Property Ratings at The Shelby
The Shelby is a great place to live! Here are a couple of highlights & amenities for me! Location - About a block away from the Green Line CTA, which provides easy access to downtown. Walkable distance to Chinatown & Red Line CTA. Bus Line 3 & 4 run along Michigan. Parking - Assigned parking spots for residents and access is only for residents. Amenities - Lounge has pool table and bigger table for studying/work. Gym has all the necessities (treadmill, weights, bikes). Complimentary coffee machine in front lobby. Package room only accessed by residents. Apartment - In-unit laundry was a must for me! Covered and spacious patio. Staff - Property manager and staff have been excellent! The apartment has been partnering with local services: Avo & Fatpour. Also offers delivered dry cleaning - truly providing a luxury experience!

I really love this building and the location. My son and I feel safe here. The people and the pets I have met here are friendly. My building manager Eric Overton is very professional and helpful. The building maintenance staff which are Isreal and Pedro get the job done. You do not have to wait days for service when there is a problem. The concierge staff are friendly and make you feel like family. You are walking distance away from public transportation. The restaurants are close too. There are many restaurants to choose from. You are minutes away from parks and museums. It just a wonderful place to live.
I found the Shelby on Apartments.com when my fiancé and I found out we’d have to relocate to Illinois. So far, the building itself has completely met expectations for me. Our apartment is nice looking, has an open floor plan, friendly staff and our one bedroom is spacious enough for two people and a cat. Always with apartments the fear is noisy neighbors, and expect for being able to hear what goes on in the hallway (and hear what’s going on in the apartments from the hallway), for the most part our apartment is noise free. As for the neighborhood, on the bright side the CTA Green Line is only a block away and can take you into the Loop in about 5-10 minutes. On the downside, the one block to the CTA is consistently covered in broken glass and at night there are rats everywhere! I haven’t felt unsafe walking around the area, but it definitely looks trashy. Another complaint I have about the neighborhood is the lack of things to do. My expectation when moving to such a huge city was being able to easy access bars, cafes, and restaurants by walking. It’s sort of close to those things, but you either have to take the CTA or walk about 20 to 30 minutes. All in all, I love my apartment, I just don’t find it worth it to live here with the rent being so high for what the neighborhood is. My fiancé and I are already on the hunt for a new apartment as soon as our lease ends.
This review is based on a 1BR/1BA unit. I waited until the end of my lease to write my review so that I wouldn't initially write one a review that was either glorifying or condemning The Shelby before getting to really experience it. Okay, so here it goes: The Good: You're one block away from the newly opened Cermak Green line and several buses to downtown are either right out front or a block away. Street parking is easy. The ceilings are high so you get lots of sunlight regardless of the direction you face. The apartment is only about 3 years old so it's pretty modern/up to date. There's a lounge and a gym. Although you have to go through the lounge to get to the gym -- which is pretty awkward if people are hosting an event or friends over. The concierge is not 24 hours but they do accept packages. The Bad: There appear to be only to maintenance people who are in charge of both cleaning & repairs. With a building this size this obviously means that cleaning will not be that great. At my former apartment there were at least six people who had this job and it showed. While the lobby is kept clean, the hallways on each floor aren't vacuumed regularly -- I'd estimate 1-2x/month if that. The carpet (FLOR) shows this. Despite being able to swap out carpet if stained this does not happen. The gym equipment is never cleaned. You def. see the dust buildup on the equipment. This plus the accumulation of sweat. The building is pet friendly. I thought there were limits on dog sizes, but there are giant dogs all around. They finally connected the gym equipment to the cable, but they only give us 3 channels. The Ugly: The utilities are NOT metered. When I signed my lease I was told that I would get billed by management. However, months later they decided to outsource. This company charges a fee of almost $6/month to send you a bill for administrative purposes. REALLY?! This fee does not allow for credit card or phone payments. That is another fee. What's worse is that if you travel for work or pleasure you will come back to find bills of upwards of $100 for water, trash, sewage, and gas that was not used. Work had me out of my apartment for 30-90 days at a time and I still paid for utility usage. If you don't travel, expect that a single person will pay the same amount as the person who has their S/O living with them but not on the lease. Great for them, but sucks for you. The management company does not allow you to post your unit on AirBnB.
I have been living at the Shelby since April 2015, overall my experience has been good with only a few minor incidents. The apartments are gorgeous with upgraded appliances and beautiful hardwood floors. I love having a balcony with room for a couple of chairs to enjoy the warm summer nights. My only complaints have been from other residents, smells of cigarettes/marijuana in the hallways, loud neighbors in the hallway and then rude encounters in the parking garage. The area itself is up and coming but with the amount of money rent is monthly I would expect more from its residents. I don't think I will be renewing my lease come April.
apartment with multiple deficiencies to function smoothly, apart from being a very old, dirty and run down building, alone inhabit the proximity of the schools of our children, but it is urgent to move to a newer one, practical, near schools, and with an acceptable rent according to department
