Property Ratings at The Revere at Smith's Crossing
From 6/1/21-5/31/22 we were tenants at The Revere at Smith Crossing. In order to have pets a $1530 deposit was collected, and we paid $20 extra for each pet per month for a total of $1570 per month. We received an invoice charging $1453.84 which was for cleaning and carpet replacement and no return of deposit when we moved out. The replacement of the carpet was ordered on 05/11/2022 when the Property Manager submitted a work order to "Pull Carpet". This was a full 20 days before the lease was up and prior to any final inspection. When asked about this, the decision was justified in an email from the property manager of stating: "The carpet replacement was scheduled early as a precautionary measure after my pre-inspection in which I noticed a heavy pet odor and likely damage. This is standard practice in order to secure an installer as they get very busy towards the end of each month” Photos taken during check out show the state of the carpet and that there were no visible surface stains which leads one to the conclusion that changing the carpet of ANYONE with pets is indeed "precautionary" "standard procedure" not based on actual visible damage noted. We own two cats which are litter box trained. The litter boxes were located in the front hallway right when you entered. This is the source of the smell. Once the litter boxes were scooped and changed the odor also dissipated. The Revere stated that the presence of 3-4 stains, under the carpet on the pad but not visible on the surface necessitated total carpet replacement. We were billed for $1453.84 which is $2375.28 minus the for new carpet/pads. They even provided an invoice for the carpet, where the installer clearly wrote "No new pad needed" The official check out checklist provided to us states: "We will attempt to have it cleaned at your cost" No record of this being attempted or a submitted work order is given on the final receipt.
I've lived here for almost 3 years now and really have enjoyed it. By far some of the best apartments I've lived at. Never had a bad experience with the staff here or with other residents. The review on here saying the hallways and such are always dirty and full of debris is entirely incorrect. They are cleaned at least weekly. Rent is easy to pay online, underground parking is nice, elevator is modern and works great.
I called to set up a tour to see one of the apartments when my daughter is visiting from out of town. The person who answered the phone (a male) said that he didn't have time to show us any apartments. He said that they don't have any available apartments to show that are not occupied. I told him that it states on the website that they have over 10 apartments available for rent. I said that we would look at a 2 bedroom if that was easier for him. He said no, that he would not show us a 2 bedroom unless we were interested in renting it in the next 60 days. I told him that we are visiting from out of town, and we would like to see the facilities. He said that I should tell my daughter to look at the website photos. He said that I should call back 60 days prior to the move in date. I told him that he was forcing us to visit other apartments, and he said that sounds good to him. Not sure why I received such rude treatment when I was calling to schedule a viewing to move in on June 1st, but I'm not going to visit now.

We are sorry that you felt that we did not treat you appropriately. We do not think anyone meant to make you feel like we were unwilling to show apartments. We do believe that best practice is showing units that are actually the unit you will rent, so that you see exactly what you are getting, rather than a spruced up model. This way you can see where it is in the building, where it faces, etc.. It is hard for us to predict what would be available 8 months from now,so in general we ask people to check back with us as it gets closer to that time.
For the amount of $$ this place charges, everything should be cleaned and hallways vacuumed. * Hallways and inside of apartment complex is NEVER KEPT UP. smells, dirt, and debris left all over. Apartment is NOT worth the money
I love living at The Revere! The quality of the finishes is better than any other apartment that I have lived in and are the kinds of finishes I would want when I build a home. The on-site management is always friendly and available to answer questions. With the fitness center I was able to stop paying a gym membership and actually save money! Its extremely close to grocery stores and all sorts of restaurants!

When I moved in nothing was hooked up yet. Painting was not completed and even the sockets were not fully installed! It is now September and I moved in March 1st and there is still construction. Sometimes as early as 7am I hear them working. Neighbors are unfriendly and always have their nose in the air. They are also extremely nosy. I have a dog an unlike other apartments ive lived there is no garbage or dumpster to throw doggie bags when taking dog out. The pool was not even ready to go till mid july! Not impressed at all. Better places and better prices for the nonsense here!
