Property Ratings at The Saum & Hutcheson Arms
This place is awful. The management sucks, the maintenance sucks. I have had issues with my wall and all maintenance has done is give me the run around. It has been two weeks now no one has come. I had a tuck point problem on the exterior of my unit and my interior wall is bubbling up, wet, yellow and falling apart. No one has done a single thing to help. I’ve been emailing maintenance back and forth for 2 weeks now and all they say is “we will follow up with our technician and keep you updated” it’s an endless loop. Elevator works half the time. Maintenance and the management here dont care about their tenants. RUN AS FAR FROM THIS PLACE AS YOU CAN!
Here’s the story. I was shown a nice apartment unit and I put a booking fee down (i understand this is non refundable but this place was just awful I wish it was). I get sent a lease and I asked if I could see the apartment one more time before I sign the lease to make sure I really want this and they said okay. I WAS SHOWN A DIFFERENT UNIT- with a mouse in a trap, mold and leak in the ceilings, damaged walls and floor boards, AND NO TOILET? AND I CANT GET A REFUND? Please I recommend NO ONE should live here or deal with their management. This is 2024 be better.
If this seems like a great deal, there’s a reason for that. Several, in fact. • Half of equipment in the gym is always busted. • The elevator is out every other day to every week. They can’t seem to keep working. Hope you don’t have any mobility issues or limitations and like stairs because they are NOT consistently prompt about this. • Maintenance work in the apartment is inadequate. Repairs often need to be repeated while others are ignored. • There’s always a plumbing problem somewhere; expect them to shut the water off in the entire building around once a week. • Packages are stolen frequently. • Their “secure” building ignores a garage entry and a connecting stairway door which have no locks at all; so anyone with a crowbar can access paid parked cars in the garages and the apartment areas. • They make building aesthetics priority over clearly needed upgrades. Our plumbing, elevator, and security are faulty and lacking, but hey, at least the new tile floors and painted walls in the lobby that we didn’t need look shiny. ?? Run.
Horrible experience, A NIGHTMARE, The Loud Imprudent, BANGING from CONSTRUCTION /Maintenance team ,Nothing is EVER finished , Construction men Roaming around the building yelling, Blasting music, smoking marijuana in rooms ,hanging out in hallways as if it's a Party and REAL actual people don't live here will leave you feeling uneasy and Perturbed when they're supposed to be WORKING and getting the job DONE.but nothing is never finished just Alot of banging .....no hot Water, No Heat, No Privacy, No Peace of mind.. I warn you do not move here..
Good day guys, I hope you read this message carefully. I need to tell you about my horrible experience living in this building for the past year. It first started when I contacted them before traveling, the girl talking to me promised me a bigger apartment for the same price and a fix sum for renting furniture (to my surprise the lease was different in rent and furniture renting pay), I even forwarded you the conversation I had with her and i was told me she was mistaken. I first took the apartment and it was extremely dusty, nothing was cleaned from the closet, to the ac unit, to the lockers. A lot of missing parts in the apartment, including a bathroom doorstep tile a fire alarm and bathroom floor tiles, I have even sent an email earlier this year with pictures of all of the missing stuff and none were fixed. Defective shower head, which gave me bad pressure for 2 weeks until i finally fixed it myself by buying a new shower head. Packages being stolen, 3 times already this year. Last time was this past month. Cockroach problem which is still present til this day, can you imagine that i have been living with cockroaches for the past year! eventually i stopped telling you because nothing efficient was being done so I gave up. My wall socket behind my bed malfunctioned a week and a half ago, I have emailed them and a service request was then, and no one came up to fix it, again I gave up. The fitness zone, they shouldn't even advertise it, because it was never functional. And there are a multitude of other problems which I don't care much about, like the coffee machine which is only functioning half the week, or that my door was the only door not painted on my floor, it wasn't until i begged them that they finally painted it after even placing the carpeting, the malfunctioning heaters from last year's snowstorm. the wall that almost fell on me because there was a leaky heater from the top neighbor, the frequent water shut offs, the 1 week no water in the building which you just "fixed" with shaving a couple of dollars of the utility bill,... Those are the problem that are on the top of my head. This has been the worst experience I have ever had in a building, especially an apartment building which should be offering much more. This year had been horrible because of this stay. My lease ends mid January, and I keep finding reasons to regret my decision, latest was the stolen package from November. Look for a better place!
I read the bad reviews, but I moved in anyway because the apartment is pretty. Don't make my mistake! Low quality everything and poor management. I've been here less than 2 months and dealt with electrical problems, no hot water, no heat, and now my kitchen has flooded 3 times in 30 hours.
I'm really impressed with our new manager Mrs Miller. She's made a few staff changes and she's just the right person for this job. The building is even more cleaner and maintenance is spot on and getting thing done promptly. . The place is very affordable and vacancies don't last long. Lot's of old charm in this building and a great view of the city. So many great restaurants just blocks away and a beautiful historic park across the street.

A disaster of a management company, from top to bottom. This is coming from a guy who had to work his way up to the CEO of VG just to get a towel bar installed, a three week adventure in stupidity that a Russian existentialist would call, "...a bit depressing." Rather than list all the problems I experienced and the names of the individuals at VG who made them worse, I'll speak generally. A full recounting is a two page wall of text, and that's not going to help you make a decision. They are not in any way proactive, have poor leadership, and engage in zero follow-up. These folks will happily lie to your face about maintenance issues and expect zero repercussions, because to date they haven't been responsibly overseen by corporate and they expect that there's always another sucker to take over your crappy apartment. All the top tier talent left Village Green years ago for (excuse the expression) greener pastures: the remaining legacy hires and newbies are riding out the limited goodwill they earned with former boardroom management. They are not in any meaningful way working to make that old reputation a present-day truth. Yes, they did fire a property manager...after a years-long series of complaints, and facing the spectre of litigation over her abusive and negligent conduct. You don't get credit for cleaning house when it is literally the only remaining choice besides eating future legal fees. You also don't get credit when you've thrown other renters under the bus to protect an obviously bad actor. I award zero points, and may God have mercy on your souls. Bad VG, bad. Avoid at all costs. There's no reason to make yourself pump water--sometimes literally--out of their sinking ship. In an increasingly popular area, Village Green's properties stand out only for their buildings' inflated rents, structural mediocrity, and their aggressively uninterested management style.

Honestly I don't know how anyone can give this place anymore than 2 stars. Me & My fiance lived in one of the 300 sq ft apartments. You do NOT even get an actual oven/stove. All you get is this little convection oven thing that has 2 burners on top. After only being here for 7 months we were already on our 3rd one. They are cheap & don't last long. Not to mention they kept replacing 'em with used ones instead of giving us a new one. The fitness center is convenient because it's in the building but it's very small & there had been a constant leak in the ceiling for a while. Decent amount of water covered the floor. Getting on the machines. Taking up what little amount of machines that were available. The elevator is incredibly slow & was down quite often. The water in our bathroom & kitchen did not get very hot or cold. Just slightly warm or cool. It's not the worst place but I definitely would say you do NOT get your money's worth. The building is kind of charming but is very old. Would tell people to look around more before considering living here. Can get much bigger places for cheaper around here.

The free WiFi downstairs is convenience. The 24 hour gym in the building is nice. They are pretty quick about fixing things. Don't be late with rent though. The late fees go up quickly. It's near a lot of restaurants and clubs which is nice. There are several parks near by including The Botanical Garden and Forest Park isn't far. There's often fun events down in Tower Grove Park 4 blocks away. There is a bus stop right outside the building. The metrolink is a 20 minute walk but 5 minute bicycle ride away. The street can get a little loud at times but that's city life.
I've lived here over a year and have had the worst experience! Renewing my lease was one of the biggest mistakes I've ever made. It's a beautiful building with lots of charm, but with any older building things are going to break or need replacing. Last year the elevator was out for three weeks. That's right, THREE WEEKS! I live on a higher floor so carrying groceries or dragging all of my laundry down to the basement was a huge inconvience. The management is less than helpful and will not ever give you a direct answer. There is a gated parking lot beside the building that I pay extra every month to park in, but the gate has been broken for months. Because of this, my car was broken into and then later stolen. I've been over charged multiple times and when I try to get a refund I'm told that it is not possible. They also will change the terms of the lease as they see fit with little notice. When I first signed my lease cable was included in the rent, then 6 months in they decide that cable will no longer be available for the residents. Bottom line, avoid like the plague! It's not a safe area and trying to get anything done is like pulling teeth. I'm just counting my days to get out of here.
Having the pleasure of living in The Saum has been the best experience one could have as resident. As I come upon my first year as a resident here, I have nothing but good words to say of the staff, the building, and the neighborhood that I have become a part of. The staff has always been kind and quick to remedy any problems, however small, that have arisen during my time here. The building has been exquisitely preserved since its construction in 1926 and you can still see and feel the history that this building holds. Along with monthly events, there are great amenities, such as a clubroom, a pet store on the first floor and a park directly across the street. I am glad that my wife and I chose this apartment out of the hundreds available in the area and I look forward to the next year as a resident here at The Saum.
