Property Ratings at The Saum & Hutcheson Arms
This place is awful. The management sucks, the maintenance sucks. I have had issues with my wall and all maintenance has done is give me the run around. It has been two weeks now no one has come. I had a tuck point problem on the exterior of my unit and my interior wall is bubbling up, wet, yellow and falling apart. No one has done a single thing to help. I’ve been emailing maintenance back and forth for 2 weeks now and all they say is “we will follow up with our technician and keep you updated” it’s an endless loop. Elevator works half the time. Maintenance and the management here dont care about their tenants. RUN AS FAR FROM THIS PLACE AS YOU CAN!
Here’s the story. I was shown a nice apartment unit and I put a booking fee down (i understand this is non refundable but this place was just awful I wish it was). I get sent a lease and I asked if I could see the apartment one more time before I sign the lease to make sure I really want this and they said okay. I WAS SHOWN A DIFFERENT UNIT- with a mouse in a trap, mold and leak in the ceilings, damaged walls and floor boards, AND NO TOILET? AND I CANT GET A REFUND? Please I recommend NO ONE should live here or deal with their management. This is 2024 be better.
Horrible experience, A NIGHTMARE, The Loud Imprudent, BANGING from CONSTRUCTION /Maintenance team ,Nothing is EVER finished , Construction men Roaming around the building yelling, Blasting music, smoking marijuana in rooms ,hanging out in hallways as if it's a Party and REAL actual people don't live here will leave you feeling uneasy and Perturbed when they're supposed to be WORKING and getting the job DONE.but nothing is never finished just Alot of banging .....no hot Water, No Heat, No Privacy, No Peace of mind.. I warn you do not move here..
Good day guys, I hope you read this message carefully. I need to tell you about my horrible experience living in this building for the past year. It first started when I contacted them before traveling, the girl talking to me promised me a bigger apartment for the same price and a fix sum for renting furniture (to my surprise the lease was different in rent and furniture renting pay), I even forwarded you the conversation I had with her and i was told me she was mistaken. I first took the apartment and it was extremely dusty, nothing was cleaned from the closet, to the ac unit, to the lockers. A lot of missing parts in the apartment, including a bathroom doorstep tile a fire alarm and bathroom floor tiles, I have even sent an email earlier this year with pictures of all of the missing stuff and none were fixed. Defective shower head, which gave me bad pressure for 2 weeks until i finally fixed it myself by buying a new shower head. Packages being stolen, 3 times already this year. Last time was this past month. Cockroach problem which is still present til this day, can you imagine that i have been living with cockroaches for the past year! eventually i stopped telling you because nothing efficient was being done so I gave up. My wall socket behind my bed malfunctioned a week and a half ago, I have emailed them and a service request was then, and no one came up to fix it, again I gave up. The fitness zone, they shouldn't even advertise it, because it was never functional. And there are a multitude of other problems which I don't care much about, like the coffee machine which is only functioning half the week, or that my door was the only door not painted on my floor, it wasn't until i begged them that they finally painted it after even placing the carpeting, the malfunctioning heaters from last year's snowstorm. the wall that almost fell on me because there was a leaky heater from the top neighbor, the frequent water shut offs, the 1 week no water in the building which you just "fixed" with shaving a couple of dollars of the utility bill,... Those are the problem that are on the top of my head. This has been the worst experience I have ever had in a building, especially an apartment building which should be offering much more. This year had been horrible because of this stay. My lease ends mid January, and I keep finding reasons to regret my decision, latest was the stolen package from November. Look for a better place!
I read the bad reviews, but I moved in anyway because the apartment is pretty. Don't make my mistake! Low quality everything and poor management. I've been here less than 2 months and dealt with electrical problems, no hot water, no heat, and now my kitchen has flooded 3 times in 30 hours.
I'm really impressed with our new manager Mrs Miller. She's made a few staff changes and she's just the right person for this job. The building is even more cleaner and maintenance is spot on and getting thing done promptly. . The place is very affordable and vacancies don't last long. Lot's of old charm in this building and a great view of the city. So many great restaurants just blocks away and a beautiful historic park across the street.

The free WiFi downstairs is convenience. The 24 hour gym in the building is nice. They are pretty quick about fixing things. Don't be late with rent though. The late fees go up quickly. It's near a lot of restaurants and clubs which is nice. There are several parks near by including The Botanical Garden and Forest Park isn't far. There's often fun events down in Tower Grove Park 4 blocks away. There is a bus stop right outside the building. The metrolink is a 20 minute walk but 5 minute bicycle ride away. The street can get a little loud at times but that's city life.
Having the pleasure of living in The Saum has been the best experience one could have as resident. As I come upon my first year as a resident here, I have nothing but good words to say of the staff, the building, and the neighborhood that I have become a part of. The staff has always been kind and quick to remedy any problems, however small, that have arisen during my time here. The building has been exquisitely preserved since its construction in 1926 and you can still see and feel the history that this building holds. Along with monthly events, there are great amenities, such as a clubroom, a pet store on the first floor and a park directly across the street. I am glad that my wife and I chose this apartment out of the hundreds available in the area and I look forward to the next year as a resident here at The Saum.
