Property Ratings at Seasons at Umstead
just moved in a week ago. The Leasing Consultant Bryan has been nothing short of AMAZING. He is very knowledgeable, caring and friendly. He made the move in process smooth and easy. My apartment is very nice with up to date appliances and even a full size washer and dryer. Oh and I have a screened in balcony which I really love. I also had the pleasure of meeting Charity the Property Manager. She is an absolute sweetheart, she is kind and customer focused. I love my apartment and the prices are by far the best value for what you are getting compared to other communities. So if you happen to be reading this Do not hesitate.. JUST APPLY!

Welcome to the community, Corion! We are happy to have you and so glad that our team was able to make your move to our community a pleasant one! Thank you for your kind words. It is not lost on us what a great team we have, and the shout-outs are much appreciated! The screened in balconies are a very nice feature and we love hearing how much you are enjoying your new home! If there is anything you need or anything we can do for you, let us know. - Thank you, Team Seasons
The apartment itself is great and the leasing office is nice but the entire complex has an infestation of “water bugs” aka huge roaches especially in the summer. The bugs are everywhere outside and crawl through the windows, the pipes like the sink and bathtubs. It’s disgusting and the leasing office has said there’s nothing they can do. For this reason alone I wouldn’t live here again. Also the parking is horrendous. Never enough spots and the spots that are there are small/ compact. The pool also was out of commission half the summer and is small and only 3ft at its deepest.
I lived here for 1.5 years. It started out good but quickly changed. Upon move in I found huge dead (water bugs/ cockroaches) in my apartment. In the summer they literally infested outside. The bugs were literally on the doors and all over the ground. The windows sucked so they would crawl thru the seals of the windows. We even had a mouse in the winter time. I complained to the office but they offered no assistance. I’ve lived in other apartments and never had these issues. With the prices they are charging now I just think there are better options out there.
I lived at Seasons for several years. The first year drug dealers were operating out of an apartment in my building. The pool area is nice but the pumps break every summer so it fills with algae, hair, leaves, and has a lovely layer of oil on the surface...the management has closed the pool for most of the past 2 summers. Maintenance is overworked with little resources so they have to make excuses. I'm a veteran and a single father. They gave me 2 months' notice that my rent was being doubled on Jan 1st, 2022. So, in the middle of a school year, I was forced to move my family or pay over $3k/month. My apartment smelled like weed every day because of someone smoking on the floor beneath me and the common area outside my door was always full of cigarette ash from my neighbors. This place is a nightmare. I do not advise living here. They only care about taking your money. They do not care about their tenant's well-being. The only positive is the vicinity of Umstead Park which is nice.
Mislead and lied to. We are moving for another part of the state. We settled on Seasons at Umstead and when it came time to move in we found out the apartment was nothing like expected. So, we backed out and let them know we’d be back to collect our deposit check. When we returned, we were told they had already deposited it and now we must wait to get the check back. Will update if that happens.
I love living at The Seasons at Umstead Park!! When I moved away for a year I missed the location so much that I came back, with close proximity to the state park and shopping/restaurants. We originally signed because of how wonderful the office staff treated us and it really makes a difference in an apartment living community. They also put on events every month for the residents and have food trucks multiple times a month. Maintenance staff is friendly and are quick to fix any issue. I love the gym equipment and access to the computer lab 24/7. Plenty of visitor parking and beautiful building exteriors. The apartment renovations that have been done since we have left are very classy, with the hardwood floors and beautiful kitchen upgrades. The price for a 3bedroom is very fair and I plan to call this apartment complex home for a long time.

And we are thrilled that you are back! Thank you for your kind words; The best compliment of all is that you returned. Welcome back to The Seasons! We do hope we can be of assistance in the future. Take care!
If i could grade just on the staff it would be a 5 star, but unfortunately they aren't the issue. I moved from out of state which was a breeze however i wish I would've looked at the apartment before moving in. I was under the impression I would be receiving a different layout than was given which was very disappointing for me. A couple issues have happened within living here in a month there is a bad case of bugs here that get into your apartment on the first floor. I complained about it before because they are even coming up the water pipes in the bathtub and so far only a door sweep has been installed, but the bugs are still making their way in. Apparently huge water bugs are culture here, but it looks unclean having a huge roach on your floor. Also the dishwasher since day one has spit out dirty brown water. they said they fixed it, but it hasn't improved. Also, when it rains bad here my kitchen windows leak which is definitely a bummer. I have also noticed the unit doesn't stay cool long with the air on..I'm only comparing this to other properties I've lived in. Again, staff is great... but this isn't a place I would stay at if I could get out of my lease. I would personally go up the road where they have more square footage and a better layout for the same price. (1br )
I lived at The Seasons in the 1 bedroom floorplan for almost a year. I originally moved in only planning to stay for 3 months because I was in the process of trying to find a home to buy. I thoroughly enjoyed my apartment with the new upgrades and the community as a whole. Key word being "community". The staff at seasons were like family and really make it feel like home with how personable and responsive they are. I definitely recommend The Seasons at Umstead and would not hesitate to move back in if I ever need another apartment.
Just renewed our lease here in December because we love the community! Staff is awesome as are most of the residents I've met so far! Only tiny itty bitty complaint I would have is parking is sometimes a pain on the permit only side. They're reasonably priced, quick to respond to service calls (which those guys are awesome too!) grounds are well kept and the salt water pool is simply awesome, not many around the area have that amenity but we do!! Keep up the great work Seasons and JMG!

We appreciate your kind words! Thank you so much for the thimbs up!
I have lived here going on 5 years. I must say, each year they keep getting better at making this a great place to live. There has been several changes in ownership with each new owner trying to take the property to another level. I have seen new lighting installed around the property, a dedicated car wash area installed, a community gas grill installed, with a new patio and outdoor firepit, a new computer lab and revamped fitness area, screened in patios and many more improvements. It's not perfect, parking can be a struggle at times, but it is better than 90% of the other properties in the area. It is near the highway so you can get to the furthest areas in 30 minutes or less. The best part is the staff - they all call you by name and recognize your voice on the phone they really make you want to stay!!!
Plain and simple I love this complex. It's quite, the office staff is like family, and I love living here.
I have lived here for almost 8 years, but it is time to move on. The apartments are a pretty good size, and they are doing some needed upgrades to them. However, the price is getting out of hand. When I moved in trash, water and sewage were free, but now we pay for all three and it is not cheap. I live alone in a one bedroom loft and my water and sewage runs about $60.00 dollars a month! When they first started charging us(about three year ago) it ran about $15.00, so that's a big hit. I will say the grounds are well maintained, and the people that live here are pretty nice. The office staff is very helpful and so is the maintenance staff. You must like dogs to live here because there is a lot of them, I have one myself. Although there are 5 dog stations on the grounds a lot of dog owners do not use them (sigh). Pool is small for this size of complex, but the common areas for the residents are nice, fire pit, BBQ's , sand volleyball etc. To sum up, pretty good apartments ("if" you get the upgraded apt.), great location, utilities are too high, rent is a little high too! * Only about 1% of the apartments have been remodeled so far.
My husband and I have been living at Four Seasons at Umstead Park for just about 2 years. The staff is amazing. They are really friendly and instantly welcoming. It is not like the apartments where you only see the staff when you turn in your monthly rent. They are constantly saying hello and stop to ask how our day is going. The staff makes sure exciting events are always happening around the complex as well. We have food trucks, monthly get-togethers and lots of parties. We first moved here, we moved into a 1 bedroom apartment because we were saving money to get married. After we got married, we upgraded to a 2 bedroom apartment. The staff was great working with us to meet all of our requests for an apartment. We were located exactly where we loved, on the floor we wanted, and with the upgrades we were looking for. They even worked with our deadline of moving. Four Seasons at Umstead Park is a clean, safe place with great amenities. We love going to the pool, volleyball court and always use the washing station (for our dog and our cars). You will not be disappointed!
Four seasons at umstead park is a great place to live. It is located near so many great stores, restaurants, state parks and the airport. We looked at a lot of different apartment complexes and they all treated us like a number, except for four seasons. The staff cared about us and wanted to find us the best apartment they could. The amenities are great! The pool is always packed on the weekends with friendly neighbors. I highly recommend this apartment complex.

Four Seasons Umstead Park is a great apartment complex for many reasons. The management staff is wonderful and helped me feel comfortable right away. After a long and difficult process trying to find an apartment in Raleigh I finally found this one, and I'm so glad I did! The rent is reasonable for the apartment, and the location is great. It's close to the mall without the high prices that come with living near the mall. Everything I need is nearby, the grocery store, the movie theater, the mall, work. Another important thing to me was a quiet apartment because I have a dog who is not used to apartment life. I never hear my neighbors and neither does she! Which means not a lot of barking which makes everyone happy. Highly recommend Four Seasons Umstead Park!
