Property Ratings at The Residences on 56th Street
I just relocated here from Texas and I love the beautiful wooden setting of the apartments. Driving through newer streets without potholes, and exterior lighting, makes this place feel so safe at night. I know no place is perfect especially in apartment living, but I can see the changes since the first of the year, out with old and in with the new, and I have met many neighbors that I am meeting at the gym/clubhouse who love the improvements. Friendly people and friendly pets. The leasing and maintenance staff are welcoming and friendly too.
Moved in about a month ago and there has been problem after problem since I got the keys. Management and staff communication is so poor, I wrote a 5 page letter to the property explaining all issues and still had to explain to atleast 4 people what the issues were. My car was broken into a couple weeks ago. The gave us a new unit do to the first one have so many mantainence issues that they couldn't resolve them, and we were forced to move ALL OVER AGAIN. The beautiful amenities you see are usually unaccessible, as this complex has over 700 units. No exaggeration. And our AC is still not working after they were said to have fixed the "small" problem with it. It's 108 degrees out... And we have no working AC, no offer of a solution and no guarantee to safety. Save yourself the headache and keep looking.
I absolutely would not recommend living here after staying here for a year and a half! This is multiple issues going on with my unit that the property manager refuses to address. My neighbor’s washing machine keeps draining into my unit causing my bathroom to floor and leak downstairs. The maintenance decided to address this by pouring a bottle of my personal drano down the drain instead of getting to the root cause of the issue. They left a drying machine in my unit for a week, which shut off the first night. With no instructions, or any follow up. We tried to contact the head of maintenance, Rich, but he never answered or returned calls. Due to flooding multiple times the flooring has began to buckle and come completely detached in certain areas. The property has not addressed the floor repairs at all. in addition to the water damage areas the flooring across the whole unit is uneven, loosening and buckling. We’ve been trying to getting AC fixed since the end of april. The property decided that it would have to be 85 degrees for 3 consecutive days or May 15th whichever is first. I got my AC “fixed” on May 16th and only worked for 2 hours before it started blowing hot air. Maintenance came out again on the 20th and the AC only blowed cool air for 1 day. Since then they have not been out fix it. I’ve had to live in a 80+ degree house for 3 weeks. I’ve called over 5 times to have AC fixed with no avail. The maintenance on this property do not truly fix the root cause of issue they are just temporary fixes. Last year we were promised a new AC unit but we still have the old unit that continues to break. The Cabinets are poorly put together in the kitchen. wood along the base of the cabinets is beginning to split, and the door to one of the cabinets was not latched properly so the door is crooked. One of the drawers completely came apart just from everyday use. With the cost of rent I would except better workmanship, as wel as getting unit repaired in a timely manner. Please consider elsewhere to live. Residences on 56th St is not worth your money or frustration. The apartment look good at first. Once you start to actually live everyday life in the unit things start to fall apart.
I have not had air conditioning in my apartment since July 17… And it’s going on 40 days and counting without air conditioning. They HAVE NOT GIVEN ME A SINGLE UPDATE except for that it will be finished the next day…. 40 days later in 100 degree heat I am still sweating 24/7. My apartment has not been prioritized “because there are hotter apartments”. Do NOT move here. They do not contact you or give you any info except for rent and when they mysteriously are out of the office for days at a time.

Listen to the reviews, I have been in my apartment since April .. issue after issue . I have had an leaky ceiling that comes from bathroom upstairs to downstairs. The light fixture in kitchen had moisture in it to point it stopped working. Now the ceiling keeps bubbling I have been putting in working request for month and a half ! No responses . I had to call emergency line just to get some out that only told me they would come back out and NEVER came. I now have a bad smell in the apartment from the moisture. The updates are a joke just painted over lot stuff that really needed to be sanded. Had leaky sinks , ant problems. Maintenance doesn’t respond unless your moving in ! Only time I see maintenance is trying to get a new resident in not to help the current residents. Save yourself time and headache . Thought I was getting an nice update unit but no so many issues that should have been corrected with these Apts but were painted over

Potential renter beware, I’ve had Issue after issue since moving in less than six months ago. These buildings are old with bad wiring, among many other issues. The other two buildings in which the building I live in shares a parking lot with have burned down in the past. Property management is more concerned with stabilizing occupancy while the property is in the lease-up stage than they care about providing a positive living experience to those who are suckered into signing a lease agreement here.

Do you enjoy over paying for rent for a community with no amenities? Do you like being lied to and ignored? Do you enjoy a general feeling of unrest and unease in your own home? If yes, you'll love loving here. You can also expect such features as: loud construction noise at 8 a.m., construction debris, shoddy workmanship, lax enforcement of rules on noise and drug use, fighting for parking spots, and again absolutely no amenities. On the upside, the guessing game on whether or not your maintenance requests will ever be completed can be fun (I'm kidding, it's an absolute joke). I wish I had believed the negative reviews, but I (like a lot of others, I'm sure) was lured in by the newly renovated apartments and promise of this being a completely new and different community than it was (they love to mention how they got rid of the "riff raff"). The fixtures and furnishings are great, but the execution is subpar. Over-panting, missed painting, scuffs, siding coming off of buildings, horrible landscaping, fences falling down, unusable storage doors with large holes. These renovations are like putting lipstick on a pig. It's all superficially cosmetic and the goal is to get these done fast, not well, and to say whatever it takes to get you to sign a lease. Water to the property was constantly being shut off, the wiring in the buildings is trash, we've had black outs and the gas company is constantly here excavating large holes right by the buildings, and I've had to have them come out twice for a gas leak and my water heater being installed improperly. Which is an insane health and safety issue that was never addressed by management. Save yourself the hassle, but if you're dead set on living here, wait until renos are completed. But I can honestly say this place isn't worth the headache. They're in over their head and while nice, are completely inept. Once you move in, it's all empty promises, they've moved onto conning the next poor guy. I most definitely will not be signing a new lease, as a matter of fact, I can't wait to leave. So, if you're on the fence, go somewhere else. Pick that other place. Trust me, I wish I had. (Don't bother commenting for me to contact the property manager- I have, and it's pointless)

We’re discouraged by this characterization of our community and regret that your experience here has been anything less than exceptional. We take our residents’ concerns seriously, so we apologize if you feel that is not the case. Additionally, we’re very sorry that your interactions with our team have not been a reflection of the great service that we strive to provide. We understand you do not have a high opinion of us at this time, but please visit us in the office so that we may discuss your review further and work together to address your concerns.
Someone bought this property, put a nice bandaid on, and fixed NONE of the interior issues of these homes. Both myself and my neighbor have had mice, my hot water has broken 3 times, my heat won’t get above the high 50s when the temp is below 35. No one ever responds to work orders, our pipes have frozen.... I am very disappointed with this complex. The residence staff is incredibly nice and that’s about the only positive I have to say about this place. If you enjoy basic amenities such as hot water and heat don’t live here.

Love the new interior features of my new home! Besides the quality throughout, I loved being the first to use my new stainless steel appliances!

We just moved into R56 and are really happy that we did. Of all the places we toured, they by far had the most value for the rent. They are putting a lot of work into improving the property, and we loved the renovations. It feels more like a custom home than an apartment. We would definitely recommend for anyone looking for a new apartment!

Have been without A/C or heat since March and no one has done anything about it. They’ve been out to my unit multiple times but have not been able to fix it. They don’t never call me about any updates or anything. I have spoken to the manager and she did nothing for me at all. I am completely tired of this place and looking to file a lawsuit! I would never recommend this place to anyone!!

This is by far the worst apartment I have ever lived in! The whole place is under construction. I was told when I moved in there would be no more construction on my building. A weeks after that they started tearing gutters off and remodeling the apartment directly above mine. I have been woken up to the sound of hammers and power tools every morning at 7am. There is garbage all over the place. The apartment is infested with ants. I went to the leasing office to try to speak to the manager. She refused to see me. A leasing agent saw me and just let me know that “ they are almost done with the construction” so I shouldn’t have to deal with it much longer.

The staff are nice and helpful. Maintenance is competent and friendly. Susan has been a great asset and helpful when you have a problem that needs resolution. I would like to get one of the new apartments. The work crews are doing a great job and these apartments will match the neighborhood. CJ Belser
