Very well thought out building friendly people .. safe place But the loudest vertigo inducing apartment I’ve ever lived. I don’t hear talking but, Cabinets are built right up against next to short flimsy ceilings and floors and pergo flooring, really bad movements and noise , banging, rolling, grating and especially if your neighbors have a dog or they close cabinets a lot above you and under shakes And extrnelely extremely hard water issues that are so hard to filter out that sticks to hair, head and skin and does not dry, and builds up in the bathroom

When I moved in there was dog hairs on baseboard, large orange hard water splat on the bathroom wall to the door, and dirt and orange stains and what looked like the dog hair in bathtub and in cabinets. and then rolling and quaking sounds from upstairs neighbor like a thunderstorm everyday at 5 pm a crashing ceiling. The hard water is super sticky and it’s caused skin infections for me and so much money trying to find a solution in the apartment.

I would leave zero stars if possible. But alas, one star as the Property is newer and attractive. However, the office employees are unpleasant. Actually they are horrid. Lack client interaction skills, unhelpful, rude, disrespectful, and entitled mentalities. Additionally they are not enforcing COVID compliance with the use of property amenities. After multiple complaints, Ashley's response was to do nothing. Posting signs is the extent of their responsibility to ensure a safe environment during covid. I will not be renewing any future leases. In fact I'll be exploring opportunities to end my lease!
I love my place at The Royce! Robert was so helpful and made the process so easy! He took the time to show me multiple apartments and was always available to help me through the process. This is an amazing building with super friendly tenants and amazing amenities! The patios are larger than average and overall the apartments are some of the best I’ve seen in the area. The maintenance staff is super quick to help with issues. The location is so central with so many walkable shops and restaurants.
There is a ridiculous amount of noise coming into my apartment at all hours of the night, not to mention the fire alarms before 8am every week without any advance notice, the fire alarm being right next to my bed and giving me horrible anxiety and stress for sleeping now, my bike was stolen from a secure access room, either one or both gates in building two are completely open for anyone to access even though it is supposed to be a secure access building. The amenities are often not working such as the fire pits, people smoking at the hotub, drunk people roaming the halls. Now they wont let me move out without paying a fee even though I've given them more than 30 days notice & let them know all these things.

Several reminders have been sent out regarding guest parking via email, and our courtesy patrol company does issue two warning citations prior to any vehicle being towed.
