The Roy is a hidden gem, only open a year and it shows. Everything feels and smells brand new. The residents are all friendly and most are pet (dog) lovers and welcoming to having dogs. There's even a doggie run on the 2nd floor terrace. My service dog and I love it there so far. The staff I have met so far is friendly and considerate as well as on top of any maintenance issues that come up. They also make the leasing process as well as the move in process as simple and straightforward as possible. The rent is a bit high, but so is the general market; its just the times. I love my new apartment at The Roy and its vicinity to both downtown Royal Oak and a quick 15 minute ride to downtown Detroit. Now the only thing missing is a pool, would love to see them partner with LA Fitness down the street for an exclusive 'aqua membership' to residents. The Roy already has a great gym for cardio and weights!

The Roy is an alright place to live but overall overpriced and might not be worth it Pros: very kind maintenance team, close to downtown royal oak, new, nice appliances, included amenities, easy to pay bills and utilities, never hear anyone through walls or hallways - good soundproofing Cons: WiFi has gone out 3x in past month, fruit fly problem (i kill 2 a day in my apartment), unresponsive and cold management team, management NEVER seen in building, package system never properly utilized, AC and heat are building operated so you don’t have much control over your apartment’s temperature, cheaply put together (lots of damage in cabinets and walls are sometimes plastered instead of painted, grout falling apart in shower), elevator ‘communication failure’ has been beeping and blinking for a week, rent prices Overall, i listed more negatives than positives but it’s not a bad place to live. would definitely recommend a roommate. it’s bougie and nice, but don’t expect to be treated with a ton of kindness and respect from management. Check it out for yourself to see if you like it BUT keep in mind this is far from the perfect living space and somewhere else may be better suited for a long term residency.

It not luxury. It a nice building with SLIGHTLY above amenities Run by an untrained, hence unprofessional staff that find their job overwhelming and demoralizing. I do not feel welcome or respected.
Horrible experience would never recommend to anyone.
