The Rise Hayes Valley

I have been a resident at The Rise for four years. I moved here at the end of 2020, and was offered a rent concession as a move-in offer, which I gladly accepted. What attracted me the most to the building was its proximity to the freeway (I work in SSF), its amenities (mostly for my dog) and appliances offered in the apartment. After spending a lengthy amount of time at this residence, I have few comments: Pros Amenities - Beautiful rooftop, bbq, dog wash, dog run, communal kitchen, outdoor movie/game area Apartment - Spacious for price, with newer appliances (dishwasher, washer, dryer, range) Off street parking available - I initially parked on the street when I moved in, but my car was broken into three times within the first year. The management was nice enough to offer me free secure parking, as a concession. Building maintenance (the staff is very helpful and timely in getting things done) Cons The neighborhood - The Rise is located directly behind a homeless shelter and on a daily basis one can find people sleeping on the street or rampant drug use in any direction, within blocks of this building Building security - Despite the many attempts that the building has made at securing the site, there have been multiple break-ins and robberies in the garage, mail room and lobby every single year that I've lived here Front desk - There has been so much turnover with the people that work at the front desk, that I can barely remember any of their names. They generally stay for only a few months, then move on Overall, I've enjoyed living here with my dog mainly due to convenience, but as the neighborhood and safety around the building has shown no improvement over the last four years, it might be time to find a new residence.

At once I was greeted with friendly and helpful staff members who were quickly able to solve some of my initial problems before I’d even had a chance to voice them. The building is quiet and secure, my apartment comfortable and clean. Im still figuring some things out but it’s beginning to feel like home. I admit, having my own washer dryer has a lot to do with that!

The Rise is well maintained and managed. I'm comfortable living there and would recommend the building to other's.

I love living at The Rise Hayes Valley! I have been provided excellent service from the leasing office while living here, and although there were some hiccups, I feel like that's to be considered whenever moving to a new place. I've been here for about a month, but everyone is so kind, the space is clean, and management really tries their best to assist you with your needs. There are also a ton of amenities which is what I love, and the lounge is a super comfy area for anyone that is a resident here.

Living the Hayes valley for almost 3 years it has been, nice and staff are very friendly and ready to help we you need it. I am happy living here and is also pet friendly and they have treats for the dog.

The Rise is a well located premium property. I'd recommend it to others.

Poor management and maintenance ruins the experience.

Overall the building and staff are great. I am currently on a second lease and apartment in the building. Unfortunately, I need to give the building 1 star since we have not had hot water or inconsistent hot water since the last week of June. This has been a building wide issue impacting all or most apartments. It took the building staff almost 2 months to acknowledge the issue and today is almost November and the issue persists. Tenants have filed 3+ different complaints with the city and the city has verified the issue and issued a violation notice. On top of having loss of use, the management team has refused to engage and suggest compensation for what we are going through both in rent recovery and damages. I warn anyone looking at the building to be careful and wait for the issue to be fully fixed before signing a lease. I’ve seen other tenants in tears talking to staff in the lobby begging them to fix the issue, yet here we are.

The community itself is great. The amenities available and the building itself is very nice. However if you can't reliably provide hot water to your residents then you don't have a complex at all. Its one of the fundamental things people need in their residence and to not have it available for over a month is absolutely not acceptable to anyone.

'- Huge pest problem that had gone unresolved - Trash chute on our floor has been broken for over a week and no one is cleaning out trash in that room - Hot water had previously not been working for over a week

Living at The Rise has been a wonderful experience! The location is unbeatable and central to restaurants, shops, and the freeway. The staff are responsive and helpful. The building and amenities are maintained well. The Latch keyless locks throughout the building and elevators ensure the security and safety of the building. I would be happy to reside here for a very long time!

This is not a luxury building. This is basic in a good location.

Really great location and amenities! Moving from Ohio (not familiar with the area) and the team was so nice accommodating my FaceTime tour request and are very knowledgeable about the area!

The staff who work at the rise Hayes are friendly and quick to respond.

I like management a lot; theyre really nice and chill!! Claudia, Emmett and the new guy are always smiling and making it feel like home here! It seems like nothing really gets fixed though, like the TV, the outside courtyard being opened, the broken elevator buttons. Its been like this for months. It seems like a lot of nice things were originally purchased to make the building look nice but that its not maintained so well :/ But I do understand there have been big changes, like in management and maintenance. Hoping things improve! :) I am always hoping the courtyard will be open! :)

The Rise has been a dream-come-true for me, with a technology-forward approach to security. As someone with OCD, knowing that my apartment and mail is secure is key to my well being. The staff is super friendly and accommodating, and the amenities are world-class. I highly recommend The Rise to anyone looking for a living space in San Francisco.

Its a beautiful well kept clean bldg ..I AM EXTREMELY PROUD to be allowed to live here. In a bmr unit I AM VERY THANKFUL AND APPRECIATIVE.

The Rise Hayes Valley surpassed all my expectations of a comfortable and technology-driven apartment community. The amenities were exactly what I needed as a long-hours professional with a dog. Thank you!

Unresponsive management doesnt return emails in a timely fashion especially in regard to potential lease renewal. Good maintenance staff but submission of work order doesnt necessarily ensure timely fix. Amenities are shut down even when other buildings close by have opened amenities. I do feel safe in the building which is good.

Im so happy to have found The Rise! The amenities are awesome like things I never knew I needed, but apparently really need... such as valet trash service 6 days/week. The staff is helpful and friendly, and the community is warm and welcoming. My favorite feature has to be the triple pane windows. I can hardly hear anything outside even though my apartment faces Market Street, and I havent slept this well in all of my 10 years of living in a city. Id highly recommend this building to anyone looking for a luxury apartment.

I love being a resident of The Rise Hayes Valley! The staff is very helpful and welcoming. The apartments are spacious, new, and very modern! Highly recommend

The Rise is definitely the nicest place that I have lived in in SF. Great price, location, and facilities!
