Property Ratings at The Richfield
This whole place is a lie the laundry facilities have been gone for over 5 years there is no maintenance on the property that’s a huge lie! There is never any hot water and they can never give a good answer on when there will be any assistance. Work orders that have been put in since over two years ago have not been fixed! Leasing office employees are rude and have knowledge about things that matter and have no sense of customer service at all. There was mold in two of the bathrooms and instead of having an expert come look at it they just painted over it there’s always trash all over the property you are forced to pay for trash valet but they never pick up the trash on the top floor.
The property has gone completely down hill since the new management took over. It took them 2 months to figure out what the rent is and to get their new portal up and running. Maintenance request are still open since Nov 2023 including roaches. The rent is way too high for what you get in living conditions. Everything is falling apart.
This property is filthy!! There is trash everywhere! Like actual piles of trash. The dog poop trash bin is overflowing. The apartments are very run down
There's no heat no hot water the roofs leak they don't fix anything. I've had to heat my apartment with my oven
Every review is 1 star?? None of the amenities listed are available, the pictures shown are at least 5-10years old Pool stopped working middle of July and never was repaired, gym was closed for no reason, maintenance closes repair orders they don't want to do, zero notice that they will be entering your apartment, roaches cling to every surface and come from every drain no matter how many times the exterminator comes ore how clean you keep your home They changed management this week and gave no notification of it happing till it already did, no way to get a hold of anyone about issues the website is down as is the app for maintenance Run Run away from this place
Current resident and sick of being charged for fees I don't owe. Trying to make contact with the office for the past five days straight with no reply at all. They regularly do this, they seem to think that if they ignore you, you'll just pay whatever fictional charges they want you to. Probably going to need an attorney soon.

This place needs to be shut down. There's trash everywhere. There's roaches in every building... to the point where when I reported it to the city the lady KNEW when I gave her my street name. Asked me - roaches? Their maintenance team is polite, but they don't know or do anything. They close work orders they don't want to deal with. The front office staff is rude. It's a toss up on any given day if your water will be on and if rhe boiler is working. 95% of the amenities they say they offer aren't going to be available to you. If you like the area, there's new apartments a few blocks up in the same price range. A few people from this complex moved there and they love it.

On any given day there is a large amount of trash in the common walkways because there are only two dumpsters shared by more than 6 buildings. Today, maintenance literally walked over the the trash to cite me on my patio furniture. I’m just threw. I’m addition to slowly making repairs if they do, they nickel and dime for everything. Please stay away from this complex

They will literally say anything, including inaccurate information, and act as nice as they need to be to get you to sign on and then ambush you with nothing but disrespect and neglect! Multiple other tenants have had these issues as well as dealing with disgusting pests, and overflowing trash bins not to mention you’re paying for an almost run down gym and a pool that has been “under construction” for some months now! Trust me, you can definitely find a better place!!! DONT LIVE HERE!!!!

Was only there for 3 weeks and they took my washer/dryer. I called once and they said it was a mixup but had no response one when I was getting it back. I called them again the same day and they said nobody came by for the key so they dont know why my washer/dryer was missing. Weeks later they put it back but too late because I bounced. Also they have carpenter ants which is a sign of rotting wood

If I could give it 0 stars I would. I moved in 2018 when I saw the model apartment I was sold gave my deposit to move in a month. I was not allowed to see the apartment I was moving in till the day before moving in and was mortified. My apartment looked horrible but they had said it wasn’t ready yet. The apartments look like you live in the projects but pay the price of a high class apartment the owners apparently don’t care about appearance at all. I’m already doing my homework for a case on this place. It takes months for repairs to get done I gave office a list of things typed with my signature and nothing has been done. Office let’s say they are a waste of space you can call and call and call and no answer they claim they are short staffed but I walked in there and saw all of them in conference table eating all at the same time and phone ringing. That’s class A customer service. The owners should walk these apartments they are sooo run down but the price to live here isn’t.

The staff never answered the phone when you need to talk to them. Maintenance workers couldn't fix our heat so we were without heat all winter. Our covered parking collapse because of weather, and it took 2 months to fix and they charged us for covered parking while it was being fixed.

Honestly look into the reviews and believe it this place is horrible maintenance never wants to fix anything during the winter my heater was broken never once bothered to fix it and now during summer the AC stinks realized after that it had a bunch of mold and mildew I regret ever moving here!
Property Manager at The Richfield, Responded To This Review
Please accept our apologies for this delay. When you have a moment, will you stop by our office to speak with our team? We'd like the chance to go over when your maintenance order will be completed and address any remaining concerns you may have. We appreciate your patience and sincerely look forward to turning your experience around. Sincerely, The Richfield Apartments
The new management is better than it was before but still not great. Staff rarely answers the phone. When they do, you have to call multiple times to make sure your issue was actually resolved and you got the correct information. The heater in my bedroom was constantly on and I was not able to turn it off. This was in May when some days were 90 degrees and there is no AC in the bedroom. Maintenance had to come out 3 separate times to try to "fix" the heater, turns out its broken and cannot be fixed. I was told I would just have to wait and suffer until June when they turned off the water boiler for the whole building. Kids are constantly running up and down the stairs outside my front door and dropping rocks and toys off of the 3rd floor. Pet waste stations are being refilled more often but people still do not pick up after their pet and some people do not leash their dog. Valet trash and parking is not included like what I was told when signing my lease. Utilities are very expensive, comes out to $215 for a 1 bedroom apartment, not including the electricity bill you get from xcel. There is no option to pay your rent with a check, you now have to pay online and are charged a service fee every month. Seems like they try to charge you extra fees for every little thing. Glad to be moving out in a couple of months.
Definitely the worst attention of the team that works in attention to new residents. Before making the contract they are the friendliest people you can imagine, once you sign it they are inattentive, rude, nothing proactive and unwilling. there is no maintenance in the apartments and outside the garbage is scattered everywhere. Apart from everything it is super dangerous, I've been living there for 20 days and there have been two shootings. Never choose that place to live.
Some new reviews here that are obviously fake prompted me to set the record straight. The staff here is kind and doing their best, but they aren't supported by leadership as the grounds are always filthy, covered in dog poop and not maintained. Anyone calling it "beautiful" is writing the review for money or influence. Firstly I moved in here in large part to the fact they were going to gate the community "in the summer", which has now been fully abandoned. Hot water has gone out on me over 20 times in the 4 months I've lived here, I've dealt with over 4 "inspections" and had to evacuate the apartment for repairs to pass inspections that should have been done prior to move in. The carpet is coming off in the corners, is stained and dirty, the toilet is cracked and broken, the guest shower doesn't work and the side balcony is unusable because the wood has a thick layer of dog poop on it. It's hot in the summer, A/C sucks, cold in the winter, baseboard heating sucks and the gym is only open during limited office hours. 2 stars because the staff that I usually work with, Michael, Mike and Angelica, are excellent and always try to help. Otherwise I'd give this experience one star. MANAGMENT: I'll change this review as/if improvements take place. Editing to track water issue: As of today, 11/24/19 I've had 23 times, including today, where I had to call to get hot water. 11/28 - Happy Thanksgiving, woke up to a frozen apartment with no hot water (because hot water is how they heat these things). 24th time I've had to call. Over 3 hours later still nothing, these apartments are "heated" with baseboard radiators so my apartment is at 53° and has been for hours. 5 hours & 3 calls to the emergency line later, its fixed for today. 11/30 - hot water and heat out again, 25th time 12/2 - hot water and heat out again, 26th time 12/3 - Work order to permanently fix water issue was closed and marked "complete." We'll see... 12/8 - hot water and heat our again, 27th time. Apparently not fixed. 12/9 - hot water and heat out again, #28
From the pictures online to the walk through the models, they had us at a 10 but when we moved into the actual unit - our overall impression of this place went down to 1 if not a zero! The only updated building is the leasing office and the model show room. The floors, the painted walls and great looking appliances in the model room is not what it looks like in the actual unit. We were so disgusted and disappointed with the unit they assigned us, we were shown 4 other different layout units on our move in day - and they all were old, they each stunk, dirty cheap carpet over used more than 5yrs and just absolutely outdated and were not maintained well at all. Please rent somewhere else - it will be worth the couple $100 dollars more than what you would save at this place with endless issues and maintenance request
Maintenance is horrible here...they do just enough to get by without actually fixing anything...they cancel work orders without completing the task and management does nothing...the fact they have no central air is worse...and the fact they can control your water and heat and dont turn it on when requested ugh...being a professional I can't understand why this place hasn't been shut down or had a change in management...the owner of these apartments should be ashamed of their selves charging high rent with low end apartment quality. At this point the least they can do is fix the maintenance issues.
Whatever you do DO NOT RENT FROM THESE PEOPLE. We were ideal tenants. Always paid our rent on time. Always paid every bill we were presented. We had 2 leases with them. When we started our second lease we received a credit from the first apartment towards the 2nd which was us getting most or all of our deposit back. We worked with Paulette who was always helpful. We have since moved out of the 2nd apartment which was a year lease and I just received a call from a collection company. They are saying we owe over $500 dollars from the first apartment. How can we owe from the first apartment when we received a credit for our deposit back. Instead of giving us the money they pushed the credit and now I know why. It is only in their records. They have now locked us out of the resident portal so we cannot see it there either. The manager Brandy refused to give us that documentation that we asked for. Even if there had been a bill if we had been presented it we would've paid it we never received a bill once and we lived in another of their apartments so they knew exactly where we were. If you go check BBB for their property management company JRK, you will see this is a common practice of theirs. At this point I am convinced at this point since I never received the bill and collections is only just now sending it out over a year and cant give me a date for when they first supposedly sent it out, that Brandy or somebody in that office fabricated the bill recently. They then added the date from the month we moved out of the first apartment and added over $230 in late fees and sold it to the highest bidder in collections and that's the first I heard of it from a collections company. It is a shady practice and there will be legal repercussions. I will go after the property management and anybody implicated. I have also contacted the problem solvers which have dealt with this complex before for different issues. We did everything right and were perfect tenants and they still are trying to take advantage of us. This is not okay to do to your tenants.
If you are looking at apartments to rent stay away from here. We left after a year, as soon as our lease was up. We hardly ever had hot water but paid 300 for utilities a month and it was going up every month. Any time anything was broken we waited weeks for someone to come out just to look it and then weeks longer to fix it. We lived with a huge hole in our dining/living room area for 5 months and still wasn't fixed when we moved out because our neighbors had a water leak and when we called about it we were told it was not an emergency and would be taken care of when they could get to. We called week after week after week and no one was ever available to come fix it. We then moved out and was sent to collections two weeks after we left when we hadn't even received their letter of charges. We started to fight charges as most of what they wanted money for were things that we had to buy when we moved in and took when we left and told we only paid 99$ for deposit when we paid 500 for deposit but because they had already sent us to collections they were unable to help because it wasn't in their hands anymore. When asked for the copy of the lease and notes they had and told that it was in a box in a storage unit and they couldn't get to it. PLEASE you might be saving now but in the long run they will ruin your credit, send you to collections and start running up a bill as soon as they can. Paid them hundreds to get it removed off of our credit so we can rent again and buy our home. STAY AWAY Trust me!! You will be saving yourself a lot of headaches, fights and being put on hold for hours.
No heat or hot water unless its hot outside. Whatever the temp is outside that is the temp of ur apartment inside. No A/C, just a wall unit that does not cool anything that is not within 3inches. Burned down apartments. Multiple shootings. Maintenance staff has no supplies to complete any task. Bed bugs, roaches, rats, and squirrels everywhere!! JRK should close the property. Its a dump and poorly run.
I had few issues but I want to THANK Mike J for making sure that my needs were met. HE IS VERY RESPECTFUL AND I TRULY APPRECIATE HIS HELP HE IS A HARD WORKER.

After my move in date was postponed for three day due to the apartment not being ready, the apartment was still not in move in condition. The apartment was not vacuumed, wiped down, or even trashed out from the previous renters. I did not have drip pans under my burners on the stove for 4 weeks (placed multiple work orders for this and even spoke to the staff and the response that I received was "why don't you go buy some" (so to get anything taken care of you might just have to do it yourself). There were exposed wires in the closet, a hole under the bathroom sink, broken blinds, and multiple other issues that were either never fixed or half heartily thrown together. The work order list is definitely a black hole for issues to disappear. The walls are paper thin, you can hear the slightest detail of your neighbors life (I can tell you anything you want to know about my neighbors custody battle for her daughter) you can hear when your neighbors are using the restroom and even what number they are doing, when they cook, literally every aspect regardless of what room you are in. The window unit to heat and cool these apartments are a joke, just go ahead and move your mattress into the living room because the air will never reach your bedroom. As well there is no water heater in the unit so when a neighbor on the opposite side of the building flushes the toilet be prepared to lose your hot shower. Also there is no individual metering on water, the bill is split between the building and persons are charged based off of number of persons on lease and the people here aren't honest about the seven people living in there unit so you will be charged. The looks of the place really reflect on the attitude of the employment here. there is trash every few feet, broken glass in parking spots, trash bags right in front of the entry of the leasing office, kids leave toys laying in the parking lot and these conditions last for weeks at a time. But after all that I will say there was one good thing about this place, my lease is up and I no longer have to live here. Please spend a little more and move somewhere that's at least low class. Ps. Management do not add a "We are sorry about your experience" bull. I contacted management multiple times and got the same basic tough luck lines.
I submitted an application online and paid the required fees. I went into the office the next morning to provide the income verification they requested. When I gave it to the leasing agent she took it into the manager who immediately said it wouldn't work. She told the leasing agent to look in the "book" which would give her the requirements of what my employment letter would have to include. As the leasing agent was reading them off I pointed out that my letter includes every requirement she just read off. She went back into the manager's office who would not come out and talk to me to explain. What the manager was saying was that because my letter states it is an employment verification letter and not an employment offer letter they wouldn't take it. At this point I pooped my head into the manager's office to clarify exactly what type of letter I needed to get to fulfill this requirement. She was immediately confrontational and had a snarky attitude. She told me that since i provided a verification of employment letter that I could now not provide an employment offer letter because that would be fraud! What?!?! She then proceeds to tell me that I would need to bring in pay stubs from my last job in Cali. I don't understand this...i have a job in Colorado now, I live in Colorado and can provide proof of income from my job here. By the way, I was a property manager in California so I know what you are doing is wrong! After reading the problems with tenants not having hot water or heat I think not renting here is a blessing In disguise. The leasing agent informed me that they were still "in the process" of replacing boilers. Don't walk, RUN!!!
Hate that I have to put a star here. The worst place I've ever lived in, and I've lived in a halfway house for about a month. Let's start from the beginning. I moved in with my then boyfriend in November. I had just found out I was pregnant, so we had to make sure that there weren't going to be any problems with the place for my health. When we moved in we noticed a hole in the bedroom ceiling and no window screens. We were told that they would fix it, and we believed them. About a month later, not only was the hole not fixed, but it was also leaking. Told maintence again, and they didn't do anything. Another month goes on, and the ceiling is starting to mold. At this point I was 3 months pregnant, and I couldn't even sleep in my own bed because of the mold. I had to call the state and get an inspector to come in for them to actually fix it. During this time, I had asked for some kind of compensation. They said that they would look into it, but even as I'm moving out, I've gotten nothing. Now let's go a couple months past that. Another part of the ceiling in the bedroom started to leak again! This time it was so bad that it was filling in water pockets behind the paint and couldn't walk into the room without getting covered in water. Took them a week the fix this leak, and we couldn't even stay there. Didn't get compensated for this either. So we notified the owner saying that we weren't going to pay rent because we haven't been able to actually live there. I had the state involved and everything. Finally they cut out the ceiling and "fixed" it. I had my daughter in June, and things were okay, until the leak came back in August, and again this month before I moved out. This complex is falling apart, and is understaffed with maintence. Anytime I've tried to talk to them for any kind of compensation, they become hella cheap and all of a sudden they fix things. Don't move in!!! My health, and my infant daughters health was actually put in risk because of the place that should be home!!!
Since the beginning, the management and almost everyone that works here, have absolutely no idea how to perform their jobs properly or even minimally acceptable. Had a maintenance worker come to my door while smoking, Assistant Manager could care less when I reported it and I still see him around. Manager would give me false agreements that were never followed through unless they were minor fixes otherwise told that it would be taken care of once a contractor was found. You pay property tax as part of the monthly utilities. Last 4 months of apartment utilities (not excel) are astronomical! Almost $200 a month for water, trash, and heating (oh yeah and property tax) for a family of four. Car ports are unsafe- during this past winter, one crashed down onto vehicles and apartment refused to pay residents for damages. Do not rent here, especially if you have children.
The management team is the worst my family has ever experienced. This is a Poor quality living environment with absolutely no professional assistance available from management or maintenance. Trash is everywhere and the laundry rooms are full of mold and out of use. Don't waste your time.
To Make a long story short. They took my money, never called me. When I finally went to the office after being ignored for 3 weeks. They took my money, approved my application. Gave my apartment away. And basically let me I know i need to get out there face.. they said they fired alot of people because that happened alot, prior to me.. but the snakes are still there.
Worst experience Ive ever had. There are cockroaches in this apartment that the manager will not address. Ive had my home sprayed multiple times and asked for an inspection of the entire building and have not had any help what so ever in regards to this disgusting problem. There is no heat in the winter, the air conditioners does not work in the summer, the water is always cold and you have to hurry and take a shower because the water temp changes every 5 seconds. Dont be fooled by the layer of paint (so called remodel), nothing here is fixed just covered. Nothing ever gets taken care of, oh but lets not forget, if your a day late on rent or take anything away from them, they will be sure to slap the charges on you!!! Not even worth talking to management or complaining because there will be no help. Save your self and move somewhere else!!
Speaking in a professional and constructive manor, I spoke with Brittany for more information on an apartment. I asked simple questions and spoke in a respectful manor. The employee's tone sounded as if the questions were too minor for her to answer, which was quite frankly insulting. She didn't ask to follow up with me at a later time, she didn't call me by my name nor ask for it, and she most importantly didn't try to make me feel welcomed. This apartment complex got one star for simply not being friendly. That being said, I hope The Courtyards at Buckley don't have more "Brittanys".
I have no words to express!! I felt nothing but love and especially The warm welcome Linda has shown me since the day I walked in looking for a place to call home.with her hard work and enthusiasm,I now can call this place home!started from the bottom now we hea!????
To whom is reading this, please do yourself a favor and never ever ever live here. I cant express it enough. Lowest quality renovation. Staff is unprofessional, miserable and hateful. If you are a loyal and a compliant tenant they will treat you like scum. Worse mistake I ever made, was moving into the courtyards at buckley. Angel is the worst manager I've ever come cross including the rest of the staff. If I can give them a below 0 rating I would. Not worth the money or poor quality of service. They will take your money and you will never get your deposit back. Worse company EVER

If you want to live in a warm apartment during the winter this isn't the place for you. The ladies starting with the Assistant Manager is very incompetent and unwilling to help in the smallest of requests and the ladies are offensive going as far as offending my then fiancé and profession.

CURRENT TENANT IN GOOD STANDING. The most chaotic place I've ever had the misfortune of dealing with. Rude staff, ingored maintenence requests, getting the city of aurora involved to get somebody's "attention" they take my rent and utilities and have ignored all my pleas to simply fix things that my rent covers. If I wanted this much trouble I would buy my own property. DON'T LIVE HERE!!!!!

I have lived here for almoat three years now. After renovation, i thubk the commuinty is much better. I love my high vaulted ceilings in every room. It really helps make the place look bigger. I think maintenance could use a little help when getting the done. It can sometimes take weeks to have certain issues fixed. Management and office staff could use a little when helping residents. I have enjoyed living here i really font have any proplems. Its nice and enough room for my family.

Our lease is up in just a few months and we are already looking for a place to go. The staff here are the most hateful and unskilled "customer service representatives" I have ever encountered. I would compare the staff here to the staff of Comcast. Don't move here. The lies start after your deposit and then you are stuck for a year.

this place is just flat out horrible. management is absolutely rude and awful! maintenance crew is almost non-existent, and the apartment I was renting was infested with bed bugs! if you choose to view these apartments, don't fall for the staged apartment they like to show to potential tenets. it looks nice but the actual apartment you will move into isn't as well kept with proper maintenance or repairs. do yourself a favor and look else where.

Where to begin with this place. Well, they were on the news for leaving people without hot water for weeks. They took three months to replace our wall AC unit. Squirrels lived in our walls for about 7 months with no response from management about it. The renovation is horrible craftsmanship. The cabinets fell apart and I put them together correctly, the laminate flooring peeled up in places, the carpet wasn't stapled properly, so it came up in corners. I want people to be warned, STAY AWAY! It might look pretty when you tour it, but its a nightmare to live here, and outrageously expensive to break the lease.
