Louisville is the largest city in Kentucky, resting alongside the Ohio River on the Kentucky-Indiana border. The architecture in Louisville is a mix of old and new, with historic neighborhoods comprised of Victorian houses and towering skyscrapers scattered throughout the downtown area, many of which contain upscale apartments and condos available for rent.
The amenities in Louisville are just as diverse as the architecture. Renting in Louisville affords you the opportunity to see the famous Kentucky Derby at Churchill Downs, learn more about a boxing legend at the Muhammad Ali Center, and meet a range of animals at the Louisville Zoo. The city’s award-winning restaurant scene is an exemplary display of Southern cooking. Just outside the city lies the Louisville Mega Cavern, a vast underground space offering a broad range of adventurous attractions.

Property Ratings at The Rye
They are terrible ! Plumbing is terrible, went a month without hot water, no water every Thursday from 8am-3pm, expensive, roaches, and keeps changing office management
Roaches, smelly inside and outside of your unit, entirely too expensive, you pay for gas, water, sewer, trash making your rent even more expensive! The lower units flood, there are always leaks, only 2 maintenance people, trash every where, loud neighbors, rude owners that only want your money.
The property is always full of trash and pet litter, the walls are thin, there are roaches even after extermination, and they can never get anything completely fixed. New office manger is ok but the owners suck and raised the rent. None of the other tenants like it here either.
The new property management has increased the rent during a time where so many people are struggling to make ends meet. I’m not really sure why because nothing inside the units has changed, they have stayed just as bad as before if not worse! The “upgrades” they are going are purely cosmetic when what they should be doing is fixing the actual structure and bones of the buildings. You’re without water at least once a week for over 8 hours, mgmt is no help, only 2 maintenance men, there are roaches, terrible smells from out side and others units get into yours, garbage all over the place, did I mention roaches?? Then let’s not even talk about the thin walls, horrible windows that aren’t insulated -you can literally hear the wind howling and in the winter your house gets extremely cold. The wind blows your blinds is how leaky the windows are! If I could give 0 stars I would.
I’ve been here for a year I might say this is outrageous… it’s like it’s roach infested. I wouldn’t move here honestly…. i tried giving them a chance even being under new management but this is just crazy. Black mold… holes in walls and bedroom doors… still hasn’t been fixed… etc. The tenants here makes it no better… trash everywhere outside of dumpsters. They expect you to pay rent every month but we’re living in these such conditions as the name of the apartments are “Luxury” and it’s not. The pool hasn’t been open since I’ve been here. If I could turn back the hands of time… I wouldn’t have given my hard earn money to them. Smh

This property has changed ownership 4 times in the 3 years I have lived here and they continue to get worse! Far too expensive for the terrible quality. Always litter, trash, loud neighbors, thin walls, cigarette and weed smells from neighbors is horrible, ROACHES!!!!! Low water pressure, slow maintenance, dog poop all over the place, swimming pool is hazardous! It’s just terrible.
Trash always outside the dumpster instead of inside, pool was never opened even after being filled and cleaned. Awful bug problem even after extermination. Holes underneath the sinks, extremely loud furnaces. Would not recommend for a pet to reside at!
I currently live here and I’m trying to find a new place. This place has been under new management numerous times in the couple years I’ve been here. The pictures are very old or fabricated. The property is super DIRTY. Trash everywhere. Other than the front by the main office, the rest of the place looks like a junkyard. Pool hasn’t been open in two years. Even before Covid. So don’t excited about using the pool. Even when it was open, they never had a worker so most days it was closed and unusable. My air has currently been out 4 days. No estimated time of when it’s going to be fixed. Maintenance and front office don’t get in a hurry to fix stuff. Half the time the front office doesn’t answer phone or call back. Save your money. Live some where else
If I could give 0 stars I would. We’ve had mold everywhere, our ceiling has falling in with mold everywhere underneath, our carpet was insanely stained when we moved in and I had to wait a month+ for the carpet cleaning people to come and do anything, when we moved in there was actually someone else’s dishes in the dish washer, our shower walls are falling apart and have yet to be fixed. We’ve tried to break our lease but.. “we don’t do buy outs”. Terrible complex, run far away from here.
The pictures are super old and from a decent angle the back is noisy and when it rains your property will get wet. Mold on the walls from moisture. Maintenance of dirty and looks like they’re casing the place. Vendors have a key to your apartment. Office management rude and mad at the world. You can never get anything repaired. Don’t let the pictures fool you it’s a haunted mess over there.
Staff is rude and doesn’t care what’s going on with your apartment. Can’t get anything fixed around here.. there is constant black mold, flooding, and the A/c is constantly going out... GOOD LUCK TRYING TO GET SOMEONE OUT TO HELP WITH ANYTHING.. I wouldn’t wish these apartments on my worst enemy. When you see these apartments run for your lives
This place is always dirty in the back of the property, recently had a couple of car break in, things hardly gets fix. Don’t be fooled by the pictures on the website, nothing about these apartments is renovated. They just badly paint over the walls and call it a day.Very thin walls. PLUS YOUR STUCK IN A CONTRACT!!!!
I lived there for more than 12 months and I don't recommend anyone to come and live here, just spend some time looking around and you definitely gonna find a better place. everything in these apartments is not working properly: - the windows get stuck and cracked - the kitchen full of bugs including cockroaches. - the ceiling is leaking whenever the neighbor upstairs runs their dishwasher. - whenever it rained the whole living room floated with water. - there is black mold in the living room. - the AC wasn't working for 4 months. - if you called the maintenance to fix something they come after 2 or 3 days and pray they will do something useful. because all they do is look around and be like: 'ok we'll look into it'. - whenever I ran the AC (after they fixed it after 4+ months) all the floors become wet. - If you try to use the sink it's getting noisy. - the sink in the bathroom is always plugged so I don't use it. I am sure I forgot something there but just be careful living here especially if you have a family because you don't want your kids and beloved ones to live here. BTW the pictures they put on the website are good. you better come and see in person (if you decide to come after reading this review)
I have only been here one month and my apartment has flood, AC has went out multiple times and office staff have not been responsive. Staff is extremely rude and know that your stuck in a contract so they can treat you any type of way.
I just moved in March 2020, I talked to the lady about the reviews and she was like “those are the ppl who moved out and I haven’t seen anything like that” I listened to her bcz she seemed to be a sweet lady. In June, we had a leak into the house. The water looked nasty from upstairs. I sent them an email and told me to call the emergency number but I called multiple times and they didn’t answer. I had to keep sending emails and few days later, they came to fix it but until now they haven’t came to cover the holes where they had to cut off the wall to be able to fix the water. So about it the washer and dryer hookups, these ppl made mistakes. When I rented my washer and dryer, the man who delivered them wasn’t able to install them bcz of the mistake they made with their hookups. I called them to come and fix it but they refused and said ain’t nothing they can do about it, it’s my responsibility blah blah and I was like how would they install them when y’all the ones who made mistakes. So as of right now, I had to call the ppl to come and get their machines back since I can’t use them but remind y’all that I paid $90 for the first 2 months and I wasn’t even able to use them. So yesterday 06/29/2020, there was a heavy rain and the water came into our apartment. The whole living room is wet. I sent these ppl an email, I called multiple times but until now no response. Imagine it’s only being 3 months living in these apartments but what we’re going thru is too much and I wonder how it’s gonna be for the next 9 months?? Do Not, I repeat Do Not waste ur money even if u have to pay $2K for a better place, go for it but don’t come here. If I knew, I could’ve signed only 6 months contract??
I’ve just recently moved in the apartment all I could say is the biggest mistake ever. The halls are always dirty and people always rolling up a blunt smoking out side near the door way( considering the fact that my brother and sister has asthma). Went to the office with my complaint( with the lady had a rude attitude) told me their nothing she could do about it. PLUS the apartment isn’t even as it seems in pictures ( looks like they painted over the cabinets, bad paint on the walls). Don’t move here unless you really need a place to stay.
For the amount a person has to pay in rent, this place is not even worth it. Constant pot smell in the corridors, dirty hallways, things in apartment not getting fixed.. definitely would NOT RECOMMEND THIS PLACE TO ANYONE!!
The staff are completely unprofessional, rude, dismissive, and disrespectful to say the least! They provide poor service, they do not communicate properly, and do not care how much they inconvenience you. Plumbing is completely messed up, flooding and damages leaking through ceiling cracks and holes. They do not report or repair maintenance issues at all. They took over 7 months ago and this apartment immediately went to trash. 24 hour maintenance is a joke they think every problem is your problem. Management does not care at all about their tenants they ignore and downplay all issues. DO NOT MOVE HERE YOU WILL WASTE YOUR MONEY AND TIME. This is just a very nice review for how much we have dealt with. Pictures videos and call records posted shortly of just how ridiculous and outrageous this place really is.
Nothing but problems since I moved in. Gnats, ground unit flood each time it rains my carpet is wet for weeks living room floods mold on carpet and walls. The property management company is lazy and the attitudes are horrible. Literally an inhabitable swamp. Tonya in main office emails promises and lie about it so always get an email as back up. Hate I forced to even give a star.
Been living here for almost a year. Had to have a lot of repairs done to the apartment. Noise is a big issue. The floors are very thin and noisy . The managers are very hard to get a hold of. Pluming issues, vent issues, AC issues, and the list keeps getting longer. If you have a flat better get that fixed because they will tow it in less then a week. Don't seem to care much about the rent owners. Cars in the parking lot have been damaged. Doors are very bad. Main door very loud and doesn't shut unless you lock it. Bathroom doors don't close all the way. Don't recommend this to anyone looking to move in. - Christian Hernandez.
It is nearly impossible to get in touch with someone on the phone at the office here. The maintenance service request on their website doesn't currently work. Because these apartments are older, there are frequent issues. We are still currently waiting for our AC to be fixed and it is hot in here. The people in my building smoke weed and cigarettes and I am constantly smelling it through the vents in my apartment and in the hallways. My children and I are suffering from allergies because of this. The swingset and slide in the back of the complex are a downright hazard to children- broken concrete, broken slide, broken baby swing. The pool is completely filthy. The current office staff has improperly handled some billing issues with us (charging us late fees we should not have been charged and claiming they can't do anything about it.) They send their maintenance to your apartment without alerting you or calling ahead. I find that very unprofessional. Overall this could be a nice little place to live- they are spacious, the trees and some landscaling are nice. Alltrade needs to stop sprucijg up the outside appearance- painting doors and such- and fix some of these logistical issues with maintenace/front office- be timely and professional in responding to maintenance issues, require tenants to be non smoking and actually enforce it, give some attention to the ameneties (like a pool and playground) that we are paying for.
I sold my home a few years ago and moved here. The apartments are spacious and I hardly ever hear m neighbors. The apartments are close to everything and the staff always quickly handles any repairs I need.
I have lived at Saddle River now for 2 and a half years and we have had great interactions with the office staff and their maintenance department. The office staff are extremely friendly, and helpful. Most of all of my interactions have been with Shelli and Dawn who have been amazing and outstanding in going above and beyond to help with any issues that we have. We have developed a relationship where we are able to just go into the office and see how they are doing and have a friendly conversation. Their maintenance staff are very friendly and work to ensure that issues are resolved in a timely manner and help to provide on call service.
Great apartments. It has been 5 months since we moved in and it couldn't have been better.extremely happy with the management and the maintenance team.
Great environment very huge living space and good amenities and plus the staff is very helpful and understanding best apartment staff I’ve dealt with since I moved here.
Just moved in the apartment complex and I have not had any difficulties or inconveniences. Definitely recommend.
I have been living here for last 8 months and my experience was amazing. To begin with, the apartments are huge for the rent you pay. I had lived in various communities before and had a bad experience with the staff. This manager is very good and will ensure all your maintenace issues are resolved quickly. They also have many fun events every month organised by CommunityLife and this brings all the people in the community together. Location is in proximity to Walmart/Target and restaurants. They have a fitness center, Electronic Grill station, swimming pool and club house.
To complain: Our fridge is a bit small for 3 residents to utilize, the air-conditioning is unreliable thus far- in that it doesn't cool the apartment whatsoever as of late, the water takes roughly 5 minutes to warm up at any given time, and the noises from the outdoors seep in quite clearly through all of the windows- especially those in the bed rooms. Positively: The cost of rent and utilities is very manageable; especially since all but the electric is covered in the rent. The staff at the main office are remarkably personable despite being as busy as they likely are considering the recent undertaking of renovations throughout the complex. 24-maintenance (for emergencies) has come in handy once. Lastly, the location is nearly unbeatable with our close proximity to nearly every restaurant or store in the local are.
This apartment complex has improved since the new management took it over. They are doing great improvements and the place is looking great! Very spacious and affordable price. The new staff is very warm and friendly. Cant wait to see the improvements done!!!
The Apartment is huge for what you pay. Have never had problem with neighbors. Good maintenance crew and office staff . Biggest down side is the shady hotel around the corner and also the entrance is a hassle to pull in .
