Property Ratings at The Signature At Schilling Farms
There are never any parking spaces because inconsiderate residents with garages choose to park in them instead of parking behind their garages like they are supposed to. Some of them even choose to park both their vehicles in parking spots instead of their garage. The bad part is that management does NOTHING about this.
Parking is HORRIBLE good luck finding a parking spot close to your apartment after 5pm Cars that have an assigned garage ALWAYS parked outside taking parking spots from the residents that really need it and the office does absolutely nothing about it.. if you don’t rent an apartment with a garage DO NOT move here
This place is horrible with returning phone calls. Do not have respect for the residents. Corporate office is horrible. NO ONE IS CONCERNED! NO CALL BACK! Also 45 days! Been dealing with worn carpet, disgusting stairway. Never seen nothing like this before. Poor customer service/management. Only been there 3 months(Heather) Wicked company! I do not recommend!

We truly work hard to provide every resident with a great living experience at the Signature. We reviewed our records and we did not find that we've received a call or a maintenance request from you that we did not follow up on. We were aware that you came into our office on October 12th when the manager was not in and spoke with one of our leasing agents and we have since followed up with you with regard to the complaint we were aware of, which related to your carpet. Unfortunately, on rare occasions, we are not able to reach consensus with residents about a satisfactory solution to their issues. Replacing carpet that has been inspected (twice) and determined to be in good condition is one of those situations. We are very sorry that we were not able to do this for you.
I want to say that this is by far the worst complex I've ever lived in. For being in the nicer neighborhoods outside Memphis this is a horrible place to live, the walls and floor are incredibly thin and you can hear everything from furniture moving to vacuums being ran to footsteps. The floor is wood and echoes everything!!! If you happen to live in the apartments and not the town homes you will hear the garage underneath your unit go up and down at different times of the day and night and I forgot to mention that you do not own them so they can open them as much as they please. If you work unconventional hours you will never find parking and have to park on the other side of the complex. Management has no regard for your peace of mind nor do they care about any valid concerns you may have. Their common excuse is "we've never received complaints about that before" which is a lie because I've personally spoken with other residents who have the same concerns as me and received the same response from management. With the high cost of the apartments they do not come with a W/D which means you have to either rent for an additional $40-$50 a month or use the on site laundry facility which was a $1.00 per load when i moved in but have increased the price to $2.25 a load without any notification from the office as to why. If you have a neighbor who is loud be prepared for no action to be taken from the office. Their policy is the courtesy officer has to be present to hear the noise when it happens, which means you have to catch them in the act and hope the courtesy officer is available when it happens. Lived here for 6 months and decided to break my lease and I have never felt so disgusted by the way I've been treated and hope anybody who reads this uses good judgement before leasing, ask around first and then make a informed decision. Never judge a book by its cover!!!

However, we'd like to assure readers of this review that our apartment homes are properly insulated and that noise levels are not allowed to become excessive. We apologize for a lack of notice with regard to the increase in laundry fee. We contract this service to a third party and we were not properly notified of the increase ourselves so that we could notify residents in advance. And we acknowledge that we experienced some parking issues that we have taken many steps to address, including the addition of another parking lot. We believe, and many of our residents have confirmed, that the parking issue has been substantially resolved.

I just want to say the people who work and live here are simply amazing! I have never felt more content at a place and happy to call this place home. My neighbors have become more like friends and family than just neighbors. And the 2 ladies that work in the office named Heather and Aubrey go above and beyond. If you are considering this place to call home I highly recommend and suggest it. You will not be disappointed.

It is difficult to know what rules you might be referencing but our goal is for every resident to have a great experience and we strive to address any and all issues that are within our control.
Current resident now. The only reason I'm giving 1 star is because normally (not always) if you request a service (the ones that are included) they give you a prompt answer. But here's the deal with the Signature apartment: parking your car here is a constant battle...they make you sign the parking policy and apparently no one is following it. According to this policy the owners of a garage are not allowed to park in the common parking spaces. guess what? There are many residents who live in the first floor and have garage but either they are too lazy to open the garage door and walk to their apartment or they have 2 cars and one is inside the garage so why bother in moving their own cars if they can mess up outside parking spaces that belong to the residents that have no garage? I have addressed this to the manager and did nothing. I actually asked to speak directly with her and never returned the call. Parking problem seems to stick here forever. There is no minimum sign they are willing to upgrade or make positive changes to make their residents happy. They will tell you that you're a valuable resident but they just don't get it. Dog owners are so careless about picking up dog excrement ... they just don't care. They have an spider problem in their apartment and recently I have noticed that they have a rat problem near the compactor and the pool. If you live here beware of this... specially at night. Another thing of the lack of administration is that supposedly is banned to fishing in the lake...that is not true. People from outside park their cars and spend hours fishing...again, they have policies but they don't do anything for them

We are unsure whether you still live at the Signature but wanted to respond to your review for the benefit of potential residents reading this. We acknowledge that there were parking problems in 2016 when this review was written. The issues arose when we did not communicate urgently enough to residents with garages that, by parking in the lots, they were taking needed spaces away from their neighbors without garages or driveways to park in. We have taken a number of steps to address parking, from issuing parking passes to updating leases for residents with garages to ensure they park in their garage or driveway so that parking lots are reserved for residents without garages. We hope that you are still a resident and that you have noticed a major improvement since this review was written. We hope you are now able to enjoy all of the great things about living at the Signature.
I love the apartment, walls are very thin. I can hear others walking over me, bath water running and the walking, and moving furniture and vacuuming .
