snapshot of life at this complex.
The worst condo with the worst management there is! I live in a 3 bedroom apartment and I have been suffering from the use of marijuana in the building for some months, I have two children who have to live with the smell of drugs day and night in my apartment because the smell goes up to my house and everything management simply does NOTHING, and in the contract it is clear that it is forbidden to use drugs and cigarettes on the premises of the condominium. The worst place to live.
Possibly the worst management company currently operating in the state of Massachusetts. They will manipulate the market value of your apartment beyond all belief. And when you go to renew your lease ... you will be charged $200-300 monthly easily. Close to $1,000 a month increase for a month-to-month lease. You will live to regret it if you rent at Stevens Pond or any other JRK run property like so many, many people have. The residents have formed a tenants union. Yes, a tenants union to try and take JRK to court in a massive class action lawsuit. AVOID STEVENS POND AT ALL COSTS!!!!!!!
I live in a 3 bedroom, 2 bath luxury apartment. It has a pool and 24 hour access to the gym and basketball court. We are located right off the highway, with Boston being 15 minutes away. We have maintenance that can be reached 24 hours a day, and beautiful landscaping. It is serene, and the skyline is absolutely breathtaking at sundown. It is by far the most beautiful apartment complex in this area.
