Georgetown provides a sprawling suburban community just across the Little Ogeechee River and only 14 miles southwest of downtown Savannah. This quiet neighborhood serves as a melting pot for those who want the convenience of downtown amenities with the quiet tight-knit community of a smaller town.
Conveniently located to I-95, Georgetown has been the site of recent development intended to bring in residents looking outside the density of historic Savannah. With a busy business and shopping district, excellent schools, and the short distance to Tybee Island there’s plenty to do.

Property Ratings at The Retreat & Preserve at Henderson Lakes
Would not recommend!!!!! Property managers are VERY rude. They don’t take care of things and the property is over priced.
Although I had a great experience with move- in in 2022 when Tomeka was the property manager….when she left the property has gone downhill ever since…When she was there she walked the grounds, made sure the property was maintained including painting the front doors, timely and professional customer service but not now in 2023! Now that she’s gone, the property management turnover rate is super high! It takes a long time to get community amenities fixed such as one time the gym door was broken for at least 3 months and there was no one bothering to fix it which was a safety hazard for those working out at night like myself. Also, recently there was an incident where I accidentally put in the wrong information for a new payment account and was charged all kinds of fees when the payment returned. I’ve always paid my rent on time in the 12 + months I’ve been living here and the one time there was a discrepancy they immediately escalated to eviction threats when I asked if there could be a grace to waive the fees considering it was an honest mistake and my rental history was stellar. In fact, it was my first time speaking with the office staff due to high staff turnover. I was met with unanswered emails, leaving office early with no early closure notice. Bottom line, it’s not what it used to be. Find some where else. The management doesn’t care and they will threaten you with eviction on the first mistake you ever make. The rental portal is already rinky dinky so if you mess up you will get hit with a plethora of fees and get threatened with eviction when you try to speak with them about it.
I've been looking around Savannah for a new place to live and The Retreat was brought to my attention. I went there and had the pleasure of meeting Ms. Craig who was beyond helpful. She answered every question I had while providing excellent details. Ms. Craig made me feel comfortable. I am still looking, but this place is definitely on my finalist of apartments not only because the facility meets all of my requirements in a townhome but for Ms. Craig's phenomenal customer service!
I was looking all over for a new home and would be renting it over the internet as I currently live hours away. I’ll be starting at Gulfstream soon and needed somewhere nice but affordable as I’ll still be paying a mortgage back home. Shapri the Property Manager has been amazing. She emailed me pictures of the apartment and has been very detailed and really knows the property inside and out. I feel comfortable knowing she’s in charge. I like that each apartment is upstairs and downstairs. The fact that parking is right in front of the door is a plus.
Great place to live, very quiet, safe community. The new property manager Shapri is awesome and very nice. The prices are good not to expensive for the area, you can go to pooler or downtown and pay way more. The property has a car wash which is very nice and also has a pool and little gym (not much in there but treadmills etc), but what townhome place does have a big gym. The neighborhood is very clean and up kept well. I’d definitely recommend this place to anyone, only downside i have is there are no garages.
Such a great, quiet and peaceful community. I like that I have a powder room on the first level for guests and a doorbell that I can hear throughout my entire townhome. It’s nice being so close to shopping and entertainment. My neighbors are very nice and courteous. Having a gym onsite is a plus, I’m able to work out right before work. I often watch my nephew and there’s a playground for him to play at. Overall, this place is awesome and such a great price.
The location is great, in a quiet area, and the homes look brand new. Kayla, the property manager, is awesome! She is super sweet and very helpful with everything. Maintenance is also very quick, which is great!!
We moved into a two bedroom this summer and love how spacious the apartment is. Management is great and Kayla in the office is very sweet and accommodating. Maintenance comes out quickly so we never go too long without anything! The community is very quiet and homey.
This place is such a joke. Management is very rude and they also go against everything the lease says. Utility bills are crazy high. Parking sucks. The pool closes before dark and is not open but for a few months. The property is not well maintained and please let's talk about the trash! The compactor rarely works the trash is always over flowing and there is always a bunch of large items just sitting around the dumpster. People there are so lazy they don't even put it in the dumpster. You have to step over chicken bones and crab legs to take your trash up the steps. The rent is expensive for what you get. We moved out and bought a house and our house payment is cheaper by a lot. If you decided to move here GOOD LUCK!
New unit is nice but high utility bills and dealing with water bill without city of Savannah is a nightmare. Water is very high rate because of being outside the city. April was great when I signed my lease but after she left it went downhill as far as property managers. My rent money was credited to the wrong apartment TWICE and tried to charge me a return payment fee like it was my fault. Neighborhood was nice the first 6 months but then it also went downhill--- Loud neighbors and parking are issue on weekends. Also large 50 People parties at pool cabana during the summer. Don't expect to get your full deposit back...i moved into a new apartment and everything is in good condition after a year of living there and they are knit picking a dirt spot on a wall that looks more like a shadow from the light than dirt. Glad to be leaving.
I was one of the very FIRST tenants to rent a building here in 2015. It was quiet, clean, and safe. I loved how everything was new and the location is just perfect. There were a few issues when I moved in such as my kitchen not even being finished when I was told parts were being ordered. (Still isn't completed, and I've lived her for over 1 year.) Since living here the property manager has changed. I loved April and I'm not so sure why she left. Ever since April left, things have slowly declined. My husband and I were laying in bed one night and heard a gun shot on our street. It was so close it vibrated our building.. police were called and they did not find anything but told us they have been having gun violence issues with one resident that lives here. Police officers are constantly driving in and out of here.. Today was my last straw that drove me to write this review.. the smorning my husband and I awake to police officers out circling our building and the whole complex. They were here for a few hours. Not really sure what happened but this place just doesn't seem safe anymore. You can tell the wrong people are starting to move In here. Not really sure what happened to their strict background checks or if there just trying to fill all the buildings. Truthfully, I can't wait to leave.
I moved to Savannah from out of state and have enjoyed living at The Retreat. The grounds are well maintained and presentable. The buildings are brand new, so with every brand new building, there are some maintenance issues. Since moving in, I have had two minor issues. With each issue, I let the property manager know and within a few days, the problems were fixed. The property manager and the maintenance staff were professional in handling the situations. The units are big and the floor plan is very open, however closet space is limited. The complex is quiet, secluded, and safe. The way the units are set up, noise from neighboring units is non existent. The property manager is welcoming, approachable and goes out of her way to take care of the tenants. Overall, my experience at The Retreat has been positive and I would recommend this property to any anyone.
In love with the my townhouse! Very very quite. Manager property APRIL very helpful and approachable all the times.
I relocated to the Savannah area from out of state and have considerable experience with apartment living. Thus far my experience here at The Retreat has been incredibly pleasant in large part due to the kindness and consideration of the property manager, April. Moving from a distance can be stressful and there is not much time for looking around but April was always available to answer all of my questions and concerns and tried to be as accommodating as possible with my requests, including providing contact information for utilities so that I could schedule appointments near my arrival. I always find her to be pleasant and friendly and making me feel welcomed here in my new home environment. Though I have had no maintenance issues in my unit, I have found the maintenance staff and property supervisor to be very pleasant and willing to be helpful. For an apartment, the units are spacious, though there is really no inside nor outdoor storage areas. The pool, gym, picnic and car wash areas are always clean and well maintained. The lawns also, are well maintained, though shrubs and landscaping are lacking and the weeds are not addressed. As well, the "lake" which is more a pond and other water retention areas could use more water or continuous aeration to control pests. Overall, this is a pleasant and so far quiet, property.
First, let me start by saying that I am very disappointed in this property. There are a few pros, however the cons definitely outweigh the pros. So let's begin with the pros. The units are "new", so the scenery is very appealing to the eye. Their are several amenities, and the neighborhood is relatively quiet/feels safe. The property is also very close to eateries, shopping, and all major interstates. All appliances are new, and the interior has more modern design that is not seen in older properties in Savannah. However, because the units are brand new, I held them in high regard believing that my family and I would have a comfortable living experience. It has been everything but that so far.Firstly, the units were poorly constructed. It is clear that construction was rushed, and it is evident in many of the maintenance issues that we have had. Upon moving in, there were several maintenance and even pest control issues. They were addressed in a somewhat timely manner, however handled several weeks after. I understand that units cannot be perfect, because humans built them. Yet, we would have chosen an older property if we would have known that we would have so many problems. The staff is pleasant for the most part. Everyone is pleasant and accommodating in the beginning when they are trying to sell you the unit. However, I have noticed that the property manager grows very impatient and can even act in a rude manner when you inquire about the status of your maintenance requests, apartment issues/concerns, etc. A resident/tenant should NEVER feel hesitant to ask a property manager to do her job which is "manage the property". There is not enough space in the units. They are very small, and for $50-$100 more you can probably rent a home in this area that has much more space and privacy. The "walk-in" closets are laughable, and the water heater downstairs could have easily been used as a downstairs closet for extra storage. During the tour, you really don't catch these things as you would once you move in and set up your items. Lastly, they false advertise. According to the listing on this website, pets are allowed. However, I signed a lease stating that we could not even have a goldfish in the property. I am very curious to know how pets have now suddenly become "negotiable". Overall, I would not recommend these units to anyone seeking a new home, and I will not be renewing my lease as I regret moving into this property.
there are many issues with these units. The onsite property manager is by far one of the best ive ever dealt with. there has been many issues with these units since moving in and they are not being handled properly and timely. some going on a few months now. electric bills run very high compared to other places at the same size and layouts.overall the property is nice and great office management. other than that would not recommend these apartments . units have no closet space no storage places and really expensive compared to others. again would not recommend!!! biggest issues are with high utility bills keeping the unit cool esp upstairs poor construction and numerous issues being reported but not being handled properly and timely
