We were shown one apartment that was very nice. But when we rented our apartment, is was AWEFULL! Bugs, dirty, cabinet door falling off. I complained multiple times but they wouldn't do anytihng. They changed property managers 3 times during this time. Everytime someone would commit to helping me, they were gone the next week and I had to start again. They finally agreed to let me out of my lease. Now they've charged me $200 (I don't know why) but they have sent me to collections without calling me. The communicaion is just terrible and they don't do what they say they are going to do.

For the last 9 months s2 had managed these properties. They stopped doing regular property maintenance like pest control (you have to request) and gutter/roof cleaning from downed branches and pine straw. They are quick to say a job is done when it's not and do not send it timely notices when things like the water being shut off happens. There are better places for the same money.
This apartment complex is dangerous and trashy. Most importantly they fail to screen dogs and there is a dog in this apartment complex that has almost attacked myself and another resident. This dog is loud and aggressive, has lunged at myself and another resident. There are residents in my building with mobility issues and with severe autism. The Sawyer is refusing to do anything about this untrained, unpredictable aggressive dog. Stay far away. This dog has been reported by myself multiple times and now by 3 neighbors. Anything that the apartment manager or whoever responds to these puts below this review is a lie. There is no concern and there has been nothing done. This dog is going to hurt someone or worse and the Sawyer does not care
The photos they are displaying on the website and across socials are *NOT* from this complex. Raising rent by 35+%. Requiring a scammy package delivery service and charging $25 for it (Fetch - look them up). Thin walls/ceiling. Loud creaks with every footstep from the apartment above. Awful appliances. Don't do it.
I’m a current resident. This property used to be called Woods Edge but they were purchased by S2 Residential in Dec of 2021 and they changed the name to The Sawyer. Any reviews before that unfortunately are no longer accurate. I too used to love living here, now I cannot wait to move. The leasing office is poorly managed, lots of hidden fees and additional unnecessary services factored into your rent. For example, they have this courier service called Flex. You create an address with Flex, whenever you order packages or someone is going to send you packages, instead of giving them your address, you give the Flex courier address. Your package gets shipped to them and then they deliver it to you. Well, this is unnecessary as delivery trucks come to the neighborhood and deliver to your door. The leasing office doesn’t receive packages. Regardless of if you want to use this service or not, you will pay an additional $25 a month for it as they are factoring it into any leases signed under S2. Fortunately I renewed my lease under the old company however they LOST my electronic lease. Rather than trying to rectify it, they randomly called saying my rent was being changed. Then back tracked and claimed that because I didn’t have one I needed to sign under the new terms or go month to month. I had to print out a copy of my 39 page lease and take it to them as by their own words they had to honor agreements under Woods Edge. Yet each month I have had to speak to the leasing office to remove the month to month fee even after giving them my lease. Trash overflows and the leasing office staff is incredibly rude about their own errors. This used to be a great place to live but not anymore. Everyone I have spoken to is moving once their lease is up. Complaints have gotten so bad, community residents have taken the time to write letters and deliver them to each apartment. If I could break my lease without penalty I would but while they always forget to remove the month to month charge, they surely don’t forget I have a lease when I tried to get out of it. Also, the apartments do NOT look like the photos above, even the up to date remodel. The only accurate photos are of the leasing office. The apartments are big and spacious but not as up to date as shown. Those photos are definitely stock photos or possibly from another property S2 may own.
I've lived in this apartment complex since June 2020 and for the most part I have been satisfied until recently. The complex was formerly named Woods Edge and managed by Pegasus Residential. Sometime in November 2021 we were abruptly informed that Pegasus is no longer managing the property and it will be renamed The Sawyer (an absolutely terrible name that was unnecessary). There was no explanation for this, and since then things have gone downhill quickly. Here are reasons why you should not sign a lease here: 1) All of the previous staff was replaced with a skeletonized crew. There are less office staff and less maintenance staff. It was common to see 5-6 maintenance staff daily and even on weekends, now from what I can tell there are 2-3 staff. I walk my dog often so I can see the activity. 2) The reduced staff lends to the biggest issue, the trash and recycling center have become a nightmare. In the past the staff ran the trash compactor on weekends so the trash wouldn't overflow. Now the dumpster overflows every weekend with people piling trash bags on the steps and surrounding pavement. There are the same number of apartments as there were before, so clearly the current maintenance staff is not handling this. Additionally the corrugated cardboard dumpster disappeared for 3 weeks, and the recycling bins frequently overflow with no enforcement of people dumping furniture or other products that shouldn't be there. 3) The lack of staff lends to another issue, the dog poop trash cans frequently overflow with dog poop. They are not emptied often enough. Although I'm thankful there are trash cans for dog poop, this was managed better in the past. 4) The Sawyer is using predatory tactics to raise rent and fees for residents on lease renewals that far outpace inflation. Neighbors have told me they are getting emails saying they must sign a new lease in 3 days even though their lease isn't up for 2-3 months. Their rents are being increased $100-200, which is an 8-18% increase on monthly rent. I even heard one case where a family in a larger apartment was offered a $600/mo increase! 5) They have signed an agreement with Fetch Package to offer us an optional shipping service even though we get packages delivered daily from major carriers. But we have to pay for it anyways on our next lease renewal. So what they are doing is raising rents and fees with a smaller staff to skim more profits from middle and lower income families.
This property management company is poorly run, their website is a joke and multiple times in the year I've lived here they have caused problems for me. The outlets are all loose and they won't do anything about it because they "get power", but that doesn't matter if the plugs don't stay in the wall. I was charged an arbitrary fee by the website, and they would not waive it even after I provided proof that i should not have been charged. I wish I hadn't renewed this lease.
