The apartment is nice, but there are so many issues with the management. They fail to provide any notification of any changes or updates. The office personnel only had one helpful person while the others aggressively pushed against my concerns with the apartment. They do not care about the people in the apartment, but just getting their money.

My experience thus far "All Praises". All of my concerns and/or maintenance matters have all been addressed and/or resolved in a timely manner. Maintenance has been thoroughly professional and will explain everything to you and ensure you have a good understanding regarding the situation. Management and office staff are all so welcoming and professional. On any given day it is highly probable you'll speak with management without an appointment. Also, management actually answers the phone and listen without over talking you or rushing off the phone. Everyone will either speak and/or wave to you. It has been genuinely nice and refreshing.

I moved here November 2021 and will say this is the worst place I have ever lived and I’m ready to break my lease. When I did the walk through, the appliances were all black and updated. The apartment I was actually moved in to had very outdated appliances that didn’t even match. My fridge leaks to the point I have to put a cup in there to catch the water everyday. My stove was also broken. My carpet in my front room is not even attached to the floor and there is a big space where you can see what is under it. The elevator is always down and pets pee in the halls and on the elevator. It smells HORRIBLE. Also, people leave trash literally everywhere, some don’t even take their trash out, they just put it in the hallways or in the laundry room. There was a used condom in the elevator and someone left a whole plate of food as well. Someone from the 4th floor threw a gallon of frozen milk off the balcony and it busted my front windshield to my car. I went to the office and the leasing manager only advised me to call the police. There was no empathy nor were things resolved. My neighbors fight literally every day. And all you hear all night are dogs barking and gun shots as if people are shooting off their balcony’s. The walls are paper thin. You can hear someone urinating from another unit. The carpet in the halls are beyond filthy. People are always breaking into cars and a key is suppose to be the only entry into the buildings. The fire exit doors are unlocked so random people hang out in the halls all the time going around checking people’s house doors to see if they’re unlocked. Management never responds to emails. This place is beyond disgusting. I wouldn’t even advise a homeless person to live here. They need to be shut down.

My wife and I have been at the Ridge at Chestnut since fall of 2017 and have really enjoyed our experience here! Our apartment in the gardens feels really homey and is very spacious. The maintenance staff is friendly and quick to fix things that we report. The office staff (management since November 2018) has been great to have in our corner. Both of the previous two management companies weren’t very good and did not seem to care much. The current management isn’t that way at all! They are good at upkeep of the complex, have regular communication via email and letters, and have even started accepting packages on behalf of residents to keep them in a secure place. We have lived here for a little over two years and have seen drastic improvements with the new management. Fixing up lots of things that have gone to the wayside like exterior finishes and the way they work with tenants (friendly and helpful when you go to the office or call on the phone) We have always gotten a quick response when we put a maintenance request, fixed within a day or two at the most. We appreciate that they started taking packages at the office again and have Saturday hours if we are busy during the week. Thanks for making improvements and we look forward to what is to come!

I live at The Ridge at Chestnut. I have no complaints. I enjoy the open play areas outside and my children love playing volleyball at the sand volleyball court!

At first, I was a little upset with the complex when I moved in. I was new to Kansas City and looking for an apartment. They told me I was able to move in by a specific date, but then I had to wait almost two weeks beyond that. So, I was living out of a hotel and was frustrated. After signing the lease, I finally saw the apartment. There were a lot of issues so I was pretty upset as I had waited two weeks beyond what I wanted and the apartment was falling apart. Some would say that would be enough for a poor review. However, since moving in, they have quickly fixed all of the issues and have been very responsive to me. If anything, this shows that they care more about their tenants than just filling vacancies. Now I have a beautiful, spacious, affordable two-bedroom apartment. I am very content. I will likely re-sign with them next year.

I have had some major issues with other apartments in the past, but the Ridge at Chestnut has exceeded my expectations. I moved in last spring, so I've lived here for about 6 months. They kindly hold parcels at the office for secure delivery, and have a nice club house. They were a bit late opening the pools this summer, but kept them open later in the season. Electric is the only utility I have to pay independently, and it was pretty high in the summer with the AC blowing. Even with the weather getting colder, the building (the towers) stays pretty warm throughout and there hasn't been a need to run the heater for several weeks.

These people are absolutely the WORST! They never the phone and they all decide to go on an hour lunch at once. There are always bugs, the ceiling was leaking, you could touch the drawer and it just falls off. Everything is easily breakable and they expect you to pay for it. I've reported a break in and a broken window over 2 months ago (still isn't fixed) and they didn't seem to care. And they are MONEY HUNGRY! They charge $10 per broken blind like these cheap things aren't just falling off themselves. I can't wait until my lease is up! Worst decision for a first time apartment. Hate it here!

Please, stop by the Leasing Office and speak with new management to get these concerns looked into.
When I first moved into the ridge in 2016 I had heard all of the complaints and I had read all of the reviews. I still decided to move in, it was my first place and everything was fine, I never had any issues and I enjoyed my apartment. Once they switched to the new management company everything went downhill. They change things on a moments notice and only tell some of the residents, (like change in late fees). They will tell you you owe them one thing then on their residents website it says a different amount. If you are even a day late they charge you an arm and a leg and send you a letter (which you are charged 25$ for, no calls or emails even though they have all that information, no they charge you to send you a letter) saying they are going to evict you. So basically, if you pay your rent late by 1 day that means eviction and court fees. The office staff is rarely ever helpful and can be very rude and short at times. They will do nothing but give you the runaround. They will give you the excuse time and time again that “they have a small staff” so they “don’t always get to everyone”. Last summer (2017) my air was out for three months(June-September), all they did was recharge the obviously broken unit several times until I asked them face to face why it wasn’t fixed and they finally ordered a new unit. So all through summer there was no air.. just stay away from this place. They will bleed you dry for every last cent and don’t care in the least about any of the tenets. As long as they get their money!

I lived here for over two years and the state of the complex declined so, so much over that time period. I had super high hopes when management changed as the old management was getting pretty spotty in terms of maintenance issues. Although they kept one of the friendly office staffmembers, the place just got so unprofessional. Office hours are a joke -- Even with factoring in a 2 hour lunch break each day they can't even manage to consistently be in-office when they are scheduled to be, so good luck if you need to charge your laundry card, etc. They never, ever answer the phone. Literally would call DOZENS of times per day on several occasions and be lucky to get a pickup. Maintenance issues were never handled properly and our apartment sank into disarray after ceiling leaks and plumbing issues were always "fixed" by just caulking or drywalling over the problem areas. Eventually and most horrifyingly, a bedbug epidemic broke out and we were threatened with having to pay for treatment even though we weren't the point of origin for the problem. Additionally, the place went from being relatively safe at the beginning of our lease to being super questionable. For instance, I know someone who moved in next to us at the end of our lease was an active drug dealer. I have on several occasions heard of shootings, etc. even though they say we have a security patrol. Granted, there are certainly more dangerous areas to rent in KC, I didn't feel comfortable by the end of our term. All in all, I really am not writing this review to make them feel bad, just to warn people who are enticed by the relatively cheap rent, large floor plans, and proximity to highways, etc. It's truly, truly not worth a year or more of having to beg for sloppy maintenance, hardly have access to management, and risk your health, safety, and sanity.

If you are like me and want to live in the Kansas City area, but not downtown, then this is a place to consider. My favorite thing about the place is how quickly the maintenance staff will respond to requests. It's a rather large complex and this surprised me. My least favorite thing is the setup for laundry. It's not in unit and it's not coin. You have to go to the clubhouse and purchase a laundry card. Then you have to put money on the card. That part is very very easy. The annoying part is that if the club house is closed, then you have to wait till they open to put more money onto the card to do more laundry. Laundry units are in every building. Other than that the staff is friendly and accommodating. Also, if you refer a friend and they sign a lease, you will be rewarded with $300 off you next months rent.
