Property Ratings at The Riviera
I have lived here long enough to see at least 4 different management companies run this place. The current company, Beztak, is the worst by far. The common areas used to be clean, with friendly people in the office. Not anymore. The new management does not fix problems in a timely manner, is visibly irritated by the presence of the occupants, closes early, lets trash pile up, spider webs everywhere, broken glass and trash in the parking lot. I do not recommend moving here.

The leasing manager is incompetent, there are dirty stairwells, trash in the parking lots, broken elevators with no lights, and overflowing trash.

In June of 2023, we got a new management company, our second since Dec '21. ?The first month, they required us to pay by check. It was completely bungled. Checks and money orders were lost...eviction notices were put out...lies were told. They attempted to charge late fees for late payments (even though it was their fault). The place is not clean. Hallway carpets are stained and filthy. They are not even vacuumed anymore.?They used to be vacuumed weekly, and professionally cleaned 2-3 times a year. Stairwell floors and steps are NEVER mopped anymore. The windows have not been cleaned in years. Pretty much, the only area that is cleaned regularly is the lobby.? It is cleaned 2-3 hours every weekday, but the rest of the building is ignored. ?I sweep and clean the laundry room on my floor every week before I do laundry. Elevators are frequently broken. One elevator had no lights in it for 10 days. It was completely dark inside, and we were expected to use it that way. After 10 days, they put in a cheap, dim, battery operated closet light. I suspect this will be their permanent solution. ? For 2+ months, they allowed trash, garbage and discarded furniture to accumulate in the back yard. There was a huge pile, and the manager was OK with this. The pile was removed only after they were cited by the city. On one of the floors, the door that leads from the stairwell to the hall has no handle on it. The handle is wedged between the door and the floor, to leave the door cracked open a bit. You have to squeeze your fingers into the crack and open the door that way. This would be a problem during an emergency. It was reported to the city, the property was cited, but it is still not repaired. ? Prior to 2021, the parking lot was maintained yearly. Every crack and pothole was repaired during the spring/summer. The parking lot has not been touched since 2021. Cracks and potholes abound. One area of the parking lot floods every time it rains because they don't clean leaves up, and they clog the sewer. They are too cheap to have the sewer unclogged. The back yard floods when it rains as well. I have lived here for over 20 years, and know that this used to be a good place to live. I am not familiar with any other property that Beztak "manages." I hope they are better than this one, but based on how they ignore safety issues, routine maintenance and cleaning at this location, I surely would not rent at any property that they are associated with.

In December of 2021, the building was sold, and a new management company was brought in. Since then, things have gone downhill. One manager has already been let go. We have been without a manager for over a month. There appears to be a corporate person who comes into the office. 2 reliable maintenance guys left after the changeover, leaving us with one new guy. They had 2 helpers working with him, but they seem to be gone. It does not help that many residents have moved out, leaving many units to get ready. There are burned out lights in the stairways that have been out for months. The carpets on some floors are terribly filthy. They do not even vacuum the hallways anymore. The previous company did it weekly. Laundry room floors are not cleaned anymore either. I have made 2 written requests to get lights fixed in the stairwells, plus 2 more request to their corporate customer care email address. They don’t fix the lights, and they don’t respond to emails. Office hours went from 7 days per week to 4-5 days. Sometimes the office is closed without notice. They don’t even put a note on the door explaining why it is closed. The garage door has been stuck in the open position for 4 weeks as of Aug 4, 2022. It is quite common for them to take forever to fix anything. Contractors that they hire are not good. I’ve seen the painters sitting in their vehicle in the parking lot smoking pot. Potholes are growing in the parking lot. The previous management company was meticulous about keeping cracks and holes in the lot under control. Litter and trash is not cleaned up on the property as often as previous management. Somebody illegally dumped some lumber and an old television in our parking lot, and it has been sitting there for over a month. Lawn service is very poor compared to previous contractors. They show up every other week or so. They stopped mowing part of the back yard, and it now has 2 foot grass and weeds growing on it. I know of 2 people who have complained about this, and nothing has been done about it. I have lived here many years, and the building has always been taken care of. It is sad to see that this new company does not care one bit about maintaining it. I would not recommend renting here under the current management. In fact, I would avoid any property that is managed by this management company. We went from being an above average place to live, to a below average place since they took over

There was a fire and now the laundry machines are gone. There was no explanation and no date when new machines would be brought in. Horrible place to live.

Management and the people that live in this building are terrible. Nosy, constant weed smell, and the upkeep is terrible. Wouldn’t recommend living here. They also remove these post so no one can see them. Definitely not a 5of5 rating.
