The property has went downhill since the new management. Trash, misc. stuff left in front of the attached garages and on the patios, the security gates left open at night, debris in the breezeway, trash pickup issues, and more. The dog poop issue is beyond disgusting. The previous management company had someone come out weekly to pick it up. My dogs have had many trips to the vet due to eating it and getting sick. I try to walk them in the parking lot as much as I can to keep them away. Too bad. The place has nice apartments and beautiful, mature landscaping.
I have lived here since 2019. When I moved in, it was great and I had no complaints, however, since new owners took over in fall 2020, it has gone downhill. Prices have gone up, maintenance is poor. It takes at least 2 weeks per request. No one answers the office phone, and it is impossible to get in touch with the property manager. The buildings are dirty with trash juice stuck to the landings, which are no longer cleaned. There is trash on the grounds. Noise is now an issue due to the fact that it has become more of a college apartment complex. If you are looking for a clean, quiet family place, this is no longer it. They took all the tvs, computer access, etc out of the clubhouse and filled it with furniture. The mailroom is a disaster, and packages are consistently lost or delivered with no notification. This has always been an issue, yet management cannot seem to correct it. I will be moving out when my lease is up.
I’ve lived here for 3.5 years and unfortunately, the quality of living has really gone down since the new owners/rebrand. I have several examples: • Maintenance requests take 3 weeks to be addressed (this does not include waiting for a part, etc. this was 3 weeks to be addressed at all) and this has happened both times I had a maintenance request under the new ownership, the most recent was last month. o Under the previous owners, maintenance requests were addressed the same day, or the next business day at the latest. • Maintenance of the complex is lacking. One of the fountains has been broken for almost two weeks now, which has created stagnant water, which is not only an eyesore, but is also a health hazard. o The breezeways are not cleaned or maintained, and they are full of dust, trash, and trash drips. o There is a support column in my building, which is right next to the maintenance shed, that is cracked, and has been for weeks now. o The hot tub is often broken, as it is now, and it takes weeks, not days, to be fixed. o They now charge pet rent (old owners did not), yet the dog park is still not maintained at all, and the dog poop bags are often empty throughout the complex. The one by my place has been empty for over a week now. • Although the office staff is very friendly, they are difficult to get ahold of. The phone goes unanswered during business hours and the messages we leave go unreturned. Email is my preferred communication method, but they have NOT responded to my emails either. I have sent 6 emails since they took over, and only one was responded to, and that was sent directly to a manager, whereas other emails to the main email, or to that manager were also ignored. o Under the previous owners, the phone was always answered during business hours and ALL my emails were answered. We pay a lot to live in these apartments, and we should be able to count on quality maintenance, amenities, service, and communication with the staff, but that has not been my experience, nor has it been the experience of my friends and neighbors who also live here. What is most frustrating is to experience the decline in service and maintenance between owners firsthand. I KNOW this complex can be run better and provide better service, because I previously experienced it under the old owners.
I have lived here since 2010 and have always felt at peace, safe and secure (isn't that what home is supposed to feel like?). When new management took over, the community has sincerely become horrific. There is garbage laying all over the property, drug usage at the pool during normal business hours and constant partying after hours. They installed "security cameras" and hired a community officer but, the same partiers end up right back at the pool (night after night). The disappointing part of all of it is, management does not seem concerned at all. There is zero pride in harvesting a peaceful/functional apartment community. As soon as my lease is up, I'm moving out.
The Retreat at St. Johns is a place perfect for any UNF student. The location is amazing, just ten minutes from the beach and two minutes from UNF. The amenities are perfect for students and make the community beautiful.

I lived here two years ago and the staff at the office Mary all the people up there a horrible nasty rotten to the core they don’t wanna help you in anyway the maintenance department is absolutely awful the apartments are not nice at all I would definitely look at other places there’s so many out there there’s so much better

If I could rate this as less than 1 star I would. This is about to be a looong review so if you really want to know what you're getting into, read in full. There needs to be some background for the full affect. I just got out of the navy on September 28th while my husband was deployed (along with our two roommates). I was in charge of getting us an apartment and having everything ready to go while I was in San Diego preparing to move to Florida. I find The Retreat and it looks amazing like the perfect fit. DO NOT JUDGE A BOOK BY IT'S COVER. I have never in my entire life met such an incompetent staff; and I have lived in apartments behind the Indy 500 track, so this is saying a LOT. I'm very honest and open about the situation, I tell her my husband and roommates are deployed until early November and I want to be moved in by October. She explains to me it's no problem whatsoever. I've lived in many apartments and I think to myself "wouldn't it be an issue since they are deployed and need to sign the lease?" I don't want to chance anything so I call back and speak to a new woman, no idea what her name is, and explains she's not sure but it shouldn't cause issues and I ask her to check with someone else, she does, and tells me it won't be an issue at all. "Awesome!" I think. I get a call from Mary about a week before my move in date and our call goes like this: Mary: When do you plan to come in and sign your lease? Me: I will sign it on October 19th when I pick up the keys, I am still in the process of moving cross country and currently in Houston. Mary: That's no good. You have to sign the lease before you move in! Me: That's what I thought but I've already spoken to two separate people who said it wouldn't be a problem. Mary: Well, I don't know who would say that because it's absolutely not true and we've all been working here 11 or 12 years, so I don't know who would say that. Me: Well, I don't know who I spoke too but they both said it wouldn't be a problem. Is there anyway they can sign the lease online? (1. It's 2018 and I've done this before, I know it's possible. 2. Why am I the one bringing this up, I don't work at this apartment office. 3. Mary you told me it wouldn't be a problem either, I told you the dates, so clearly during your "11 years" you forgot how to listen to future residents.) Mary: Let me ask my manager....She says that will be fine, I'll send you the documents.
DO NOT MOVE HERE!! I have been in customer service for years, and this management team has displayed the worst level of customer service I’ve ever experienced. First, the move in process coming from Ohio was miserable, zero communication from the management team, and made the experience very difficult for my wife and kids. Second, it was cockroaches in our apartment as soon as we moved in, with two kids under 2, and the management team blew it off and it took ME 5 weeks to get the problem even addressed. Now, they’re “remodeling” and I have found numerous nails, 3 of which were rusty, laying on our patio where my kids play. The problem was addressed to the management team two weeks ago, and this morning, I found two more rusty nails and a large piece of sharp wood on my patio while my daughter was playing outside. Lauren, the “manager” of the property, acts like she is very helpful, but in all reality, just treats her customers as just a number, and does not truly care about the communities well being. Been here 7 months out of my 12 month lease. Got first apartment had several doors not working, outlets not working just for looks, maintenance kept coming every week with appointments having 8 hour windows and sometimes never showing up. After half of the apartment was fixed they moved me to another unit because they couldnt fix the internet/ cable and electricity outlets. Come to find out same issues in this unit. Restroom doors dont even lock because the hole where the lock lashes on is half the necessary length and if u work Monday through Friday u have to miss work for these issues to get fixed and when u complain you get eviction notices for being rude but the office staff tells u and I quote "there is nothing I can do for you get out the office". I cant lock my restroom door and I have a child running around and has opened it twice already new apartment old apartment. I WARN YOU THESE APARTMENTS ARE THE QORST ESPECIALLY FOR THE PRICE! I have it all documented pics and videos
It's too expensive, the gate never worked, rodent and pest control issues, smelly sulfuric pipes, loud neighbors , noisy complex , pool dirty, rent high.
Personally loved living here. The only complaint I would have is with some of the neighbors not following rules (ie not picking up after their pets, leaving garbage outside doors.) Otherwise it was a great community to live in.
This is my second year living on the property. It is fantastic. It is well-maintained and the office staff are simply wonderful, they are truly a delight to interact with.
I would always recommend that place the retreat to anybody that comes my way I want to school and there's nothing wrong with them they're very professional love the office and how professional they were in the whole site either it comes to workorders
The apartments building are maintain clean, organized. The staff are very friendly, courteous and professional. I love the apartment complex with a resort style.
•Whatever you do don't talk to Mary, she wil ruin your day. •If you're adding someone else to the lease over 18 they also must make 2X the rent amount, pass credit and background check. Other, nicer apartments do not require this. •Your rent will increase by $40-$60. •Water smells like rotten eggs. •Gate broken frequently, that means open all night. Not safe! •Gate code machine also frequently broken. Guests can't call to come in. •Gym is filthy close up. Machines covered in dust, equipment scattered everywhere, poor lighting, makes you want to sleep not workout. •Floors make a cracking noise Could go on and on and on. Good luck!

Parking is in short supply, esp in close proximity to apartment. Notice from apartment above at late hours is very annoying. Office staff is not helpful or friendly.
Concerned about roaches. I have seen lots of little ones in my kitchen. Neighbors are friendly. Amenities are nice and for the most part, well kept.
Love the staff from the initial office meeting continuing through the years I've lived here and on to the maintenance staff who is also super quick and super courteous!
I would recommend the apartment based on maintenance.
I would recommend this apartment as it is close to town, great staff and amenities yet I would not recommend it due to the high cost of rent.
They are clean and the amenities are kept up. I don't feel there is a "show" that's put on at the front of the property and the rest is forgotten.

I would recommend this apartment community to family and friends because every experience I have had has been positive. All employees are friendly and smile and wave at every encounter. When my father passed away in July, every employee was kind in every way. I can't tell you how much that has meant to me.
Being a luxury apartment homes , it has lived up to its name that of being a retreat. It's very peaceful and quiet , great amenities.
It's all about location. This place is just the right amount of isolated and central to stores to be a fantastic location.
These apartments are like the size of a house. The staff was extremely friendly and helpful when I went to visit. The closest immediately took me to "heaven" because it was so humongous! I have never seen a closet this big at any apartment. In addition there was even an office with a built in desk and shelves. Every day I come home am happy when I enter my apartment. THE ONLY feedback I would give the owners is more pest control! Every now and then I find a roach prancing around and I freak out! Aside from this the overall condition, size, and price is awesome!
The Retreat in Jacksonville, FL is an amazing apartment to call your home! I lived in the retreat for a year before I had to move to Fleming Island,FL( because of health reasons). I love the atmosphere and the way neighbors and thier staff respect one another at The Retreat. I went through a lot last year because of health issues. But, what got me through it was knowing I was coming back home to a beautiful apt. I loved the inside of the one bedroom apartments there! Everyday I would get excited to walk through the door! The kitchen is beautiful and very Updated! And, pthe bathroom is my favorite part! One of my friends stayed with me for two weeks and she would always bragged to others about how beautiful The Retreat apartments are. My health is 100% better and I am so looking forward to live in Jacksonville,FL again! And my goal is to live at The Retreat and feel right at home! Because what made me get through a hard time of my life. Was knowing someday I could live somewhere that I could call home and that's The Retreat. I promise choosing to live there is a wonderful decision and a huge blessing to have! ??

I had to move to Florida for military reasons. Well my wife and I did pretty extensive research for apartments in the area, in our budget. We looked at about 16 different apartment complex's within about 30 minutes of Naval Station Mayport and after we saw this place it completely ruined us for all the other Complex's we went to look at! Been living here for over a year now. It is a great place to live at a decent price. It is quiet, and neighbors are great. I would recommend it's place to anyone.
