Property Ratings at The Riviera on Semmes
The building is cheap, falling apart with stress cracks paint coming off the walls, kitchen island separating from the wall etc., infested with roaches, mice, and rats, the property grounds are filled to the brim with trash, cars are regularly broken into, neighbors are loud and obnoxious, and overall it is not worth it! There is also tons of noise pollution at all hours of the day and night, from traffic to constant sirens, to loud engines blaring up and down the street. The noise comes through the apartments as if the windows are wide open. The pool was unusable for the majority of the summer due to overcrowding and tenants along with their guests trashing the pool and destroying the pool furniture. You'll often find that your safety is at risk with random homeless people loitering and sleeping in and around the buildings. The restaurant next door hosts outdoor karaoke from 6pm to 11pm, completely disrespecting the neighboring properties. Legend property group leases the restaurant their space but claims that they are unable to address the noise and trash issues. The community is advertised as smoke-free, but the buildings constantly stink of marijuana, to the point that it penetrates your apartment. Take your money and rent elsewhere!
Management is terrible! Takes days to weeks to respond. Maintenance has entered my apartment while sleeping. The building is obviously slapped together. It is extremely loud, the dumpster trucks comes early in the morning while everyone is sleeping, the elevator is always breaking, there is always construction or something needed to be drilled in walls, there is no mail room so the amazon workers leave your packages outside the building or downstairs on the floors, the rent is increasing even though are other issues they need to fix, having a parking pass doesn't guarantee parking, they do not communicate when maintenance will be entering your apartment. There is just so much WRONG with these apartments for them to have the audacity to charge what they charge. DONT DO IT! And oh, the beams on your appliances (your island) comes apart. Everything is cheap. Not luxury AT ALL!
Upon moving in, there were paint smears on all our walls, my drawer was broken in my bathroom, the flooring was ripped up in our kitchen. My roommate and I had contacted the property manager multiple times about getting our mail keys when we were told we would get them a few days after moving in. We had packages locked away for months including tax returns and ezpass. The property manger literally NEVER answered our calls/emails or returned them. There has been multiple times in which the power has gone and our refrigerator power went out too during the night, spoiling all the food and groceries we had. Again, reached out to the property manager multiple times to ask about the renters insurance regarding the spoiled food and never had any luck getting an answer. There has been two times where the water just didn’t work/come on for hours at a time. They have put up “no parking signs, for construction, cars will be towed” in the parking lot the DAY of when I’m sure people are sleeping and are unaware they may be towed from their parking lot without proper notice. The parking lot is so small to begin with. Having a parking pass makes no difference. Come home right after work to secure a spot or else you will have to park about 2 blocks away. . Now, what’s really bothersome as a female: the maintenance men have entered into my roommate and I’s apartment MULTIPLE TIMES UNANNOUNCED without any proper warning or notice from the property manger or leasing company. The maintenance men would begin typing in the code and do a quick little knock, entering our apartment. One time my roommate had JUST got out of the shower and had a robe on. We would confront the maintenance and ask them why they never give us a 24 hour or day before warning of when to expect them coming and they would just say “oh you were supposed to get an email or text” (which never happened) Also expect to NEVER SLEEP. The design of the building is so poor, if you have a unit facing the parking lot, you can hear everything. Car alarms and music from cars, conversations of people walking through the parking lot. If you are on your balcony, just know everyone can hear each conversation you are having. Also, the rent increasing here is a joke. Maybe fix other issues before raising the rent on people looking for housing to then just be disappointed to pay for what they think is a “nice new place” but it’s nothing expected and they are stuck in a lease miserable because of all the issues here.
honestly where do I start? They pushed our move in date back twice due to things not being finished and still under construction. Once we moved in, the building was STILL under construction. We couldn’t use the pool, we didn’t have a parking lot, we didn’t have a gym, and we couldn’t use a proper dumpster. Once again, this is while everyone is moving in. Months later, more construction went on. For about two months we couldn’t use the amenities we rightfully paid for and signed for in our lease. Then? In February, they told me I had to get a sign installed into my unit. I get off at 4;30 in the morning and construction is going on in my unit at 9am. They had to come back twice! They drilled a hole in a wall, and had to come back to repair it. This is 6 months after move in! We also couldn’t use our gym again because they had to place window film. While all of this is going on, they threatened to charge us $25 per trash bag that was left on the ground. The mailboxes are outside, and the delivery people do not place packages in front of your door. THERE IS NO MAILROOM! It is extremely loud outside, and the management isn’t very responsive. There is definitely better out there for the price.
Move here at your own risk. Don’t be fooled by the all inclusive package. It’s not worth the headache. For starters this company is unethical in their practices and deliberately expanded their community without ample parking to accommodate their tenants. Therefore, you’re a prisoner to your home after 6pm or else you won’t find parking. Secondly, the windows and walls are paper thin. If you are facing Semmes Ave., Cowardin, or 14th street, you won’t be able to sleep or function with ambulances blaring by, motorcycles, cars with loud engines, you’ll be awakened at 3 and 4 am by trash pickup if your building is near the Jamaican restaurant, and you’ll hear the restaurant staff constantly slamming the lid for their dumpster- as opposed to just closing it like normal people. It sounds as if your windows are open when they aren’t. Third, the hallways simmer constantly of weed and funk! (At least on my floor). Fourth, the units are not luxury by any means. Granite countertops and the cheapest Frigidaire appliances aren’t luxury. The construction crew was sloppy with the paint, there were scratches all over the floors upon move-in, one of my living room windows is about 5 inches wider than the other, and my dish washer was moldy due to the “cleaners” running a cycle without setting it to dry after. Lastly, due to the area and it’s crime and theft rate, your car insurance rates will skyrocket! I could go on. I have even not had follow through from corporate with regards to remediation for my issues. It has been a complete nightmare living here and I hate that I wasted my time and money coming here. Save yourself and find a better home, in a better zip code. ugh! I can’t WAIT for my lease to end.
