Property Ratings at The Sheraton
This was my home for 2 years. I enjoyed living in my mid modern home. My aesthetic matched the apartment. My view was amazing! I never had an issue in my apartment. I enjoyed looking out my window. My apartment was close by the elevator. Maintenance would always mopped the elevators and was professional at all time. The property manager cares about the tenants. It is a great place to reside. Plus, you have good restaurants below the apartment.
Living in this mid-century modern midrise in historic Highland Park for many years was wonderful. I lived in both a studio and a 1-bedroom apartment. They're spacious, with an airy, lofty feel, high ceilings and lots of natural light and a lot of closet space. One thing that I particularly appreciated was how quickly the maintenance team was there to do any maintenance requests. They were always there the same day to take care of my requests. They are also professional and polite. Also, for all of the years that I was there, I never saw one insect. The management company, KH Management, schedules pest control to treat every apartment every month, which is very nice. The proximity to ROJO, Lakeview, the Piggly Wiggly and downtown is an added bonus to living at the Sheraton. It's a cool building with friendly neighbors, beautiful parks to walk in, and the updated amenities and wonderful management made my many years at the Sheraton Apartments a wonderful place that I enjoyed calling my home. I certainly recommend living at the Sheraton Apartments on Highland Avenue.
I lived in Sheraton Apartments from 2020-2021 during my senior year at Samford in a spacious one bed one bath. The Pros were: QUIETEST apartment I have ever lived in...oh my god I miss the quiet and not being able to hear my neighbors--there's bricks in the wall (because it was made in 1952), so the units are essentially soundproof. For the amount of space you get and the FANTASTIC neighborhood, it's a great price for the rent--seriously a safe and tucked away neighborhood downtown, beautiful and access to O'Henry's, Rojo...walks a bit down and you hit a park and a wine bar. Great. I never had an issue with any appliances breaking...but the only appliances were a stove and a fridge. People leave furniture next to the dumpster...and that was fun got some cool pieces out of that. The cons were: The AC units are incredibly, incredibly loud...it took me a while to get used to them/be able to sleep with them. My floors were the original 1952 flooring so if the temperature changed in the unit they would peel up and then warp back down and they looked perpetually dirty because of the residue that had compacted into them from the years, this was the case in the kitchen tile and bathroom tile. My shower did not have cold water, you had to run the tap and shower until it ran clear (it's just iron though, this is common in older apartments), parking can get difficult because there is an event hall across the street so wedding guests take up parking when that happens (the venue does not stay loud after 12 though), do not get mail there...packages, if they can even get through the door, get stolen all the time, left on the front steps, etc. There's no way for Fedex, Amazon, USPS people to get in through the front door unless someone happens to come out. I had one letter mailed to Sheraton, with my name and address on the front...and they opened it "because they thought it was my rent", saw that it was a letter addressed to me....and then returned it to sender instead of just giving it to me...weirdest thing. There's a lady bug issue in the summer, but spray fixed it. They didn't turn on the heat until February...there are heaters in all the units but the furnace wasn't turned on until February so they were useless until then.
Great place to live. Love the area has coffee shop and Rojo restaurant. Also has newly remodeled laundry facility. Secure building with great management and maintenance staff. Nice big park right across the street. Great area for dog walking and joggers. All the neighbors I have met over my four year stay have been friendly and helpful. Would highly recommend The Sheraton apts. to all friends and family.
Once you sign a lease management no longer exists. Stacie was the property manager. They fired her? And now there’s a new guy I’ve never seen or spoken to. My requests to get my shower fixed have largely been ignored. My shower, at first, only had cold water. They “fixed” it. Now I only have hot and no matter how many requests I put it in to have it fixed again, they just ignore me. The mail system is awful and I’ve had multiple packages stolen. Management does not care. The outside door might as well not exist because people leave it propped open all the time. The kitchen and bathroom have no ventilation. I have to take the batteries out of my smoke detector to cook or it will go off before my oven is done preheating. My window has been broken for two years even though I’ve put in requests to have it fixed. The maintenance guy lives on my floor! I don’t think it’s his fault, I just think management ignores everything and doesn’t tell him. When I moved in, they pushed my move in date back because they were “updating my floors.” My floors were not updated like they promised. The elevators and staircase are disgusting. Someone had their motorcycle stolen from the garage! There is no security. I will not be renewing my lease this time.
Below is my detailed review of this property/my vacate notice to management. Do not give this place your money or any property KH Management owns. I am leaving the property for many reasons. There is a lingering smell of smoke on my hallway from cigarettes and marijuana. The elevator floors are never mopped and have a black grime on them. The stairway is filthy and is never swept. There is a pile of hair and dust on the second floor steps. My water for my bathtub and shower has rust come out of the faucet. I reported it to Stacie several times and she told me it was "mineral deposits." While this might be true, it is disgusting and not acceptable for the amount of money I spend each month on this apartment. There is black mold that is beginning to form in the bathroom over the shower head. There is a complete lack of ventilation in the kitchen area. There is no hood over the stove to properly ventilate the kitchen while cooking. Due to this, if smoke occurs, you cannot open the main window because it is bolted shut. There is a tiny window that can be opened in the bathroom, but this cannot ventilate the entire apartment. This complete lack of ventilation has made my partner have to leave the apartment due to her asthma. The old apartment manager had "yard sales" in empty apartments every weekend to sell her old stuff and would prop open the door to let anyone in, even though the front door had to be opened by a key.
Woodlawn High School is in fact not the nearby High School for anyone out of town reading this website. Ramsey High School is the neighborhood High School. Not only is Woodlawn out of district, it's one of the more dangerous. Of course, anyone who can afford Sheraton's rent can, and probably should,keep their kids in the nearby private schools.
