An hour north of Austin and just 36 miles south of Waco, Temple is a wonderful place for the whole family in Texas. Just east of Belton Lake, Temple offers lake views and aquatic outdoor recreational opportunities. The Draughon-Miller Central Texas Regional Airport resides in town, as well as community parks and golf courses. The Sammons Golf Links is a great community spot, as well as the Wildflower Country Club, offering its members championship golf, tennis courts, swimming pools, and fine dining.
Founded as a railroad town in 1881, residents enjoy the historical significance of Temple’s railroads. Property Ratings at The Retreat
Well the plus about this place is that there were no bugs inside, they have quarterly pest control. The negatives… I lived there for 2 years, waited until after I left to write this, otherwise they would have nickel and dimed me for everything! I saw a steady decline with each new office manager, the first one was rarely there, 2nd was kind and personable but the last one is cold hearted and loved to threaten everyone then blame her bosses. Leasing agents have always been kind, I feel bad for them and the position they are in. Maintenance is non existent, things like doors falling apart, paint peeling, wasps nests in your porch, holes in the tubs and sun shining through the front door where there shouldn’t be. You’ll put in work orders and they’ll get closed out without anyone coming, they tell you that they have the owners coming so they have to close out work orders to make it look like they are doing their job. They have a pile of old trash old furniture that they built a fence around instead of cleaning up. The “new trash service” maybe collected trash once a week if you were lucky. They allowed pedophiles and drug dealers move in recently. They’ll tell you they do background checks, but then shoot them selves in the foot when they send out emails saying, “it’s been brought to our attention of the increased drug activity on property and it won’t be tolerated” . Water was constantly shut off with no notice, there was an entire week without hot water at all. The pool was green & nasty the last year. And can we talk about the dog poo everywhere, pet owners weren’t cleaning up after their pets & when we turned them in with photo evidence like were told it was brushed off. It wasn’t like this the first year, once FPI took over that’s when everything went downhill drastically

I am really in disbelief how bad these Apartments are. I have never had such a horrible experience, there will be so many red flags don’t ignore them. Do get stuck here for a year you will regret it.

The units are dated. When they say they “renovated”, it only means they refinished the countertops and painted the cabinets. They did not repair or replace them. I would not recommend spending more money on a so called renovated unit. Overall, the apartments are clean, minus the ridiculous amount of dust in the air vents. The staff is very friendly and the maintenance guys are helpful. They are also a little shady. Meaning they charge you extra for trash, gas (even if you do not have anything that uses gas inside the apartment), and water. Now water I get, however the way they break down the charge has nothing to do with the amount of water you personally use, but they charge you one fee for the square footage of the apartment and then charge a different amount for number of people living in the apartment. Basically, they take the total usage for the complex and break into unit bills based off of square footage and personnel residing in the unit, not based of your individual usage. It is a relatively quiet complex, the loudest noise is water running through the pipes, you will definitely know what kind of shower schedule your neighbors are on. Overall it isn’t a horrible place, but I am sure there are better properties available.
The property itself isn't awful although they have a problem with tenants not picking up after their animals. The dog park is basically where they let their dogs out to poop, not that the grounds are much better. Plus they have units that are upgraded and those that aren't so keep that in mind when they show the sample unit. They regularly shut off the water. In the past year and a half we've lived here it has gotten so bad that the occurrence is at least once a month. Last month it happened four times and two of those were all day long. We have had other issues with them because of new management. It's hard to get ahold of them via phone. I have had them not respond to emails as well. They get a little tow crazy now that they require parking permits for open parking. We have had our cars towed twice in the past 5 months since they implemented it. I wouldn't recommend this complex to other people and will not be renewing at the end of my lease.
I wanted to state that the New Management and Owners have gone above and beyond for our community and the Residents! Every day my home becomes more beautiful! The updates are nice, and I'm truly glad the Paw Park is here now! Thank you guys for all that you have done! You don't go unappreciated!
I'm so happy with the NEW MANAGEMENT! They are really making this apartment complex feel like a home. They have finally fixed all the issues with the hot water. They are upgrading everything and it looks great. They are getting everyone together with functions they throw for us. I've had breakfast/pizza/food trucks with the new management. I'm just so happy!

Since I have lived here, the management company has changed hands multiple times. I haven't gone one month without having my water shut off for days at a time or not having hot water for days even a week at a time. I currently am on day 5 without hot water and still nothing. They claim they are working to fix the problems and leave little notices on the door, but that is only after you personally go up to the office and rip them a new one. Definitely the worst managed property I have lived at, and that is saying something. Besides all of this, here are some other things to note: 1. Window seals and sliding door seals are all bad, hot and cold air leak easily through the gaps so expect certain rooms to be really cold/hot and others to be normal temperature. Wasted electricity with all that air just flowing out the cracks. 2. Poor water pressure. Even with a shower head I purchased to increase my water pressure, it still just barely flows out. You literally have to stand right under the faucet to rinse off. 3. Do you like living in the jungle? Well, sometimes the property goes weeks without landscaping. 4. Have you ever seen a green pool? I would say the pool was out of service more times than you could use it. They let the water get to a forest green dark color at one point before actually fixing it. There were mosquitos everywhere. 5. Do you have a dog? Doesn't matter. People are already lazy, but throw in not refilling the dog poop bags for over a month, well good luck not stepping in crap. It took a whole month to order poop bags that cost $10 or $15 dollars. Real classy there. 6. No drop box for rent. Tough month at work? Need to pay your rent after hours because you had to scrape the money together? Well good luck, they refuse to put a drop box out front for rent so now you get to pay a $75 late fee for paying the next morning. $75 and they still get all their money. 7. Do you have a nice car? Well, you better put a wheel lock on it with bulletproof windows. Vehicle theft and robbery is a huge problem on the premises. So, if it isn't abundantly clear how this property charges you for services not rendered, I hope this helps you in your search for a safe, friendly, and reliable place to live. If you have a family I would never recommend moving here. 5 days without hot water for your kids is absolutely unacceptable, not to mention, no foreseeable compensation for not providing amenities. My husband and I moved into our apartment in the middle of October. Before we moved in, we were asked to inspect the apartment to document any damage so we wouldn't be held responsible for it. Maintenance fixed some of the problems we listed on our inspection report before we moved in. Other issues were fixed as soon after I reported them as was humanly possible. We've had to wait to have our dishwasher placed, but that's not the fault of management here or maintenance. The apartment we live in is comfortable and spacious. My neighbors are friendly and helpful and show me the ropes whenever there is something I don't know about or how to fix. The management is super friendly and extremely accommodating - a welcome change from the place where we used to live. I love the fact that both of our bathrooms have linen closets, and the kitchen has a big pantry. The cabinets in the kitchen are made of solid wood -- not cheap MDF or particle board. I have a huge patio where I have the flexibility to do what I want. I can even plant stuff in the ground around my apartment to spruce up the area. The Retreat is in a quiet residential neighborhood. The grounds are attractive, and the amenities are fantastic. The fitness center has the high-quality equipment, and although it's open 24/7, it's a safe place because it's only accessible to people who have a key. The only negative is that you have to have a car to get around if you live here, and Temple's bus system exists in theory, but not so much in practice. We're thrilled to be living in a bright and spacious apartment with plenty of useful storage. We never have a problem finding a parking space in front of our apartment. If there is a special going, don't pass it up!
Lived there over 3 years love it the place is peaceful and always clean
I've been here for about a year. The only issue that surfaced is having no hot water 3 weeks out the month, and having no water at all maybe 2 of those weeks (not simultaneously of course and a slight exaggeration for humor) even though bills are always paid in full and on time with no price reduction due to the inconvenience. Besides that, the staff deserves the world! They are amazing and always worth a chat when you see them. The apartments are spacious and make you truly feel at home. The residents are also wonderful! No complaints whatsoever with loud noises, or crazy relationship issues haha. It's like our own little Retreat family here. I admit, the water issue becomes a bother at times when you smell like cabbage and blue cheese and can't shower for 6 hours lol, but I love it here and would DEFINITELY recommend anyone to move in.
I would like to say for the record. No, I am never late on my rent and the office and I get along fine. The issue I have is that 1. the water is almost always off.. there seems to always be a plumbing or water heater issue. 2. the apartments are internally covered in mold. 3. They office refuses to enforce parking issues. 4. the apartments are poorly repaired ( our drawers were fixed by maintenance using duct tape, they didn't clean the kitchen before we moved in so there were dead roaches all in the cabinets, the people that installed the tacky and terrible floor did a terrible job so the floor is bubbling up... we believe its a ploy so they have to repair the floor when you move out so you don't get your deposit back) 5. every and I mean EVERY neighbor we have spoken to is unhappy and either broke their lease to move or is not renewing. the people that have moved out on GOOD terms say that they did not receive their deposit back even after hiring professionals to clean and repair things. the rumors about this place is that you should be prepared to never get your deposit back when you move in. The office also put new rules into place where they will charge you even evict for anything. The pool is closed most of the year and if you are caught in there (mind you there is no sign posted) then you get fined and could get evicted. also if your back patio is messy they could fine and/or evict you. i had to go talk to office several occasions about people throwing trash onto our apartment and they have still done nothing. this is a terrible place to live talk to a bunch of the neighbors here before you move in.
We lived at Twin Oaks before it became the Retreat. During that time we were very happy not only by the staff,Ashley Lopez,Bonnie and Carlos from the maintenance staff. Unfortunatly Ashley moved on and she was not only an employee but she had become a good friend to both my wife Janie and I.The next person to take her place was no comparrison.She unfortunatly didn't remember the rules about employee fraternization and that probobly shouldn't matter but mgmnt pulled through this with flying colors and by the time we were moving out in Sept. 2015 things were back in order.There were times when maintenance issues weren't addressed in a timely manner BUT that was no fault of the maintenance dept.The office personnel really got slack towards the end of us living there.. If they would do an uplift to the 50 year old buildings like what was done at Adams Bend with new siding,modern double pained windows new appliances and a few other upgrades from this millenium it would be a SUPER nice place to actually want to live in because you felt up to date with the rest of the apts and homes in the area. Thank You.
The staff is so friendly and helpful. Service orders are completed quickly. The property is so well lit and clean. It is not just an apartment, it is home!
We had the best experience with these apartments! We went in to tour one day and fell in love with not only the apartments and complex, but the price (they had an amazing move in special.) we also love that they are willing to let us make payments on our pet!! We put in our application and later that day got notice back. We can't wait to move in and love that they are doing all they can to get us in asap! So far everything is wonderful. The staff is super nice and the apartments are very nice on inside. We thought they would be smaller than they actually are, but fit our family of 5 very well!
The apartments are cute and we like the area. We had some issues moving in tho. (All dead roaches were not cleared from cabinet, garbage disposal and fridge did not work) staff is pretty nice. They put in our work requests for all our items and were quickly resolved.
