apartment is suited next to a major freeway and it's loud. had my car and apartment broken into. management will not return your calls
Beware of the management staff at this place. They act all nice and helpful up until you sign your lease and hand over your keys. Once you become a tenant the service goes downhill. They focus all their attention on bringing in new folks and neglect the current tenants. Kelly, Jabreel, Stephanie, and Katherine are all terrible and Kelly is especially rude. Parking is nonexistent after 6:00pm on weekdays and weekends. Too many people living here and not enough parking. Car break ins are also a big problem. They have security signs hanging up but I have never seen any kind of security at this place. The worst apartment management staff I have ever had to deal with!
I took lease for 12 months and i did a lease breakage (5 Months). these guys put a total of 1202$ as final bill charges even though i maintained the Apartment in very good condition. I cleaned it very well. Carpet Cleaning 185.00$ Apartment Painting 385.00 $ Apartment Cleaning 176.00$ nwp Final - NWP 05/26-07/17/19 456.35$ Please think twice before you sign the lease with them
When I moved in on day one, there were multiple problems with the apartment: All the cabinet fronts in the kitchen and bathroom were missing. it took ~2 weeks to get them installed. The living room heater CAUGHT FIRE when I turned it on to test it. The dining room light switch did not work because the contractor had cut the wire when remodeling. Also took 2 weeks to fix. The dishwasher was not hooked up to the water supply. There is a persistent rumbling noise like a generator coming from the walls. I'm still trying to get maintenance to come investigate. Additionally, the property is littered with trash, the breezeways are filthy, and parking is atrocious. If your living standards are anywhere above "squalid" I recommend avoiding at all costs.
Make sure you are OK with the following: -Frequent mail theft -Even more frequent vehicle break-ins -"Valet" trash that you pay for every month that everyone dislikes due to poor service. -Rent hikes every lease period -Threatening notices in all forms if even ONE day late on rent -Apathetic or downright rude staff -Predatory move-out fees -Limited parking -Decent landscaping No idea how this place has positive reviews here, pretty sure they were paid for. Check every other review platform and you will see why. STEER CLEAR of Avana 522.

There is no way the reviews on this site are real. If you are a resident you will see nothing but negative reviews on the resident portal. 1) Cars are broken into all the time. There is suppose to be a security service, although I have never seen anyone. 2) The garbage is valet pickup. You have to pay for this service, even though they miss picking up trash. Then if they don't pick your trash up you need to complain to the company and not the apartment. 3) I wish I would have counted the number of times we have fire alarm testing this year because it is absurd. Considering I just received a notice of fire alarm testing on a Saturday afternoon for testing Monday morning; I can tell you the 48 hour notice is a flat out lie. I informed the staff (Marissa) that I have a diabetic dog that freaks out when they do fire alarm testing and I need more notice to plan for these testing dates. The response I received was that they gave a 48 hour notice and she will bring it up in the next staff meeting. Maybe they care about residents, although I have not had that experience. 4) There is a new shared locker service that you also pay for as well. You have 3 days to pick up your mail or you will be charged a fee. On the resident portal, a resident reported that her mail was taken and they were unable to get it back. 5) It's a little ghetto. I think there are 3 abandoned cars that are in my parking area. If you don't have any issues it's not bad. If you have a problem, good luck. On the positive side, maintenance is really fast about responding to issues.

Moved here February 2017 and are still current residents. I LOVE the location and amenities offered. The community feels very safe, there have been a few cars broken into and one stolen but I believe that will happen anywhere you go. The property is beautiful and so is our apartment. We have only ever had to have someone fix something in our place once and they took care of us the same day we called. There is valet waste and the only problem we have had with it is that because you have to leave it outside, sometimes squirrels get into it and rip the bag so they won't take it, but that is really no ones fault but the squirrels. The only real complaint I have is contacting the office SOMETIMES can be a pain by phone. But in these cases I just waited a few hours and was able to try again later and reached someone. Overall the staff is super professional and courteous, the grounds are gorgeous, and our apartment (even the un-renovated one) is very nice quality! I would recommend friends and loved ones to live here, and I think that speaks for itself!

I went to Avana the begining of June in search of a new home. There I was greeted by Narrisa, she was very nice, and always had a smile on her face. She was not pushy, took her time to show me various multiple apartments. I went three different times and Narrisa was alawys pleasent and willing to show me around again. She took the time to make sure that I had made the right decision with renting at Avana 522. Every time I went into the leasing office with multiple questions. My S0 and I recently moved to Washington, after doing a lot of research we decided to move to the Bothell/woodinville area. This has been the best decision we've made. At first when we arrived at the complex we were very uncertain. The apt we had signed the lease for was just not right for us. We spoke with Allison at the leasing office and instantly felt at ease. So, I recommend talking to her. Also, she's totally a dog person! Now we are in an apartment with a nice balcony and it's our building is so peacefully quiet. No major issues so far. The apartment sends out a daily digest for updates of what's happening in the apartment community which keeps the community aware.

The first year that I was here (2012-13) was fantastic, until we were priced out of our 3 bedroom apartment as the rent went up over $300 per month! Despite the rent increase I decided to stay in the complex, and downsize to a 2 bedroom. This is when it got ugly and, in retrospect, I should have just left then. The leasing agent I was working with was sweet but failed to reserve the apartment we agreed upon not once, but TWICE. Each time we had to rush to find another available apartment. As a result, I ended up paying an extra month's rent in the overpriced 3 bedroom while I waited for a 2 bedroom to open up. In fairness to management, they did agree to give me that month at the original rate since it was their error(s) that caused it. In the end, the only apartment left was a 2 bedroom that is nearly as expensive as the original 3 bedroom. I also had to pay $1200 to replace the carpet in the old apartment due to my former roommates' dog. As far as I can tell from previous reviews and from what I've heard from other residents, it's common practice for this complex to charge pet owners to replace the carpet, whether there was in fact damage or not. It also doesn't matter that you've put a security AND pet deposit down. Pet owners - expect a $1200 bill after move out. I guess that, the pet deposit, and the pet rent are all the price you pay for living in a "pet friendly" community. The biggest mistake I made was renewing my lease here in 2014, rather than finding some place cheaper in the city. Yes, you read that right. Before I decided to stay, I found houses for rent in nice neighborhoods in Seattle for as much as $500 less than I pay here. Other cons: - It is nowhere as nice on the inside as it looks on the outside - Forced to use the concierge trash service, which does not pick up Friday or Saturday - Monthly admin and upkeep fees are high,and expect dog poo in the yard for weeks - If you don't have an assigned parking spot, expect to walk 1/4 mile to your apartment - Smoking is being banned on the premises so smokers will need to leave the grounds to smoke - Every few months, there's a rash of car break ins - Once per year, an email goes out warning to keep animals off the grass due to the toxic chemicals they use to treat it Pros: - It is relatively quiet - Close proximity to the expressway and easy buses - Shopping nearby - Two outdoor pools - BBQ area that you can use if you go early or late enough to grab a grill - Two small fitness centers

Moving from one side of the state to other is never easy. With the small amount of time to look for an apartment, or living space I was worried I would not be able to find what my wife and I needed. I finally found an apartment suitable for my wife and I, and we feel right at home. The community is amazing, the location is great, and the staff are really on top of keeping up with maintenance needs. The apartment is smaller compared to what size my wife and I were living in, but that is the only issue we have. Our apartment feels warm and welcome every time we come home from work, and its so nice to relax in.

Avana 522 was incredible. The renovated apartments were high quality, with obvious care to the interior design. The layout of our 2 bedroom apartment was perfect for hosting a few friends yet built in such a way where the rooms created privacy from sound. The common areas were beautifully maintained with gorgeous flowers, a stone waterfall at the entrance, and the grass was always trimmed. Besides the 2 outdoor pools, 1 indoor pools, racquetball court, soccer field, basketball courts, and general play lands and dog parks, you're just 3 minutes away from two major highways and a shopping center. The staff was prompt to requests and constantly jumped through hoops to make sure we were taken care off. Did I mention you can park wherever you want and so can your guests? There's plenty of free parking. But don't worry, you can buy garage space or a covered space if you'd like. I love Avana 522. It's affordable luxury in a beautiful place.

As soon as I walked into my new apartment I immediately felt at home. The open layout was better than I had expected and the rooms are on opposite sides of the apartment which is great for me and my roommate. The community as a whole is simply amazing as well, and the on site staff have been so welcoming and helpful throughout the entire moving process. All the amenities (pool, gym, theater, etc.) are just a short walk away and there is easy freeway and highway access to get you wherever you need to go. I highly recommend Avana 522 to anyone looking for a new place to call home.
Quiet area; safe. It's very green here and the wildlife is seen year round.Location is very convenient if your very involved in the community and travelling is easy. If you're looking for a boring city I recommend this one. Families and college students are seen in the area as well as the suburban elderly in Woodenvile.

Avana is located is a really good spot - the juncture between I-405 and SR 522, so access to freeways is as easy as it gets. It's a quick 10 minute drive to the Woodinville P&R, and if you are into fitness, just minutes away from the Burke Gilman trail. It has a Bothell address, but to me, is far more "Woodinville" than Bothell. The apartments have a few different layouts, all pretty good, with the exception of the kitchens. They are nearly unusable as is. I haven't seen a remodeled one up close, but from a doorway I peeked into, it looks the same. No counter space, and the cabinet space is hard to use. My apartment is pretty old, and I think the unremodeled ones are over priced. I think mine will be remodeled when I move out (I moved in before they started remodeling). The newly remodeled ones look fantastic though. I want to ask if they'd let me move out for a couple months and move back in when its done! It has a couple recreational facilities, two outdoor pools, an indoor pool long enough to do laps, and a basketball court. it is also within walking distance of 24 hour fitness and the YMCA Northshore. No issues with parking, there are carports & garages if you want them for an extra fee (I didn't think it was worth it but many people have one). You are within walking distance of several restaurants, Home Depot, UW Cascadia. The only thing I wish was in walking distance is a grocery store...
