Property Ratings at The Sail Cloth Factory
This place is terrific, I am really pleased with my decision to rent with Sail Cloth Factory. There are a lot of options near UMMC, however this one just felt like home as soon as I walked in. Office and maintenance staff were both super friendly and helpful, as were the residents that we encountered and spoke with throughout the showing. The free month special that they are offering really helps to offset the cost of parking as well.
The property was very well maintained and the management was proactive and easy to talk too.
Very clean and comfortable apartment! The management staff was also extremely friendly, with great communication. The location was perfect, just down the road from UMMC.

The Sail Cloth has been our home more then 3 years and has been a great place to live. While there are the typical issues that come with living in an older apartment (wear-and-tear of common areas, more regular maintenance requests, etc.) and the issues that are inevitable when living in an apartment building (noisy neighbors), all that is small potatoes compared to working with the staff and Allegra. They have all been amazing. And when COVID disrupted our wedding plans, they were more than accommodating and let us hold an intimate ceremony on the roof with our families. We highly recommend checking this place out.
I have loved my time here at the Sail Cloth Factory. Management is responsive and always pleasant to interact with. Repairs are addressed promptly - I once had my AC go out and maintenance had it up and running within 3 hours of my submitted request. The apartment is well kept and I've always felt safe here. If it weren't for extenuating circumstances making move out of town, I would happily stay here for the foreseeable future. Stay here, you won't regret it!
Pros: Safe location. Maintenance requests addressed promptly. Luxer package lockers are safe and convenient. Option for loft style apartments with nice high ceilings. Cons: Required valet parking is a significant downside. My car has been damaged by them multiple times. Management is very inflexible with leasing issues. To break your lease, you must provide 90 days notice, pay a penalty of 2 months rent, then continue to pay an additional 3 months rent unless they can lease it sooner. They also make it difficult and inconvenient to lease for less than a year. Month to month leases are double the cost of a year long rental. They also typically do not offer the option to renew for shorter periods like 6 months. Management frequently sends out emails that are somewhat unprofessional. My experience has been ok overall, but it is probably worthwhile to pay a little more to live in a more upscale building with professional management staff.
It seems like a decent deal at first, but the actual costs sky-rocket once you move in. I have been here 2 years, and my rent has gone up almost $300 since I first signed a lease. Storage fees, pet rent, and miscellaneous back charges that I was told would be waived(Get everything in writing, they will lie to get you to move in)were not only added, but charged all at once at the end of the year. You will end up paying a crazy amount of money for a crappy apartment in an unsafe area. For what it costs to live here, you could rent a legitimate luxury apartment in Harbor East. I was reading some of the 5 star reviews, and they are undoubtedly written by the property manager. Not surprising though.
This place is the best! I would highly recommend Sail Cloth Factory to anyone and everyone! The apartments are HUGE with amazing renovations and the staff is incredible! They are so helpful and thoughtful. Everyone really makes you feel special and will go out of their way to help you in anyway they can. The neighborhood very safe and and all my neighbors are so nice! I really can't say enough good things about Sail Cloth Factory :)
I lived in one of the large recently renovated apartments. Can’t say enough great things about the building. The maintenance staff was highly professional and addressed all of my requests promptly. The management team was also excellent. The location was also top knotch and seemed really safe. Highly recommend to prospectives looking for a new apartment.
My favorite part of The Sail Cloth Factory are the people. My neighbors are very nice and friendly. The walls are thick so I never hear them. The staff has really bent over backwards to help me when I need them. It's a very safe space. The kitchen is a nice size which is great because I love to cook. The place looks so nice, they put a lot of work into it and my rent did not go up. If you're thinking of living here, check it out, you won't be disappointed.
My apartment at Sail Cloth is incredible. It is a perfect situation for roommates as we have our own space but the common area is great too. The staff always goes above and beyond and when I was planning a dinner party for Thanksgiving and my oven was faulty, they were able to come fix it that morning. Truly a lifesaver!
The kitchen in my unit was fantastic! From the granite countertops to the stainless steel appliances, my friends were always jealous when I'd host get togethers at my apartment. I always felt safe living at The Sail Cloth Factory and the staff was always on top of maintenance requests!

I have lived at Sail Cloth for the last 2 years and I'm a happy camper. My apartment is very well done and about $500 cheaper than the building 2 blocks away I looked at with similar finishes. Location is perfect for me since I commute sometimes to Washington DC and also enjoy walking to Camden Yards or taking a 2 minute uber to another area to grab drinks with a friend. The manager is nice and responds to any email usually in the same day. Plan on being here for at least another couple of years until I want to move to the suburbs and start a family etc.
One of the best places I've lived in Baltimore. Really great management, great amenities, building is very clean and you live 5 minutes from Camden Yards and the Inner Harbor. Never had one issue. If you are looking for a place to live near Downtown Baltimore, look no further!
My roommate and I are chose Sail Cloth for our spacious apartment, convenient location and affordable leasing options. Little did we know that the best part of this apartment would be their amazing staff. Each staff member has gone out of their way to make our move-in and stay as wonderful and convenient as possible. The leasing office goes the extra mile to facilitate an easy moving process and is always accessible for questions. We've loved living at Sail Cloth and couldn't imagine living anywhere else
The halls are constantly filled with trash, the gym window has a bullet hole, the dog park that is supposedly cleaned once a month has been cleaned once in the last year, the valet parking is chaos, the list goes on and on...
Bullet hole in gym window, elevator has been broken for two days, the glass on the front door is shattered, shall I go on?
So, the landlords are truly awful...refuse to work with you at all if you want to leave your lease early. They tried to charge 3 months rent as a penalty and require 2 months notice, so basically they want 5 months rent to leave early. Utterly ridiculous.
We have been living in our second apartment in this building for the past two years and everything has been great! We recently had a birthday party on the beautiful outdoor roof deck and and it was perfect. The management was super helpful and accommodating to our needs and really worked with us. We are very grateful for the wonderful job they did!
I have had a wonderful experience here at my apartment. I love the location. I love the dog park. The roof deck is one of my favorite places to relax and hang out in the spring, summer, and fall. The staff is always friendly and competent.
I love the valet parking and the rooftop deck that over looks M&T bank stadium. It has a good walk score and a lot of stuff that is easy to access. The valet people are helpful and sign for your packages and The office manager is really accommodating.
