STAY AWAY FROM THIS NIGHTMARE PROPERTY! Raised rent during height of pandemic and cut amenities. We were denied our security deposit AND billed over $1000 to replace a floor that we received damaged by the previous tenant and their cat. It's also $600 to repaint a unit if you live in any unit less than 18 months. So don't plan on signing just a one year lease and definitely don't hang any pictures on the wall. THEY WILL NOT TELL YOU THIS WHEN YOU SIGN YOUR LEASE. Management is rude, cold, and terrible at following up on even the most basic requests. Mold. Lots of it, and the Ridge will deny it's existence. There were so many breaches in Landlord-Tenant law when we lived here. Trust me, it's much better a-n-y-w-h-e-r-e else. Run.
Apartments overrun with animals scratching at walls constantly, owners do nothing about it. Do not move in unless you like constant scratching.
Shortly after moving in heard scratching. Informed management, assured me they knew about it and were taking care of it. 9 months later I’m inhaling typhus listening to a heard of rodents scratching in the walls
You can do better. 1: The management told me when I moved in that there would be washer/dryers put into the units end of March. It is now almost May and nothing has happened. Also, they said they would be switching to an online payment method in March. This also hasn't happened. 2: I had a coupe of maintenance issues. I never once heard if they had been resolved, or what occurred after they checked out the problems. At my old apartment, we ALWAYS got a summary about what was checked, and how they fixed it, or if some kind of part needed to be ordered. Here, it's like I have no clue if anybody even took the time to look at my maintenance request. 3. If you live on the bottom floor, you will hear EVERYTHING above you. Literally every move the human above you is making, or even their cat. It's insane. 4. For the price, this place badly needs all kinds of updates: cabinets, appliances, the whole bit. 5. It's pretty obvious the management company only cares about making a profit, and not really much goes into the residents. It's a lovely place with a lot of potential, but the management is just very very sub-par. From my previous place, having good management makes a HUGE difference in where you live. I would not recommend this place to someone looking for a new apartment. You can do better, especially for the price. To the management: learn to keep your word, and invest more into the place. Your residents will be happier and in turn, will recommend this place to others (and not write bad reviews online).

It is unfortunate you had a bad experience. The Ridge finished a 3 million dollar exterior renovation in 2017. It is unusual that a copy of the maintenance request was not left on your counter. My maintenance man who has worked her 10 years repairs and is very consistent with his work. If it was a vendor that came in for repair such as an appliance person it very well could have been where he did not leave a slip. I have lived on the first floor for nine years and hear very little. It is apartment living where there are different personalities and how they walk, different schedules. I would say if you are sensitive to noise to always live on a top floor then there is not a problem. Our rent prices are very reasonable. Check out the other prices around the area and what they offer; carport spaces extra, pet rent, trash & recycling charges are extra. Hopefully you will find the perfect place,

It is unfortunate you had a bad experience. Typically maintenance leaves a slip showing what was done if the resident submitted a maintenance request which sounds like you did. If the resident has not given us permission to enter then we have to follow up to get permission to go in. I apologize your maintenance was not done? There would be no reason not to get your issues taken care of. As we speak the property has installed at least 30 washer and dryers. The installs are a big job since plumbing and electrical have to be added to the area it is going in. I have lived on the first floor eight years and it has been very enjoyable. Every individual has different expectations in apartment living and what they want in their new home. My residents have been great and enjoyable to work with. The Owners just spent millions of dollars to do an exterior renovation which I think looks stunning. Hope you are enjoying your new home.
The Ridge at Mountain Park bills itself as an "upscale" Lake Oswego community but it's barely a hangnail on the foot of the actual city of Lake Oswego. This complex has zero community feel. Most residents are standoffish and keep to themselves. Its also billed as a "smoke free" complex. However, the grounds are scattered with cigarette butts and the noxious odor of second hand tobacco and/or marijuana smoke was almost always present. The management are the typical misrepresenting sales-focused type and are often nowhere to be found despite the posted office hours. The units are very run down and in desperate need of total renovation. We wasted over $1000/year on our energy bill due to severely poor window & door flashing and the spent/useless insulation allowing cold winter air to blow into the apartment even with the windows and doors closed. The unit was rented to us with filthy window screens, window sills full of dead bugs, dirt and grime and a sliding glass door track that looked like it hadn't been cleaned in months. Typical false claims of damages in order to confiscate our security deposit seems to be the normal business procedure with Ridge staff. I brought many of these issues up to the inept and perpetually annoyed maintenance guy during their laughable semiannual maintenance check. His idea of maintenance was talking his way out of the problems by explaining how there was nothing that could be done about the issues. When we moved in, none of the bedroom outlets were controlled by the light switch so we had to walk through the dark room fumbling around with the lamp anytime we wanted to have light. He tried and failed to fix this annoying problem 4 times before I stopped bothering to ask him about it. We lived with that inconvenience for over a year. Quality maintenance? Obviously not. Despite all of these known issues, our unit was declared an "upgraded" unit simply because of a flimsy 12 inch track lighting stuck in the entry & kitchen and some stick-on faux granite laminate that was sloppily slapped on the kitchen and bathroom counters that had sharp hastily cut edges left on them. Talk about capitalizing on some tricks of the trade. The miniature water heater insured that we regularly ran out of hot water before 2 people could complete their showers. Not a pleasant experience especially in the winter. Speaking of water, be prepared to shell out nearly $100 per month on top of the quoted rent just for the privilege of having water.

The community had a 3 million exterior renovation done which gives a beautiful lodge look. Residents have been very pleased. Non-smoking policy went into effect about 3-4 years ago and once residents lease expired then they signed a non-smoking addendum. Charges are not accrued unless they are valid; if there is pet damage the carpet and pad are replaced and resident re-billed accordingly with the percentage of wear left. Was ever a meeting set-up with the Manager to go over frustrations you had. It s unfortunate you had a bad experience.
Lived here many years. Nothing compares to the great area. Natural trails- views, great schools, recreation center (literally next door). Safe, fire places. Basic apartments. Great maintanance and nice managment. They are on the ball with repairs. Rent increases are the killer.
