This diverse community is close-knit and bond at one of Belknap Lookout’s many natural areas. In fact, the community here is so dedicated to involvement that residents are encouraged to pick fruit from one of the neighborhood’s cherry, apple, and mulberry trees during the summer! If you’re a sports fan, you’ll love Belknap Park’s indoor ice-skating rink and other sports facilities. Waterfront Canal Park and Sixth Park have excellent views of the Grand River while Mary Waters Park is great for young children. After hours, explore the nightlife spots on the southwestern corner of the community or catch an outdoor screening at Movies on Munroe nearby.

Property Ratings at The Rowe
People smoke weed against the lease allowance day and night. Complaints to the management but nothing is done. Be prepared to get sinus problems, asthma and coughs let alone having pets being exposed to second hand weed smoke.

The air quality is toxic. Against the lease, people smoke weed all day and night. Management has done next to nothing. The unit smells like smoke and weed almost all the time. Not a safe environment for living.

Staff kept my $200 application/admin fee despite their site explicitly saying you can rescind your app for a refund within 24-48 hours. I told their staff via email and over the phone that I wasn't interested within 24 so I was told they would issue refund. A week later, I checked in on when I should expect the refund and they said it had been too long to issue it. Another delegate then jumped in and said they never issue refunds. Overall shady experience, I understand keeping the $50 application fee because it was processed within a couple hours, but lying about a 24-48 hr. grace period all to keep the other $150 bucks from someone is pretty pathetic.

Unbelievably poor property management since Red Tail took over.
Current resident. I will start and say the apartments are beautiful and were well maintained by the old management company and the building is clean. That is where the positives end, Red Tail Residential really lacks in customer service, all calls go through an answering service, so it's a real struggle to talk to the property manager. Another issue is the rent portal has been incorrect, with rent posting twice each and a charge for a garage space (which I do not have). I pay rent early and in full, I do not like being accused of not paying rent!
*this is for the 1 bed/1 bath 600 sq ft apartment. APARTMENT UNIT. FURNISHINGS: very nice, clean, and modern. The soft closed drawers, tiled kitchen back-splash, and high ceilings are nice touches. STORAGE: more than enough for one person, although two might be pushing it. SOUND: very quiet. The most you'll hear is the occasional slamming door (the front door is not the best at blocking sound, although the walls bordering the neighbors are excellent), some occasional traffic, and the rare siren. PRICE: seems to be on-par or lower then most other apartments of similar quality. ~ HOT WATER: plenty for most normal uses, although if you're filling up the bath it starts to grow cold by the end. ~ APPLIANCES: the in-unit washer and dryer, along with the smart thermostat are very nice; however the oven and electric cook-top are sub par. My biggest complaint is that when cooking the microwave fan does nothing to get rid of any vapors; which sets off the smoke/CO2 alarm that is conveniently located right next to where you're cooking. Thankfully that does have a silence button. AMENITIES. MANAGEMENT: excellent. They are quick to respond to any issues/questions and are very good at communicating things like building maintenance and road closures do to events. GYM: while it is small, I have never seen more than 3-4 people in there at a time. Lacking in heavier free weights, but very convenient. UPPER FLOOR: has community grills (well maintained) and TV, a cool place to hang out. - PARKING: on-sight parking is very limited, I still do not have a spot after a year on the wait list. Off-site parking is in the government center parking garage. While you will have a guaranteed spot, it is not assigned, and it can be hard to find one during popular events such as Art Prize. LOCATION. WALKING: 10-15 min walk to the bars and nightlife around Van Andel Arena, 5 min to the west are some of the best restaurants in the city. HIGHWAY ACCESS: there is a ramp to 196 that is very close by. East Grand Rapids is 10-15 min by car, and the airport is about 25 min away. PARKS/TRAILS: there are several parks in the immediate vicinity, with easy access to others via the bike lanes to the north and west. OVERALL: While there are some things that can be improved upon, it is a very solid apartment with great management and a prime location. I would definitely recommend.

I’ve lived here for a little over a year now, and I have no complaints! Adequate storage space, indoor dog wash station along with a section of turf for dogs to use when walking them isn’t ideal. Extremely efficient, elevators are fast, maintenance works quick to fix any issues we have in the apartment. It’s an excellent location, we can walk to work and grab lunch without breaking a sweat. Indoor parking makes me feel safe, which is an added bonus. A great part of Grand Rapids, the rooftop provides a great view of north and west side. Everyone here is friendly, and the level of building security allows me to rest easy. Building is clean, apartment interior is of excellent quality.
