Roughly halfway between Topeka and Kansas City along I-70, Lawrence is a city teeming with character and appeal. The University of Kansas is the city’s most obvious feature, and Lawrence is undeniably a college town. As a result, the community has a distinctly cosmopolitan vibe, with a lively academic population, thriving arts and entertainment scene, and strong downtown nightlife.
The music scene in particular has been widely recognized as the best in the region, with national headliners passing through on a regular basis and local artists creating music of every genre. Outdoor attractions abound as well, with Clinton Lake, Lawrence Nature Park, and Kansas Riverfront Park all drawing locals regularly. Clinton State Park hosts the popular Wakarusa Music and Camping Festival, a regional favorite that is often compared to larger events like Tennessee’s Bonnaroo.

Property Ratings at The Rockland
They removed basic trash services and now its piled up everywhere. You have to walk several minutes to get to a dumpster and its always already full. Also the landlord or manager was pretty rude when I met them, and they sign for my packages then dont tell me that they arrived. They even lost a several thousand dollar shipment of my medication at one point
They’re an amazing apartments to live at. We have an amazing gym and a pool open all year and management is amazing !
This place needs to be torn down and then fumigated and then dirt thrown away. I wish the pictures they post on the website were true to the word. It's awful, stinky, and full of cockroaches. The trash areas are full of trash and it's not a pretty site.
This apartment looks amazing in the pictures and the tour apartment truly sells it. When we moved into the 2b 2bath apartment we were told it is professionally cleaned in between each tenant and was newly renovated. One of our bathrooms was renovated while the other had the floor peeling up and they had caulked all around the baseboards in an attempt to cover it up. When asked as to why the floors were different they said it was our fault due to our move in time. We had signed our lease in March 2022 and did not move in until June 2022. I asked if they would fix this and they said no. When we started to unpack we quickly realized the place was covered in thick dust from ceiling/wall work and the cabinets had old flour, sugar, and seasoning packets left by the old tenants. This was only the beginning. The trash service company is great, but the Rockland staff and ownership does not care about resident or worker safety. They installed new stairs that they say are slip resistant, but when you ask about the material they used, it does not list slip resistant in the description. They have multiple flood lights out across the entire complex and say they just got funding to fix it. (Then again they have been saying that for months). The trash company stopped service and informed the Rockland, but the Rockland failed to inform the residents causing days of trash to pile up everywhere attracting bugs and wildlife. The Rockland had been withholding payments to the company for months, but had been still collecting from residents. (Rockland did finally pay the company, but still continues to refuse to meet OSHA safety standards for Valet trash services) When bringing up issues with the Rockland staff, they were telling me blatant lies. (I have proof and recordings of this) They consistently tell you that they are short staffed and have no money to fix anything and yet we still pay them every month. When contacting Book & Ladder, the company that owns the Rockland, they never answered my calls. The voicemail prompt says they will call you back in 24 business hours and yet after a multitude of calls and voicemails left, I have never received a call or even email back. If you want to live in a cheap, relaxing, clean, safe environment GO SOMEWHERE ELSE.
Arrived on our move-in day/time on a Wednesday. Got keys from the office, went to the room and found the keys were wrong; surprisingly, the apartment was unlocked anyway. The apartment was trashed (dirty and in need of repairs). Office said to come back on Saturday, and they would have the right keys and the apartment would be properly cleaned/repaired. Came back on Saturday and nothing was done (i.e. no keys, trashed apartment). Front office cannot contact property manager or maintenance, and offered no resolution other to come back (yet again) on Monday. School will be starting on Monday. What are we supposed to do?
Everything in here was well above my expectations in terms of value. The only downside is the terrible internet (which they will soon be upgrading anyway). Really a great experience.

The Rockland is an incredible place to live. The apartments are spacious, clean, and located extremely close to campus. The amenities are extremely well maintained and their use is really well regulated during this pandemic. Their customer service is amazing. The office staff, as well as the maintenance staff, are very friendly, attentive, and professional. With programs designed to encourage individual and social well-being, living here is a holistic experience. I will say that the internet service is terrible, but with renovations happening this week and new 5G wifi connections, I assume this problem will be promptly solved.

he staff has been really good to work with their communication and addressing my needs as a resident. Plus, they host cool programs and community gatherings, so that residents can get to know one another throughout the complex, which is something you do not find at most apartment complexes across Lawrence.

The staff has been super nice and understanding. Kealan helped me so much throughout my leasing process! He answered all my questions when I ask! I also like all the activities they plan for us to meet each other! They made sure that my apartment was move in ready and fixed anything that needed to be done! The Rockland is a great value for the price. The ammenities are hard to beat and include fitness center (adequate for all you athletes out there: Barbells, resistance straps, cardio machines, and a couple crappy weights machines), pool table, basketball court, soccor field, and a dog park. The only issue you may find is that the mantainence crew take a while to get issues resolved.

I have just signed my third lease here. I don't have any plans to move in the future. They are doing lots of upgrades to the property which will only make me like it more. I like that they are pet friendly and enjoy taking my dog to the dog park and just seeing all the people walking their dogs. The internet has just been upgraded so faster speeds are going to be a plus. My apartment is huge and I like all the updated appliances. The office staff are very nice and helpful. You cant beat the price and the amenities.

The management at the Rockland quickly resolves any issue you have and do a great job of building community. They have a lot of fun activities planned each month and really make it clear that they care about their residents.

This apartment complex is the worst in lawrence, ks. Was told i would be living in a newly renovated apartment and moved in and it was in horrible condition. There was black mold in my bathroom that, once was exposed, i got very sick from. It smelled like cigarettes in the place, the floors were nasty, the bathroom overall was nasty. the worst of it all? the manager will promise to follow through with helping to make the experience better and never will. You have to constantly keep on her for anything to be done. We have had multiple people try to break in and this place claims to have great security but they dont even use the gates they provide. My windows are also full of black mold and ever since living here i have been sick. I DO NOT recommend to anyone and will be posting a review EVERYWHERE.

The apartment complex is only a mile off campus which really helps when there are early classes. I love my room and the space is open for comfortable living.

Daughter just moved in a few weeks ago and it has been the worst experience ever. Apartment was filthy and smelled like smoke even though they claim they are smoke free. The washer and dryer went out and were told it’s not a priority for maintenance to fix it. Also have found brown recluse spiders in the apartment. Told management about it and was told it wasn’t their problem. Finally, the gated community was one reason we thought this would be a safe apartment for our daughter and her roommate. They came home the other night to find someone trying to get in their door. After get another call to management we were told it wasn’t their problem. When asked why the gates aren’t closed we were given the run around! Do NOT move into these apartments if you value your property, health and safety!

The walls are so thin when they do construction in the unit above, it sounds like it’s in your own room...I posted a video to my snap story it’s so loud, to dissuade anyone from ever living here

Hi Dominic, thank you for your review of The Rockland! We are upgrading our apartments, but only during the day. So, it should have minimal impact on your sleep. If you work nights and sleep during the day, I apologize for the inconvenience! The construction is only for one day though. We thank you for your patience as we improve The Rockland!
I would give this property a zero if I could. They let anyone in for maintenance a lot of time without notice or even a knock. One time there was even a personal item (worth hundreds)stolen from my unit and I received a $15 gift card in exchange. The walls are paper thin, security gates are inconsistent, and the property manager makes promises (like incentives) that never come happen. NOT TO MENTION THE WIFI IS TERRIBLE! There were countless times when I had to go to the library to finish homework.They also let you know about ENTIRE apartment renovations just TWO DAYS before the project begins and expect you to find another place for your belongings to prepare for the next tenant (even when you have a month left in your lease) I know at least 8 other residents personally who are moving out because of these issues. SAVE YOURSELF THE HEADACHE!

Thanks for taking the time to write this review. We are so sorry that your experience at The Rockland has not been a positive one and want to work with you to address your concerns. If you are willing to meet with us in person, we are confident we can work through a lot of these issues together. I'd love to address your concerns regarding maintenance - additionally, if you have time restraints on work orders put in or vendors that we do notice to your door (pest control, etc), you can update all of that on your resident portal! Any incentives for leasing or renewing are granted if complete within the time frame given, normally 72-hours. Have you seen the upgraded Wifi renovation project coming in Fall 2020? The project will be complete hopefully by the end of 2020 ! If flooring renovations are occurring, tenants received at the minimum a week notice, as well as the cabinet painting - which we are minimally intrusive with as they paint the cabinet doors outside! If there were any discrepancies with the dates listed, we can work around the tenant's schedule and find a time that works best! We have tons of residents who are excited and have stayed with us this year due to the renovation plans for the remainder of 2020. AMAZING EXPERIENCE at the Rockland. Incredible staff who CARES and the property manager is a true Rockstar. She went ABOVE AND BEYOND. To top it off, the apartments themselves are spacious and nice furniture. The clubhouse and pool are lovely but truly the staff, maintenance crew and property manager make this the BEST place to live right across from KU.
I don’t personally live here, but I have friends that have MOLD growing in their bathrooms and leaks everywhere. They’ve contacted management for months and no one is coming to repair it. This is a HUGE HEALTH HAZARD and is disgusting!! In Kansas, tenants have the right to live in a habitable situation and mold is included in the law as uninhabitable. Normally, you have 30 days to repair this, but they have taken months. I feel bad for my friends and worry about their health!!! Everyone needs to stay so far away from this place. They don’t have souls. It’s no surprise they have such poor reviews. I’m not sure how the management can even sleep at night.

yesterday was move in and it went absolutely awful. I am told my move in time is 1 PM and that I am on a VIP list and will get my key at the building I am supposed to be living in. The staff member in front of my building was ten minutes late, and she had no keys to give anyone. Instead I have to go to the office to get my keys to my bathroom, bedroom and mail. only the bathroom key worked. A staff member was going around unlocking doors for people because it was the only set they had for the front door. A staff member told me that no one had keys to the apartments they have already paid rent on and signed a lease with and the keys would not be there until later at night. Now im finally in the apartment and the ac is a block of ice, the screen door is broken, the microwave is held together by packaging tape, the coffee table is not even at all and probably cant hold a glass of water, they dont clean the outdoor ac units at all so your bill is as high as it can be. if you ever tell yourself it CANT BE THAT BAD....trust me when i say it IS THAT BAD!!!!!! if i could give less stars i would....keep in mind this was simply my move in experience here.
Always, I have been treated poorly in this place. There was a package which was delivered at their reception and it was received by the receptionist. I came back to their office to ask about the package and they said about not recieving it even though the carier confirmed that it was delivered at their place. I went to mailbox three times including the package area. I went to see the carrier for three times, and then I came back to ask them about it, and they denied about it. I was threatened with cop about asking about my personal package even though the office stole my package during that time. I had to file a complaint with the carrier about it, it's CA133******. Please don't fall for living in this awful place by giving yourself a headache of your stuff being stolen, looted, taken advantage off, threatened by your privacy, and treated poorly by these awful miserable thieves.

I loved living at The Rockland so much that I renewed my lease without a second thought. The amenities are some of the best I've seen and it's so close to campus. The office staff is the icing on the cake, especially Justice. She's so helpful every time I go into the office. I definitely recommend living here.!

If you want to shell out money hand over fist this is the apartment for you....My son and I rented this apartment and have done nothing but pay, pay, and pay some more. They have fixed nothing that has broken. They do periodic inspections of the apartments to make sure everything is in order and never notify you they are coming. We were charged ADITIONAL RENT for a smoke detector my son took down cause it kept going off and for a broken blind. It has been three months since he notified them that his dishwasher isn't working and still isn't fixed. Was charged ADITIONAL RENT this inspection cycle for the smoke detector and blinds they had already fixed and charged us for in the last inspection- adding a mattress pad which was in the washing machine and for the front door being kicked in. The front door was never kicked in. There are several electrical outlets that do not work. The microwave door will not open correctly because it was installed to close to the wall over the oven. The counters in the picture look like they are granite and in reality are far from it. It is some cheap rough covering of some sort and do not clean easily. And I sent them a check for rent that they lost and eventually found attached to the back of another check in their possession and would not credit any of the late fees. The late fees here are sky high 30 then an additional 10 a day....They charge 18.00 to pay with a credit card over the internet. And if your payment is off by a penny they will not accept it. And in no way will they take a partial payment. Oh by the way if you want to know what the ADDITIONAL RENT CHARGES are for you have to call and ask. They do not give a break down of what you are paying. It's all lumped in as ADDITIONAL RENT. The electric is even ADDITIONAL RENT.

this place and these people are horrible. The management never helps with what you need them to, they are overall prissy and have a mean attitude, and don't care about you at all. they charge you fees for stupid things and this has just overall been a horrible experience.

The management here is legitimately horrible. They don't honor appointments, they don't trust residents at all, they refuse to take responsibility when they do something wrong, and they will say anything to make you leave the office. I lived at the Rockland for two years, the second of which was with Peak Campus Management. They have completely redone the office and upgraded many apartments, but the amenities are the ONLY nice thing about this complex. The management team is horrible and the units are overpriced. I would suggest living literally anywhere else in Lawrence.

I shifted to rockland in Oct 2014 after I got the sublease. That time it was known as Campus Court apartments. I extended my lease in Feb 2015 for another one year as I got an offer for "one month rent off". But in my final account settlement they took the offer back giving reasons that I am moving early (I subleased my apartment for two months). The worst part is when I was giving them check for subleasing they never care to inform me that they will take back my "One month rent off", property manager gave reason that we can only know about all the details in final settlement. It means they have all the ways to take out your money & make sure you don't get anything from your security deposit. In My case I paid amount which is equivalent to two months rent. Management is really bad here & leasing staff is ok & helping except one girl who is really arrogant. I wanted to write her name but .... Now coming back to the society, here are some PROS & CONS. Cons: 1. They removed all the trash containers during Nov 2015 & had replaced them by one big recycle container in one corner of the big society. Imagine if you don't have a car, you have to carry your trash almost another day, previously there used to be one big trash container near each block. 2. becoming expensive day by day. It's not worth paying. 3. apartments are not insulated & you can hear your neighbor's sound . 4. Pet security deposit is non-refundable. Pros: 1. Maintenance team is very good, they are pretty quick. 2. Location of the society as it's on bus route, all the groceries stores are nearby. Please stay away if you would like to save your hard earned money. Don't fall in any offers which are advertised. I wanted to give them negative rating unfortunately there is no way. P.S: Advise to management, go through the reviews. check why everybody is giving negative comments. There is something wrong with you only. Put some qualified front staff.

Alex and the rest of the staff at the Rockland did an excellent job answering all of my questions and responding to my specific needs. Convenient location next to KU and beautiful complex, would recommend anyone looking for a place to live in Lawrence to check it out!

I moved in a couple of days ago, and I'm already waiting for my lease to end and get out of here. The management has their own illogical explanations to cover up their fault. I moved into a unit that already had a person living in another bedroom. Dressers that were given to me by the apartment had dog hairs in it. Within 24 hours since I moved the toilet flooded the bathroom floor, mirrors in the bathroom may fall anytime now. When asked the management about the shabby work, they gave me this reason "your other roommate has a dog, hence dog hair in your dresser" FYI the room that I got into was locked for a months before I moved in. So you don't clean my room right and blame my roommate for having a dog. Instead of finding a solution to set it right, you end up blaming others. I could only list a few things that I came across, but I wonder what is hidden. I would never trust the management here. The management can only smile at everything and sing the same old "sorry" song for whatever reason you go to them. Anybody thinking of moving to Rockland, please consider Connections instead.

The Rockland has great amenities, in addition they have a lot of fun-filled events that cater to residences needs each month. Including multiple opportunities to win free gift card drawings and occasionally provide free food for residences every month. Overall it's a great place to live with a very nice scenic view, especially the pool area.

Dont try to help with anything. Charge late fees but dosent try to work out a payment plan. Office staff if VERY rude!
