My son and his roommates moved into this complex as their very first apartment after living in the dorms. What an incredible disappointment. No hot water, broken bed frame and a toilet that ran constantly - all on move-in day. Immediately submitted maintenance requests to no avail. My son slept on the floor for nearly a week until his broken frame was replaced. The boys had no hot water for nearly a week and the toilet was just fixed after nearly 2 months! I hope this review allows others to avoid this complex.

Please, for the love of God, DO NOT live here. During the apartment tour, they’ll show you nice models and tell you great things about The Scarlet, which isn’t the reality AT ALL. They told me that if I signed the lease the same day, I’d get lower rates, and when it was time to make the first payment, they raised the prices. My friends and I all moved into three different units, and they were all in terrible condition. The appliances are very old and don’t work correctly. We constantly have to put in maintenance requests, and all maintenance does is “jimmy rig” things with temporary fixes that don’t last because they refuse to replace ANYTHING. My parents do a better job fixing things than maintenance does, at their own expense, which is unfair because it’s literally THEIR JOB. The furniture, flooring, carpet, kitchen, bedrooms, bathrooms, and closets are of terrible quality. The units are painted before you move in, and the paint job is absolutely atrocious; my 8-year-old brother could’ve done a better job. The only thing that’s nice about The Scarlet is the proximity to campus. The dorms are nicer than these apartments. Don’t stay here, you WILL be disappointed.

Just moved my daughter in. They told us what day we would move in like it would be ready by this date. LIE!! The apartment smelled like cat pee because the matted carpet with obvious splice repairs had pee in it. The appliances need repair. The oven when turned on went pop and smaller of burned insulated wire. The washer and dryer do not turn on. The fridge was disgusting. The furniture had ripped cushions and obvious pet damage with claw holes. The painter did the job of a 10year old with paint all over the floor and the wall plates just painted over. Not to mention the safety hazards. None of the smoke detectors were working. One of the emergency sprinklers is missing a washer and will not work in an emergency. I’ll update my review if the manager makes it right. Either way, move in has been a nightmare!!! Think twice before choosing this one.

This is the first time I am leaving a bad review regarding my experience with an apartment residence. I personally did not live at Scarlet, but my son lived there last year. I was my son’s Guarantor, which means that I guarantee to be legally responsible for paying the rent as stipulated by the lease, but only if my son cannot pay for one reason or another. This includes any unpaid rent, late fees, or other financial penalties. Staying at Scarlet has been a nightmare for my son. For more than a month last winter, the apartment he lived in did not have hot water. Tenants and I reported the issue to the management several times and the answer was the same: they are working on replacing the unit’s hot water system. Then, comes hot weather and the AC is broken. Again, the management is very irresponsive and will take forever to get it fixed. Drama after drama, issues just become unbearable. However, I always managed to pay the monthly rent. We just couldn’t wait for the lease to end and find a better place. A few days ago, I realized a collection company named Pro collect has reported me to the credit bureau for unpaid balance of $166. I was very surprised because I never received any bill or call from Scarlet, nor did Pro collect for the unpaid bill. After investigations, Pro collect told me the $166 is the unpaid trash and cleaning fees after my son moved out of the apartment. Me and my son did not previously receive any communication about an unpaid bill. Please stay away from Scarlet! I do not recommend this place at all.

The worst apartment complex there is, they lie and don't clean apartments prior to move in. I had used gum in my room and trash. Everything is broken and they have horrible management. It takes them forever to fix anything, they misplace mail, and aren't transparent at all!

I never consistently had hot water during the winter. They caused a leak and dirtied the entire unit trying to fix it. They refused to clean up their mess. They installed fans to dry the carpet, but nothing else to accommodate me. I had to stay in a hotel, because the fans were so loud and there was dust and dirt everywhere. It's clear management absolutely does not care about their tenants.
When I moved in my apartment was dirty. Appliances and air conditioning goes out all the time and of course I get charged for their upkeep. They’ve said multiple times they’re upgrading the internet just for it to get progressively worse. Literally live anywhere but here.
They will lose your paperwork. They will lose your expensive mail and mail in general. Your internet will not work and some of your utilities will not work. The management will not help you under any circumstances. Do not make the same mistake I did.
There are members office staff that are EXTREMELY rude, we have had multiple issues with them overcharging me, hidden fees, and others that resulted in them owning me about $300 for their mistakes. We received an “averaged” bill in July for all overages from the past year because “there wasn’t going to be a bill” even though we renewed. When I asked about this a member of the office staff told me I “could come dispute it but I’ll probably end up paying for that too”. It’s nearly impossible to speak to an actual adult in the office, so honestly please don’t waste your money and energy trying to live here!!

These apartments are to die for! It’s a comfortable and safe place to live in Lubbock. The staff is very friendly and easy to work with. The location is excellent for a college student. No other apartments compare!
this is worst place I have lived so far. my house is old and nasty many things in my house does not work and plus the gift card that they say they are going to give you if you sign the lease its fake I never received mine. Overall I am not liking the experience of living here if i could i would move out of here as soon as possible. do yourself a favor do not come to leave here.
My daughter moved into an apartment recently at the Scarlet and it was a mess. The sofa had huge areas where the faux leather had peeled away. The dishwasher did not work, and the stove burners smoked when turned on. The living room had no lighting whatsoever. We had to buy a floor lamp to make it livable. The refrigerator makes a loud intermittent humming noise that goes on all night and all day. The smoke detectors beep constantly as the batteries need to be changed. The air filter was covered in dirt. The windows would not lock, and I can't imagine how the windows could be opened in an emergency. In my opinion, this complex is unsafe. When we talked to the management about fixing these problems, they promised to get right on it first thing on Monday. It has now been more than a week, and nothing has been done. There are a couple of good things: fast internet and a very nice TV. On the date that we reported these issues to management, they said that they had 150 work orders. That volume tells me that very little ongoing maintenance takes place. I think this complex takes advantage of students, and that needs to change. I truly wish it was possible to upload pictures and video. I was very careful to document all issues.
University Fountains is managed by CLS living property management. They're very rude once they get your signature on the contract. They're disingenuous about the amenities you are promised but won't receive. The internet service is terrible. If you have trouble with anything in the apartment it takes a week before they fix it after you request a repair several times. Don't rent here you will be disappointed.
Friendly and knowledgeable staff. Maintenance is quick to fix/repair things. The location is perfect for the ideal college experience, its close to campus, restaurants, and various shopping centers. I have lived at other complexes and the competition does not compare to University Fountains, by far the best place to live.
The property is in a good condition;looks great and is in a good location, close to campus and the stadium. The staff and maintenance is great and always gets the job done.
This place is TERRIBLE. It's dirty. Spiders fall from the air units on the ceilings. We find beetles in our beds. The utilities are consistently breaking. The service is horrible and they do not do anything to help out if is an inconvenience to their lazy time. When their website goes down or has a maintenance issue, the office will fine you at least 30$ to re enter your credit card information. Never, will I ever, recommend any of my family or friends to waste their money on this low quality service and place. Beware, living close to campus is not worth this awful living situation. You have been warned.
WiFi doesn't work, walls are paper thin appliances are junk. These are only a few of the many reasons no one should give these sad excuse for owners any of there money.
I moved in here last August (2014), when there was different management. With them the employees as well as supervisors were kind and respectful. I renewed my lease with that management in November, only to discover new management in December. They do not communicate between managers and employees, also they are extremely rude and disrespectful. I have had a flooded apartment in the winter and broken AC in July, only to have no action taken until my parents were forced to make a call. I also, have had employees laugh at me and be condescending. They don't care about their residents at all and I am contemplating breaking my lease because it is a horrid place to live.
Management is terrible!!!! They hit you with an outrageous move out charges that make no sense! You ask them to fix something and they take forever to fix! Internet speed is terrible! Printers never work and the pool always breaks down!
A good spot to stay if you're just looking for a place to lay your head down and night and nothing too extravagant. Nothing over the top about this place but for what you pay its decent. Business center could use improvement, gym is sub par, the pool is nice though. Overall a good place to stay if you're just looking to be close to campus, easy to satisfy, and just need a place to sleep at night.
I am a sophomore at Texas Tech University. University Fountains has been the perfect place to transition from the dorm to apartment living. I am able to walk or ride my bike to classes in the Engineering Key, potbelly's for work and Walmart for Groceries and essentials. It is great to be able to have my own room while sharing the kitchen and living room with three other students. We get along great and don't worry about sharing our food. The apartment is wee-kept and the office staff is friendly.
First, I would like to say that proximity to your destination is a "make or break" for any apartment one is thinking about moving to. University fountains is within walking distance of Texas Tech, the school that all the students here attend. If you aren't in the mood to walk they offer free transportation via CityBus to the campus. It runs about every five to ten minutes so there is a minimal wait time. Electricity is included in your rent amount, and there is a cap, but it is definitely reasonable. If you're looking for an apartment that has an excellent maintenance team that responds quickly to problems the residents may have, look no further. Not only is it close to the school, but it is also right next to several popular food chains. The apartments boast wood floors in the common area and carpet in the bedrooms. Another bonus for a college student is the fact that in every apartment is a flat screen TV that is at least 46". They offer a variety of floor plans and styles. They have an excellent roommate matching program. You can now do your whole lease agreement online! Hopefully this review gave some insight into University Fountains, thanks for reading!
The apartment complex is absolutely amazing. The apartments are right across from campus which is defiantly a plus! If you want to take a quick stroll around, there are great places to eat and hangout with friends, just right around the corner. Unlike all of the other apartments, we have an awesome workout center, and a great lounge area to study with friends. The staff are great, they are always willing to help out when needed. It's defiantly home for me now!
