Property Ratings at The Russell by Trion Living
Unfortunately, Trion Living is a supremely poor management company. As many other reviewers note, the list of issues is long, from a months-long elevator outing that was not addressed (because the Management Company reportedly did not pay their bills), to bogus charges and unresponsive on-site staff. In the last year, utility costs have exploded without any explanation, service has gone down, and roaches have gone up. On-site staff is actively lying to prospective tenants that the reviews here are exaggerated or not true, which is simply mind-blowingly brazen. Don't fall for it! You'll regret signing a lease here.
Trion is an absolutely terrible property management company. Things went downhill almost immediately when they took over from the previous company. Where to start - leaking effluence in the parking garage on my car that is still stuck on the paint, stolen packages, stolen TV in the common area that was never replaced, common area carpets are stained, rooftop is not maintained and has continually gotten worse, stolen bikes. Numerous key fob issues, moldy common area HVAC, burst pipes in mutliple locations with no mitigation strategies to help with cleanup. Their key control is abysmal so who knows who has access to the building. They've specifically said they have no responsibility for safety or security. The elevator was out for months, challenging our senior residents with walking up 5 to 6 flights of stairs and a general attitude that they should deal with it. Any attempt to get updates was met with a feeling that we should suck it up. There has been no attempt to compensate us for any of this. It's been comical to see how they avoid any attempt at customer service and aren't professional enough to have management respond to our concerns, only leasing agents.
Broken elevator. Black mold. Stolen mail/packages, WEEKLY. The building is not locked & anyone off the street can just walk in. Several renters have noticed their apartments have been attempted to be broken into. Several renters have seen street people walking the halls. They just recently evicted a drug dealer we all complained about. Management charges arbitrary fees & forces renters to pay, ie “Trash Concierge”, even if renters don’t want or use or even agree to the service. The building appears fine & good… but Trion Management is absolutely horrible.
Hopefully this review will save someone else from having the awful experience myself and other tenants have had...we've lived here over 3 years and while wonderful when we moved in when Trion took over we've seen a serious decline in both service and value. Rent continues to go up however the building has not had any improvements or updates in amenities (quite the opposite as we have a very small fitness center with old equipment, disgusting rooftop furniture, an outdated intercom system to let people into the building, parking garage where the gate has been broken multiple times, trash chute has also been broken more than I would expect, even the printer we could all use in the common room has been removed and the overall cleanliness of the building has also suffered). I'm pretty sure that there is also mold behind all of the water damage stains in the 1st/2nd floor stairwells, it smells bad too. In addition, there have been break-ins to the parking garage, and we have had multiple packages stolen from the "secured lobby" AND had an expensive bike stolen from the locked bike room INSIDE of the locked building where the bike was also secured with a lock to the rack...and when the building has said there is security onsite I have never seen them once. There isn't a single improvement I can point out since Trion took over. Valet Living is a new forced cost to pay a company to take your trash from the front door to the trash room - which we do not want. The building has 1 elevator and it was completely out for 90 plus days (Dec 2023 to Mar 2024). We received a one time bag of candy hung on our doors "with about 5 pieces of drug store candy" as a token of their appreciation for our patience with the frustrating situation. This would be a cute/kind little gesture for general resident appreciation but does not address the severity of what happened. We have had issues with our account balance being inaccurate despite never once having missed a rent payment and the time it took to get this issue corrected was ridiculous (months). While waiting for this to be corrected we were getting text messages about late payments and late fees being assessed to our account. The building did remove all of the late fees when they finally resolved the accounting issue. We are leaving soon, but never want others to go through this helpless experience. Trion Property Mgmt is an example of why there is a serious need for improved renters rights!
This is a great location and building, but unfortunately management has declined dramatically since taken over by Trion properties a few years ago. There have been several serious problems including break-ins & thefts, flooding in apts, elevator out for months and mold buildup in HVAC systems. Trion refuses to address tenant complaints, therefore tenants are forced to move out.
The livability at the Russell has deteriorated in the last few years since Trion Living took over. Management routinely ignores serious problems and concerns of the residents. The one elevator was down for more than three months, multiple apartments were flooded by burst pipes, and there have been numerous break-ins and thefts. They have also discontinued the 24/7 emergency phone service. Now you have to call the main management number and leave a message. Then THEY will determine if it is an actual emergency or not. If they deem it is not an emergency, a maintenance person will get to you when they are available. There is no full-time maintenance person. Many residents have decided to move out, so that is why there are so many vacancies available that they are trying to fill.
The Russell used to be a gem in Portland as you can see from the older positive reviews. In the last few years however it has been abysmal. Ever since the live-in on-site manager left things have gone downhill. Current management blatantly ignores emails and misses appointments frequently no-showing current tenants. While they have “office hours” they are at various properties so you don’t know when someone will be available. They aren’t maintaining the quality of the property let alone making improvements. Instead things fall apart while the rents go up 5 - 10% a year. While there are things I love, Trion makes it an infuriating experience. The single elevator was down for over 3 months. Communication was poor and the building didn't offer accommodations or rent concessions. Instead they left 5 pieces of candy at our doors as a consolation. Why did the elevator break? A water heater burst one day and pipes another. Tenants called the emergency line and NO ONE ANSWERED OR RESPONDED FOR HOURS. Neighbors had to let the Fire Department into another tenants unit to address the situation. There was flooding in hallways and stairwells yet no remediation equipment was ever brought in. I honestly think that we now have some mold situations occurring. There is an issue with air flow on at least two of the floors which makes the hallways hot and smelly. There are many pets which means accidents happen and the hallways have become stained. Contributing to the smell is the useless Valet Living that you are forced to pay an extra $35/month for. There is a trash chute on every floor and it’s like 10 steps from my door - I don’t need someone to walk my trash down the hall. The water/sewage/trash (you pay trash twice: building + Valet) runs about $110/monthly for 1 person. If you want to pay your rent online you have to pay a service fee. Trion loves fees. The TV was stolen, printer removed, the rooftop and workout area need serious deep cleaning. Packages and bikes have been stolen and cars broken into in the garage. The garage has also broken a few times trapping cars inside. They even let all the plants die in front of the building so now there are just these empty planters that people throw trash and cigarette butts in. Trion blatantly doesn’t care for this property or the tenants.
The Russell staff is responsive to our needs, is friendly, is clear, and is able to comfortably merge the two realities that this is a business and these are our homes.
The Russell is the perfect building for pet owners, foodies, and anyone looking for a quiet community living space. And you really can't beat the Irvington location.

Im so happy to live in The Russell, and while Covid has put a spanner in the works with regard to use of common spaces, I couldnt be happier with my apartment and with the staff! Alex, our Property Manager, is an absolute pleasure to have around and has done so much in his short time here to improve the aesthetics of the interior of the building and to build a greater sense of community. Josh in maintenance has been so quick to respond and resolve small issues Ive had, and does great work! Im a very happy resident and appreciate knowing we have fantastic staff around!
