My experience for the past three years has been horrible. It’s not based on one or two weeks of bad luck…it’s based on living in possibly the worst apartment complex in downtown tampa. Why am I here? Money. I am a grad student who needs to live in downtown and I share an apartment with peers so it’s affordable. But if you can afford an extra 100-200-300 bucks, do yourself a favor and please avoid Slade at all costs. Here is what’s wrong. -without exaggerating the alarm system has gone off a minimum of 40 times since el moved here in 2020. There is always a “false alarm” and they always send emails saying “the fire department is testing to see what’s wrong”…but after 3 years you would think whatever issue the alarm system would be fixed. The staff are absolutely rude about it with the staff manager that has her office in the south tower saying recently “oh well there is another one, nothing we can do”after I shared my frustration for the alarm system going off 6 times in less than 24 hours. -The garage gate is always broken. In 3 years I been here, 25% of the nights the gate is wide open because “it’s been looked at or trying to be repaired”. There is a lack of security when it comes to keeping the cars safe with multiple thefts having been reported in the slade parking garage. -The elevators are always broken. Just when I wished the issues were limited to the garage door and alarm system, here comes the elevators. I Can confidently bet in Vegas that at any given week there is a 50-75% chance that the tower elevators are down. -The locker room system for delivery of packages has caused issues with all residents with packages worth hundred of dollars gone missing. -The staff is extremely rude and unprofessional (except for the cleaning and maintenance staff). I’m referring to the three ladies that sit in the first floor of the south tower. They are always defensive, rude, insulting, and confuse resident issues with attacks against them. -lastly: excessive towing. I understand the business behind towing, but Slade adds multiple reasons to get cars towed. One day I came back from vacation and my car was towed for several days for having my registration sticker expired. I expect that from police officers and not from the place where I live. I mean seriously.

We understand the noise can be frustrating, but they have been working correctly and are solely for the safety of our residents. Additionally, there are times where the alarms require testing; however, the testing requirements and frequency is dictated by the fire marshal. We understand your frustrations regarding the parking gate. We do our best to ensure this is functional at all times. There are times where damage occurs and repairs are necessary. Delays in repairs can occur due to part requirements and vendor scheduling. Per the signed lease contract, we cannot guaranty against gate malfunctions. Anything mechanical or electronic is subject to malfunction. We make no representations or guarantees to you concerning security of the community. Any measures, devices, or activities taken by us are solely for the protection of the property. Fencing, gates or other devices will not prevent all crime. No security system or device is foolproof or 100 percent successful in deterring crime. Crime can still occur. Protecting residents, their families, occupants, guests and invitees from crime is the sole responsibility of residents, occupants and law enforcement agencies. You should first call 911 or other appropriate emergency police numbers if a crime occurs or is suspected. We are not liable to any resident, family member, guest, occupant or invitee for personal injury, death or damage/loss of personal property from incidents related to perimeter fencing, automobile access gates and/or pedestrian access gates. We work diligently to aid law enforcement in any way possible with their investigations. Similarly, our community does not accept packages on behalf of residents or assume responsibility for missing or stolen packages. The best course of action (should a package go missing) is to file a police report and contact the shipper/courier to aid in locating the missing package. Most couriers utilize a scanning device that can track where and when a packages was delivered. Per our parking policy, cars are subject to tow when they are blocking personal garages, blocking other residents from entering or exiting their parking spaces, have expired registrations/plates, or do not have a valid permit. We would rather not tow residents’ vehicles, but it is necessary to ensure all residents have a place to park. We apologize for the inconveniences you experienced throughout your residency in our community. We sincerely appreciate you taking the time to consider all aspects of the community while offering constructive criticism. I am moving to Tampa from out of state and The Slade was at the top of my list. Unfortunately, it is absolutely impossible to get a hold of a human. They only offer self guided tours, so I was going to send a friend to look at a unit and twice requested a time. The Slade never confirmed either. If you have specific questions that only a human could answer (what is the view from this unit? How long can it be held out?) etc, they will not be answered because their only offering is a bot. I’ve become completely turned off by how hard they make this process and I think it’s a good warning as to how poorly the property is managed, which I discovered through these reviews. I talked to tons of other properties in the area who set me up with amazing and helpful leasing agents. Skip The Slade.

Save yourself the trouble and live at any of the other complexes in the area for the same price and the service and quality and cleanliness you would expect for a luxury price. Patronizing upper management that shields themselves with lower level employees. Disgusting urine and wet dog smell through the building. Badly taken care of, unclean, even the residents have no respect for their own living place bc the management has set that as the standard. They leave trash everywhere. Hot tub is broken more often than not. Maintenance efforts are laughable. Often they come and glue stuff together and it breaks immediately after. One of the worst drywall repairs I’ve ever seen. Key fobs and elevators broken constantly and never actually fixed when they are supposed to be. Parking after 9 pm is a gamble and the complex has more higher priced, assigned spots than regular unassigned ones. guest parking has been overrun, probably by people who happen to know the gate code and use it as free downtown parking. there are only like 20 available anyway. Never heard of paying for water, electricity and also the gas to pay to heat said water. Oh and false fire alarms in the middle of the night are at least every 3 weeks.

We have lived here for 1.5 years and our experience has been terrible. When we were moving from Kansas City to Tampa about 3 days before our move-in, we were notified that our apartment was no longer available. All other units were more expensive and management was not receptive to make accommodations for quite some time until we got the regional manager to assist us. We've had several other issues, A/C died within 1 week of moving in, Washer/Dryer issues, water coming down from the ceiling and light fixtures, and now the biggest issue, flooding. Our unit floods every time it rains. The Slade and their management team refuses to come up with an actual solution to the problem. They dry the floor, take out our base boards for a few days. have our bedroom a scattered mess, and then put it back when it is dry. Then it rains again, and the flooding happens yet again. They don't fix the problem and continue to same mess. We have had people in and out of our unit almost everyday for the better part of 3 months. We are ready to move to any place in Channelside that would actually take care of the units they own. Don't move here.
I have had lived here for a little over 2 years. I absolutely wouldn't want to live anywhere else. The new property manager, Megan and her team is incredible. As well as the Maintence crew! Vinny and Eddie especially have always helped me with anything & everything I have needed and with a smile. I would highly recommend living here.
RUNNNNN FAST! New management is awful and dishonest. Please go somewhere else. I move around a lot due to work and this has been the WORST experience of my life. Maintenance is bad as well as the management. Run as fast as you can.

This place is horribly run, especially when it comes to resident relations. My experience has been horrible and the response to my feedback has been even worse than expected. Hopefully, negative reviews like this will help prevent others from wasting their money here until management decides to step up and make some positive changes.
The new management team at The Slade is terrible. I can't express enough how terrible my experience has been. The fire alarm was going toff twice a week for months. The trash piles up in the hallways when the chute is clogged because "maintenance doesn't work on weekends". I personally had a few hundred dollar charge after 5 months of a repeated administrative error. This place used to be a wonderful spot to live in. Not any more.
New management came in an has driven this place into the ground. Maintenance requests go unaddressed, the staff routinely smokes cigarettes in front of this 'luxury' living. If you enjoy a company blaming others for current shortcomings, Slade is for you. Do yourself a favor and look elsewhere.
Wow I was really interested in moving here but after reading management's generic and unconcerned response to some of these reviews I will definitely take my business elsewhere. No wonder they have so many vacancies
RUN AWAY FROM THE SLADE! management is awful, the facilities are dirty and none of the elevators work. Management refuses to work with residents and are incredibly rude. UDR has hiked up the prices too, there are definitely better places to live in channel side than the Slade
Apparently management refuses to work with you. I make sure to pay my rent on time every month. This month i paid with new checks that I had recieved and didn't realize they had messed up the account number. So instead if calling me when the check didn't go through due to the wrong account number, they put an eviction notice on my door and charge me $150 extra in fees. I called to straighten it out, but apparently the manager won't waive the fee, so I still have to pay $100 extra on my rent even though it's no fault of my own. I have a great payment history and have never been late. Like I stated it was not my fault, it was due to an error from the company that printed my checks. I feel I should of been granted some leniency, not penalized for a mistake that was not my own. Especially, considering how much the residents already pay to live here. I can't wait until my lease is up next year! I should also add its extremely loud bere. The building is concrete, but everything echos, so all i hear all day is the neighbor's upstairs dog howling all day or the neighbors next to me having sex all hours of the night. You can do better for less expensive, just saying. Dont let the fancy lobby or interior design fool you.

Away from the Slade! With major painting, carpet replacement, pool repairs, grills not working, gym equipment broke, roof terrace furniture deteriorating, this property will be a construction zone for the next year.
I lived at The Slade for two years and within those two years you could see the decrease on professionalism of the management team. The property recently change owners and the new property manager, Lori, does not know how to manage nor solve problems without creating conflicts. She doesn't understand the importance of having good communication within the leasing office, security, and management team. I'm moving out tomorrow and I went down to reserve the moving elevator and the loading dock. Everything was set for me to move at 9:00AM until Lori called security and gave them a list of NEW moving in/out instructions that include a 7-days in advance notice and a $500 refundable deposit. The security guard called me apologizing about the last minute change of paper work and procedures and asked me go and talk to Lori to solve any issues. As I entered Lori's office, her attitude was negative and unprofessional. She kept talking back to me on everything I had to say and constantly emphasized that nor of the departments have anything to do (the leasing office or the property management). The conversation turned aggressive from both ends and she told that she "will make sure that I can't use any of the three elevators available." With that said, she is willing to violate my rights as a resident of the property and is not willing to solve any problems.
nice big apartments, clean enough. good staff. At times you get noise from parties and drunk college kids. on the expensive side of the spectrum.
