Located in the heart of South Georgia, Valdosta is the vibrant home of Valdosta State University. Property Ratings at The Retreat at Pineview
I chose this complex in 2020 because it was reasonably priced, secure and very quiet. However, a year after, the complex was sold to a large corporation (SMP), and it immediately went downhill. The new management is anything but customer service oriented. They quickly implemented rent increases and forced residents to download a "resident portal" for all maintenance issues or complaints, and a second portal for rent payments. They flat out don't want to deal with you in person. The complex is no longer affordable, secure or quiet! The gates are continually inoperable and left wide open. There is a resident who runs a landscaping business out of his apartment and keeps his riding lawnmowers and all of his equipment behind his apartment and continually parks his trucks with trailers attached across multiple parking spaces, leaving no parking for other residents. Management does nothing about it, even after multiple complaints. Recently, there was a "private" pool party with a DJ, obnoxiously loud music, women in thongs twerking on the pool deck and dozens of non-residents on property, the party went on for 3 hours. Management authorized the event but did nothing to control the noise. Oh, by the way, the pool is continually green, and they charge you a fee every month for the pool and gym, even if you don't use it. Residents are allowed pets but apparently there are no weight restrictions or limitations on the number of pets allowed. I've lost many nights sleep due to barking dogs in neighboring apartments and I've watched many residents walk their dogs without cleaning up after them, watch where you walk! Complaints of any nature on the residential portal do no good, management just ignores all of them. When you do see a member of management in person and register a complaint, all you get is lip service. The latest thing management is trying to pull, is forcing you into rental insurance and if you don't have it, they are going to tack another $15 on your rent each month. Their insurance only covers their apartment, not your possessions. I have my own insurance, so not an issue, but it's up to me to send proof of insurance to the corporate office in Atlanta. Heaven, forbid you walk into the management office with your insurance paperwork and expect them to do it for you! What exactly are they being paid for? I know, they are being paid to lure in new renters, not to help the existing ones. Do yourself a favor and steer clear of the Retreat at Pineview.

I would not wish living here on my worst enemy. It was an amazing place to live before a large company took over and the management change. They have left me without AC for an entire month when it has been over 100 degrees and over 90 degrees in my apartment. I contact them multiple times a day and have only been able to reach them once during this entire month process. After the hurricane the apartment next to mine is moldy and flooded and management has yet to contact the individuals residing there who had to relocate because of the conditions. Don’t make the mistake of living here under this management team.

I did an application with this property and within less than 24 hours I was rejected with no explanation or an inquiry of information that was presented on the application. I feel that this property has that right to do that but it would help the applicant understand why they are being rejected so that they have the opportunity to address the concerns. They will never have to worry about me referring someone or trying to stay out there ever again!!
I've had termites twice now which I don't understand since they supposedly spray once a month for bugs. Also things are constantly breaking around here, garbage disposal, dish washer, AC, and the gate. It's supposed to be a gated community but with the gate breaking pretty often they leave it open for anyone to come in. Lastly my car has been broken into multiple times. Property is OK but there aren't really a lot of good apartments in this town. It would probably be better to just rent a house but I don't want to move again so I'm stuck here.
To start with, Valdosta is just a bad town. So any apartment can only be so good. That being said, this one is one of the better ones. The staff are very good about fixing things quickly and are pretty helpful. Be warned however, the walls are incredibly thin - if you have rowdy neighbors, either upstairs or next door, you will hear EVERYTHING. The quiet hours are in effect from a certain time in the evening to a certain time in the morning. However, if you contact the staff to handle the noise issue they tell you to contact 911. You should not have to contact 911 because your neighbors are playing loud music. That is absolutely ridiculous. There should be a security guard on staff to handle that. The apartment also attracts lots of military personal, which is good. Military people are usually decent people. But when they all move out for deployments, the complex fills up with college students and people who aren’t exactly great neighbors. Poor parking, trash all over the place, barking dogs, fighting and general noise violations. I have had to call the police on neighbors because it sounded like there was physical abuse going on on several occasions with multiple neighbors. Definitely not where you want to raise a family, but it’s okay for a single person. Also, it’s a gated community but the gates break almost every week it seems, and it can and does take them up to three weeks or so to get it fixed. So basically you’re not actually in a gated complex. But overall not the worst place you could live.
If I could rate this place more than 5 stars I would. I was in search of an affordable, safe apartment complex that would be ok for one person and pets and Tremont was just that. I never had an issue with getting anything fixed, because it was always fixed that day. The inside of the apartments are so nice, and the upkeep is great. The staff was always super sweet, and would always be friendly when they saw my dog and I walking. I've read reviews about the walls being too thin and was worried about that, but never had an issue with it. The neighbors are quiet and the gym is great???? I would highly recommend this place if looking for a good apartment complex! It's the best one I've found in Valdosta so far!
This place is pretty nice. I've always felt safe, but wow! The walls are so thin, my neighbors will be having a normal volume conversation on the other side of their wall, and I can hear every word. And when they fight? It's very bad. I've lived in several apartments, being in the military and all, but it's BAD! Also there's no way of getting in with out an access card (goodbye pizza delivery), and you can't get off the property without being in a car (goodbye getting a ride if your car is in the shop, etc,) since the exit gate only opens with a weight sensor. Hate to complain, but I wish I had this review when I was researching! Hope it helps!
Tremont Village has its ups and downs... but mainly downs. I first had issues with a terrible noise that woke me up every morning for three months straight. Managment during this time was disrespectful, lazy, and unfortunately the maintenance guy was unqualified to fix the problem. Eventually the problem was fixed. Since then, its been easier to enjoy the nice amenties and features of the apartment.
