Property Ratings at The Rosie
I’ve been living in the Rosie for a few months. When I first moved in, things were ok, but then I noticed when I went in our community app, neighbors were always posting about their packages being stolen. Then it happened to me. Apparently, this has been dating back before my time living; however management doesn’t see fit to fix it. The property manager has left (as he should have), but we haven’t received any new emails from new management introducing themselves or letting us know what they plan to do about all the thefts in the building. Because their are so many thefts, the building is very unsafe. There have also been altercations in the building between neighbors. Move to other buildings where there is a doorman, management answers concerns and there is a real package/delivery mail system. There are plenty of places in West loop that cost less or about the same but offers more.
Current resident. Do not lease here. Management is unresponsive, absent and largely apathetic. The building is littered with trash and pet excrement on a near daily basis. Packages and personal belongings are stolen and management refuses to support residents or communicate with them regarding these issues. Hallways smell of marijuana and tobacco. Central HVAC has south facing apartments sitting at 80+ degrees during the day without AC availability or proper air circulation from windows. Walls are paper thin and neighbors are disrespectful at best. FLATS advertises this building and charges residents for "luxury apartment living" but the building and atmosphere are far from it. I wholeheartedly recommend AGAINST living here.
The finishes are lovely, but the rest is in shambles, nowhere CLOSE to luxurious… The HVAC system is controlled/monitored remotely by a 3rd party and is a DISASTER—multiple complaints have been filed with the city. Many tenants are freezing and unable to turn on their heat, battling with intermittent cold air that blows automatically—even when a thermostat has been turned off. Others are boiling hot and unable to keep the heat off; it will also turn on automatically. We’ve been lucky enough to alternate between BOTH miserable scenarios in our unit. The mass email sent in response asks that we email management to notify them of issues in our individual units so that they can in turn contact the HVAC 3rd party to ask them to…monitor a unit’s system….? Which they’re already supposed to be doing? Irritating, given the fact that most emails to management go unacknowledged. The mail room and package closet is utter chaos, costing a ridiculous amount of time and effort to find packages on unmarked shelves (which no one is responsible for organizing). Cherry on top; you can only create a maintenance ticket on their app as a means to communicate with the building (regardless of whether your matter is even related to maintenance), as there is no onsite management. I’ve completely given up trying to reach anyone via phone or email.

You have no control over the ac or heat… I have submitted a 311 service request but will most likely be leaving because of the lack of care from management. If you don’t mind freezing or burning up depending on the unit and the time of year then this place is decent.
